    PLUS does your access road fall on your property or some one else's? Also, if the property is or will be deeded to you, check if there are property TAXES DUE! I'm unaware of any land that doesn't have some sort of regularly due property tax and sometimes owners let it go delinquent. Is there a good buildable spot NOT located in or near a wash or runoff? CHEERS🥳

    I traveled throughout the 70s in VW campers...and finally found a place to build my homestead, off grid. Been here for 40 years now. Established gardens, orchards, and built numberous outbuildings as well as our earth shelter from native materials. Never borrowed, in the midst of a state forest on 50 acres. Still travel, but it's good to be home.

    There you go! You will be MUCH happier! Van life people NEED a home-base. Even if it's just a tiny lot. But this allows the mind to relax. Having nowhere to park without feeling that dreadful "can I park here? How long can I stay? " feeling can bring stress!

    Make sure it passes a perk test. Make sure what it will cost, to drill a proper well. Check if the County has any building restrictions. How far to the nearest grocery store. I limited it to no more than 2 hours each way. If you get snow, make sure you can stockpile enough food. I have been stuck in up to 5 weeks at a time. Lastly, what is the tax situation. I ended up in TN., instead of N.C. because of a large tax difference. Oops. Also, make sure there is an established right of way, to the property.

    Think it through Sarah. Seclusion is nice, but eventually you may have to hunker down at your home base in the winter. Snow and steep climbs may be difficult.

    I've lived off grid since 2013. I started with 5 acres, now I have 15. I have septic and a well now and a little bit of solar. The area looks very similar to yours.

    What a wonderful person to give you the land! Septic system would be my #1 improvement once the land is 100% in your name with verified permanent legal access to the land. You really don't want to be digging a bunch of catholes all over your property. I would consider having an RV dump put in with the septic system, just in case you ever decide to replace whatever tiny house you get with a trailer or RV.

    Actually my thoughts are that because a Septic Tank system costs thousands of dollars, possibly tens of thousands. As long as "out-houses" are permitted by local laws, using just an old fashioned type "out-house" might be a workable solution. With a new out-house location chosen every few years and a tree planted in the old out-house hole (massive growth, free fertiliser). Friends of mine in rural Australia did just that.

    ​@KiwiCatherineJemma most counties in the states require septic before occupancy, but because of this, many companies offer the service and it is competitive. As of about 6 years ago (in the Western United States) seemed like $6000 was about the "standard" for a four person household septic system.

    A survey is essential. Good decision. Also a title search by a local real estate lawyer. You do not want unknown boundaries or unknown rights of way or liens on the property. Also consider if mineral rights are included. That is a big issue some places, especially in the west.

    Personally, I would go with the container home. Will last forever, all that flat roof for solar, nice and square to build in, a little bit narrower but a lot longer for only about 2,500 to 3,500 dollars. That's a 4,000 dollar jump on the building cost. No paint for as long as you want to wait. Just a thought. Good Luck!

    Containers are really cool and everything. I was considering going this way too, but they are much more expensive than those sheds, and a lot more work. Once you cut anything into a container, the structural is lost. Ventilation has to be added too. Believe me, I love the container idea, maybe for a multi purpose use storage shed, but for a living space, there are costs there that will eat you alive.

    Be sure to check with the state and County about the square footage of living space they would require you to have for the tiny home. Also check to see if they require you to put in a septic system. As well as are you able to camp on your land for more than a couple of weeks at a time while you are developing the property.

    Watch back videos of CVK- Campervan Kevin and his off grid build out of those sheds, very good info to review. Plus, loose dogs, coyotes and pack rats can be a nuisance problem. Expect lots of steady winds in these higher elevations! Not trying to be negative, I just have been watching other youtubers who have purchased off grid land and then have stated some of these kinds of issues. Good Luck, hoping you find your plot of land to be your special paradise!

    Acess is very important to have on a property. I am saving up some for land too. And have some money for land. Make sure one gets a deed to prove ownership. That there is no liens on the property and that the taxes are all paid up. girlinthewoods has a movie on buying property with her husband.

    It never hurts to know someone who is experienced in residential construction. Like I am. But with my physical disabilities I'm unable to do those type of things anymore but I do still have the wisdom of how to do and how to take care of. It's always best to check with the county and find out what their codes and regulations are so that you're not lacking any knowledge, as well as the taxes for the county and State. That was wonderful if someone could give you that. I've never been that fortunate and probably no doubt never will be. And you are loved and blessed by many

    To bad you didn't get a gps pin when you were researching that spot. Don't forget you need a level spot to plant the building. And perhaps if you want anchor the building to the ground, foundation, maybe ground screws.

    Septic is 1st hurdel n water is nxt , if you cant get water hauled in it will be your dwn fall, your looking at 50 grand min . Good luck

    If your land allows it, since you're going to live there part time, just put your RV on the land. Maybe buy a shipping container for storage. Good KZread channels for desert homesteads is "Frugal off grid" and "Our self-reliant life" . Both have great ideas

    AWESOME I am very happy for you and the new page the journey. On the shed to home, the size you picked should be plenty for 1 person, and your dog. We have a 12x8 made into an extra bedroom for visitors, it works out perfectly. I want you to think about those doors on the shed. May I suggest to you that you get the shed with a home style door the swings inward that way you can add a security screen on it. much safer....ALSO if they build it on site have them "WRAP" the shed. Think about get another window for cross ventilation, you can add later. May Gods richest and best be yours,

    Just make sure you check HOA, LOA as well as county code and city code and regulations for what you can and cannot do on the property like building. Do you need a septic tank? Do you have to be connected to the grid? Often times people buy land and the real estate broker will say oh yeah, no problem you can do that only to find out after they’ve purchased the land that that’s not the case that’s happened to so many of my nomad friends.

    As far as the land upgrades go, I would use KZread university and do as much yourself as you possibly can. That way if it ever needs to be fixed in the future, you know how to do it but also you’ll save a ton of money and gain a lot of experience. There is another KZreadr. I don’t remember the exact channel name. It was something about off grid, farming or something but Brian from backcountry off grid adventures has mentioned him in his last couple of live streams. I’m sure you could look it up, very successful off grid, self-contained farm, his channel shows how to do a lot of that.

    Make sure it’s not land locked where you have to drive over someone else’s property to get to your property, check for leans on the property, what about water, talk to your neighbors and ask them what it’s like out there

    You'd need the person making the offer to give you whatever survey or deed information they have, specifically including plot or lot numbers. Then visit the county clerk or recorder to match it up to the current information. Look for conflicts, ask about restrictions. Go back with a GPS app running on your phone and check the land. The surveyor, who could be a fast $1k, only comes after you've checked it out. The road access? Some states allow landlocked plots. Others have mandatory easements, if the deed doesn't. You'll probably need a bulldozer and grader for a day or two. You might ask in "town" where the nearest ones are. And then, many folks find that soft soil means you'll need truckloads of gravel to firm up YOUR dirt road. The the other two plots are landlocked, you may be required to let them use the expensive road you've just built. And you can assume you'll need a thousand gallon plastic water tank, and someone to fill it. Or buy a 500 gallon surplus "water buffalo" and fetch it. Ask some local off-gridders what surprises they had. If you show up with some pastry, they'll probably be glad to sit down and chat.

    My friend just bought some land surrounded by Conservation land. She is doing 3 storage containers in a U shape, will cover part of the inner U for a greenhouse to grow food and have chickens. She is going to be solar and when she is gone, all evidence of her will go away and her land will go to the conservation group

    Make sure you have clear right of way access. No need to get block off by a gate. Can become a legal nightmare. Also right of way across your property. Go to the county land records and research the parcel and surrounding properties. May need ingress/egress from the county road. Land survey is necessary the previously stated unless you can find one in the county records. If there is one you need to find all the monuments. Full survey $3 - 5000.

    Make sure, what ever structure you decide on, you want to have a minimum of 2x6 walls for insulation. 2x4 walls will be cold or hot and inefficient for climate control. The floor, if framed, should be at least 2x6. The framing should wrapped with vapor barrier..floor, walls and ceiling. Please get good advice regarding your decision. I was a general contractor for decades and have seen the results from poor decisions. I wish you nothing but success and joy. You are living my dream I've build over 100 homes yet never built one for myself. Now my health won't let me...and my wallet....lol

    If phone has service, hunt stand or acres apps will show exactly where you are including property lines and county GIS info. This way you will know who owns the parcel.

    Looks like my neck of the woods , the only thing I can say is, when it rains or Snows you may have to transverse pure mud. I could have Suggested some areas in my location in Apache County, but unbelievably someone has came in and bought up all the lots. I'm not sure if this phenomena is happening everywhere in the high country of Arizona, but it appears that a lot of people from the city are trying to get out of Dodge before it's too late

    Look into tiny homes Some comes where you fold out the walls and everything. Some range from $22,000 or near there , you may want to do a deed search at the county courthouse to make sure it available and you can get a copy of the plat map. Semper fi

I have read 98%of the comments and now my advise is talk to people in that area ask them in a canton way about what the weather like year round,water these people living in THAT area they will have answers that no agency would know about these people live there some would say pick your neighbor's mines good are bad Good Luck .p.s and to the lady that gave you the land 🙏 p.s. when you go to county assessor's office show them it was a gift they will try to tell you that you have to pay $$ but in truth they are bluffing you beware 🤔🇺🇸 words to the wise buyer be ware of government and there laws.     Congrats, you will figure out each new job and need as they come up. Talking with some of those that live in the area would be an obvious resource for relevant information for what does or doesn't work in that area. It's going to be fun seeing this come together.
