    There are very few people on our planet, even in the highest of places, with your level of grasp on the subject of finance and banking etc. To sound like a broken clock, ignoring your advice is financial suicide. You should be nominated for Nobel Prize however looking at some of the other past winners it's not much of a distinctions at all. Thanks Martin, I love your work!

    The term 'Sub-prime' is usually mistakenly associated with the lower income group. Many do not know that it is the speculators from the affluent group who would seek and get banks' approval for sub-prime loans. Those interest-only loans are a case in point.

    Hi Martin. Would you be able cover the topic 'what becomes of the renting class?' A lot of people will have to rent, crash or no crash, and the temptation to keep putting the rents up to cover losses will be too great. What happened post housing crash around the world regarding rents would be good to know. Keep up the excellent work!

    Rent prices have their own supply and demand curves that are different for different locations. The temptations to raise rent lead only to vacancy - zero rental income.

    Great discussion. Can you please touch on the key differences between credit unions, mutual banks and the regular commercial banks in an upcoming video? I'm out of the property market but it sounds like a worst case scenario could see me needing to keep the life savings safe from bail in. The Teachers Mutual Bank seems to be low risk from what I can find. Many thanks

    Great discussion Martin. I know next to nothing about govt bonds, but if banks can use deposit money for bail in, wouldn’t a CPI indexed govt bond be more low risk? If I understand them correctly, if there is deflation they won’t fall below nominal value, if hyperinflation, CPI will increase it’s value. Main risk I can see is if like Ireland, govt bails out banks and goes broke.

    CPI index is worth a look, but not all bonds have this characteristic, might well be issued in the face of a crisis...

    Just a comment on the observation that people don't intend to pay off the debt, just keep it manageable. I have seen this as a growing trend as well in Australia. I have previously seen it in Japan where inter-generational debt is more prevalent. But also, when you look at most western countries, there does not seem to be any intention whatsoever to pay off debt as well. Perhaps we will hit a cross road where people will just throw up their hands and say, I'm not paying, while other just wont borrow....what happens then?

    It is a likely scenario - if enough refuse, it could become an unstoppable force.

    The economy is not a homogeneous entity. It is basically divided between those who control and own the majority of wealth i.e. privately owned corporations and the rest who while a majority in numbers have little economic clout. Unfortunately the elected government falls in line with the former group and are happy to rely on the benevolence of them to safeguard the financial security of the latter. What could possibly go wrong?

    Those with more limited exposure to derivatives and off shore in theory would be safer. Some smaller lenders have larger capital buffers than the big guys. Some mutuals are better capitalised than the big guys. But no simple answer.

    Martin, maybe i misunderstood you, but i heard you mention that house prices could start climbing in november. Were you referring to house prices in sydney? I thought the downturn still had a while to go.

    Super accounts may be safe from Bail In but they all invest in Bank shares and other risky investments destined to collapse too. Lets all start up Companies if corporate accounts are safe???

    Hey Martin, thanks for a fantastic channel. Can you please do an episode on how to protect ourselves to survive a coming recession, or even more likely; a depression. Also what do you see as the most likely scenario playing out in such a crash. Deflation or Inflation. Deflation says to hold cash. Inflation says to hold precious metals. So confusing.

    warren maker precious metals have a little further to go yet but so does our dollar, if you have a time horizon of 5-10yrs I believe you should do well but in the meantime the US dollar is the most liquid asset in the world so would likely perform best in the short term imo. But as always do your own research.

    Hi Martin, did I miss it or did you not cover the option of offshore investments like international stocks & bonds? My strategy for investing has been as follows: ETFs on US stock market to hold better value if there’s a downturn in Australia. If there is a GFC#2 then hopefully able to sell stocks in time & keep the investments in USD (also believe the US would better weather a GFC#2 due to having raised interest rates). Does this sound like a reasonable plan? Thanks as always for your excellent coverage on these topics! I plan to be around for the next Q&A so I can ask realtime!

    DId not cover offshore specifically, its complex with FX risk, local bail in rules for some times of securities, and risks of GFC2. Perhaps I will do something on this option more specifically... will add to the list..

    What do you think the final outcome will be? Do you think that when the banks fail will we still be going to work to pay the debts we have or will everything just stop and we will be thrown back Into the Stone Age?

    Suspect we will see a crash like Ireland, but the finance can will be kicked down the road, and therefore more bust booms... no one in power wants to address a plan to move to a more stable system, would be politically unacceptable, but necessary in my view.

    In terms of keeping deposits safe and as a risk mitigation strategy, what are your thoughts on moving cash to an off-shore bank, say somewhere like Germany. Obviously there is currency exposure and minimum thresholds to consider. Is this a viable strategy?

    As well as FX risks, and local bail-in rules for some types of securities, GFC2 may also hit, so its no certain fix I am afraid...

    None exists as such. You have the annual reports (which tell you little) and APRA's quarterly data across banking sectors, but no individual bank detail, and the monthly banking stats which just report balances on loans and deposits. Its a MIGHTY black hole. Been trying to figure a way to get a handle on the problem; more anon....
