She takes the 🏆 ✔️ Price ✅ - ish, only because of room spaces and natural lighting. ✔️ House character - ✅ loved the wooden panelling, but if I bought this super contemporary town house, I would introduce shed-loads of character to live side by side with the super modern space. Not easy to achieve when a house is already built, but that’s just my personality critiquing an all through modern space. Can never go wrong with wooden finishes and recessed lighting. Beautoful interior and finishes. I initially thought the hidden door to the wet kitchn was a built in fridge 😅

The house is crisp especially from the outside. My comments woukd be: Positives: 1. The finishing is next level. 2. The backyard is a plus 3. The roof top is well thought out 4. The basement could be transformed to many options, eg. SQ or office or gym 4. All bedrooms are ensuite 5. 2 kitchens 6. Fantastic natural lighting 7. Greenery location. 8. Bosch appliances 9. Master bathroom is a tick Could have improved on below: 1. The guest bedroom is placed on the entry way which could is not appealing in many ways 2. The living room with the accent wall under the stairs is a no no. 3. The front kitchen, doesn't have a provision for a hood and a 2 door fridge. 4. Both kitchen sinks are too small 5. Master bedroom walkin closet is too tiny 6. The family room positioning could have been better

The family room on the first floor is positioned right in the path of those who are using the stairs. They will be crisscrossing and disturbing anyone who is seated there. A family room should be a bit more private. The wet kitchen is a bit small and the window is not adequate. The formal sitting room will only carry a few guests but it is ok. The 3rd bedroom is excellent except for the balcony which is not wide enough for some seats. The rooftop area is very good. All in all a good city home.

Had to watch till the end to comment,had seen a short clip on another realtor, and watching this fully,wow,am blown away the slope outside is a bit off however the interior and decor is top notch,the refrigerator is too small yes i saw they have a secondary one,but not suitable for the magnificence of the property.The rooms are a bit on the smaller side tho'.over all well done the rooftop is by far the best space for me 😊

I feel they didnt maximize on the rooftops potential,. Sure its nice but they could have added a pool and/or a Jacuzzi up there, there is enough space for it and it would have been awesome with the views of the forest on a Saturday afternoon chilling there with a glass of wine, good grilled ribs while hosting a few friends🍷🍷🍺🍺🌞🌞

@@priterhomesrealestate you have to understand why it’s priced that high in the first place but in general, prices in Kenya are not driven by the market but rather by speculation due to the over-supply of illicit funds from all sorts of government and private corruption. Riddle me this, what’s the average income in Nairobi? It’s incongruent to the price of real estate in Kenya by far. It’s incredible how developers have convinced Kenyans that these prices are normal. They’re not! Developers like to hoodwink us by saying “it’s not meant for you”. Fair enough but these houses remain vacant for years. Anyone of means is thinking about property in more affluent destinations like Cape Town, Madrid, London etc. The only buyers of Kenyan property are people who got their money from shady deals. Anybody who got their money in an honest manner wouldn’t invest in the Kenyan market. It’s actually common sense because as an example, that 85M house won’t fetch enough in rent to make it a worthy investment at all. My point is such a prices only make sense in hot markets abroad because it’s easier to find consistent cash flow of $3k+ every month. It’s difficult to get such consistent cash flow all year in Nairobi for such a property because the population doesn’t even make enough to spend that much on rent. Your target market is expats but they’re few in number and have also wisened up so they’re also starting to go live in middle-income areas like Ruaka and Kiambu (in the estates) and areas like Runda, Westlands etc no longer have the appeal they had years ago. It’s a long story but 85M is criminal unless the buyers are plain stupid.

Everything is beautiful in the house except the place where the television is placed. The television under the stairs is a bad thing. The television at the top will be passed by everyone.
