It is interesting to see that you have had to take back the control of the company. Definitely proof that no one will take care of your business like you. The systems seem to not have work so well. Can you expand on the challenges on another video to show the reality of scaling?

The problem is that he hired someone under the assumption that he would maintain the same profit margins he got in 2021. When those profit margins dropped, no optimized systems can account for the fact that he needed to cut staff.

Without going into what may be unkind details, there was a quality control issue within the company that wasn’t being corrected and we had a philosophical difference on the ideal approach in which to try to correct the problem

Man, I found this video very helpful to my mindset when it comes to my approach to interior design.
I’m so happy to hear that you stepped in and saved those units. I actually had to go clean 2 of those units, I was called in last minute (through an app called tidy) I was instructed to find the housekeeping manager well……long story short after 2 hours she showed up With bolt cutters for the supply closet and once she opened the closet there was a pile of laundry no joke 4 feet tall and the smell!!!! She ended up handing me sheets out of her unit, as I was making the bed I noticed the sheets were moldy, that was the final straw I walked out of there messaged tidy and told them that there’s no way in hell I’m going to put my name anywhere near that property I told them that they needed to have the owners come take a walk around that property and see for themselves how it’s being taken care of. I’ve never seen something so bad. I could not believe this lady expected people to stay there. I even made several attempts to contact the management company but after seeing this video it wouldn’t of mattered anyway. Sorry I just had to share that with you. I am really happy to hear you cleaned house!!! The new paint looks amazing and gives those plan rooms some life. Good job and I hope you find someone to properly manage and clean those unit. This is a complete shot in the dark but I know you mentioned in this video that you had to fire your Austin team so I’m wondering if there is an opportunity for some new talent to come in. I’ve been following your channel for 3+ years and you’re literally the reason I started doing short term rentals. Here’s a little background about me. I live in San Antonio (fairly close to Austin), I’m currently active duty in the AF but I’m separating in June of this after 10 years of working as an enlisted member in the medical field. Since I arrived in SA about 2 years ago I have done about 8 AirBnB’s (rental arbitrage through other military members who are moving) and I currently manage 6 properties with the help of a partner. I’ve recently decided to venture out on my own with this business venture. I’m a hard worker and I know this AirBnB game very well thanks to these last couple of years and channels like yours. If you’re looking for people I want chance bro! I’m hungry!

Hi Sean, Would nice to see an update how the apartments perform after a while. I am starting an airbnb with 14 apartments right now aswell. I am curious how mine will perform, since i don't really use so many flashy colours in my apartments. But definately i should just to try and compare.

You can always use less saturated colors and still create eye-catching photos. After all, you want people to be able to sleep at night.
Have you seen repeat guests? Another channel suggests direct booking/multi channel because AirBnB doesn't promote repeat guests (as it could lead them to off platform and they would rather the guest find new places constantly).

Sean! Ty for another inspiring video. You know i love you! Been following you for years!!! We even spoke a few times...But who is gonna clean all those plastic plants? It looks cool in photos but not practical for a turnover cleaning. If you have a secret on that let us know please. Also with dark blue the wall color would be better lighter to pop against the dark bed frame. A lighter version of the blue. Like the lighter blue in the photos on the wall.

It seems like you’ve been having trouble with your cleaners. Maybe it’s better to bring in more experienced cleaners even if you have to pay more?

It seems most of the hosts use their guests. Just charge a really high cleaning fee and give them a long list of chores to do while they are on vacation. Your welcome. 👍

Sean -- apologies, I usually find your advice extremely helpful -- but, I do NOT like this redo. The colors appear overstated and the dollar-store decor looks mass produced and impersonal. Introducing two primary colors (green and blue) chop-up the unit visually, making it appear smaller to me. But your worst design no-no is that this listing could be anywhere. It doesn't celebrate its location. Before I'd decorate, I'd ask myself, "Why are people booking this unit?" Some listings are for chill vacations, some (like mine in Los Angeles) are simply a home-base for sight-seeing, some (like my fave places in NYC) are for culture vultures into museums, dinning and theater. I understand the challenge is to attract bookings by making the listing pictures "pop" -- but for me the real art is for the potential guests to feel as if they're already starting their vacation simply by looking at the pictures. Just something I've noticed as a long-time AIRBNB host & traveler. As always, thanks for your very informative and well-produced postings.

I appreciate you attempting to apply this advice to yourself but you’re taken this too personally and don’t see the audience that it’s for. You’re thinking in rooms. Not photos. The green allows for a whole separate photo, the blue as well. Airbnb is about photos. Not to be a troll but green is a secondary color.
How does any airbnb owner sleep at night knowing how many families, old people, sick people are homeless? Permanent rentals are needed worldwide. Greed is sickening. Homelessness kills.
