Why would one remove carpet on the second floor? What’s the advantage? Surely there’s one. Replaced with all ceramic floors. Like every home there, it’s wonderful. ❤️

Good Question! Most Buyers These Days Do Not Want Carpet For Allergy Reasons & Hygiene. Almost All The New Homes Have Wood Floors In The Bedrooms In Golden Oak Now.

I’m assuming this house has been sold by now, but just curious, is the furniture an all or nothing deal? For instance what if there were some items that I wanted to replace, would I be able to sell it or Disney would do it for me? Same with paint etc, how much freedom would the buyer have? Thanks so much for a great video! It is my dream to live here one day❤️

Great question! Buying a home in Golden Oak is no different to any other community in terms of what you do to your home after Closing. Disney don't get involved in any of the homeowners changes inside. You have complete freedom to do whatever you want inside your home. If you wish to change the exterior color or make an addition or any other aesthetic change to the exterior, then you would need their HOA approval just like in any gated Community with an HOA. The furnishings are negotiable with the seller but some sellers will expect to sell everything with the home as they were all designed or custom made just for the home and rooms.

I forgot to mention that we did sell this home soon after it was listed for sale. As of June 2021, Disney have now sold out of all the new homes and the resales under $5M typically sell immediately at full price within 3 days of listing.

@TonyDavidHomes they sound like a great investment if they’re in such high demand. You could snag a lower priced one, hold onto it for a few years, and then sell it for a tidy profit.

what is the HOA?

My understanding there is the price of the home and serious homeowner and property tax DOLLARS required to live in Golden Oak? Depending upon the home could amount to $50k plus annually? One reason I go back and forth on my thought process: Bay Lake/Celebration or Golden Oak?

Hi David, thanks for your comment - yes the costs of living in Disney's Golden Oak Community are substantial when adding the Summerhouse Fees, HOA Dues, Landscaping fees and County Taxes but there's no other community that comes close to offering the unique Disney lifestyle and amenities. Celebration HOA Dues are only $245 per quarter in comparison and is probably the most desirable town in Central Florida to live in. Thanks for your comment - yes all these homes are Custom Built using the highest quality materials and furnished using Custom Interior Designers. Furnishings also include entire home electronics with sound systems, TV's, Remote Window Blinds, etc

@@msrain1235 Most buyers will elect to use the Disney approved Designers in Orlando to fully furnish their new homes with everything from window treatments to TVs, electronics and all custom made to order furniture. But you can of course furnish yourself. When the homes are resold, it's very common to see the sellers include all the furnishings as they were made just for the home.
