    No Grand Homes? I'd say Grand should be top 3 just for their top quality!

    From looking at a few builders & going through model homes one big factor why i have Grand on top of my list is all homes are built to Energy star efficiency & is standard. Durability in framing using 2x6 instead of most builders using 2x4. They use better sheathing and sealed for better sealing, etc. Was there something consumers should know about Grand homes to not be a top builder?

    @@samuellee6275 A couple things about building in DFW... All of Grand Home's compeition build with the same materials that they do. 2x6s, zip sheathing, radient barrier or foam insulation, etc. so, my philosophy is that what makes luxury homes special are the quality of the tradesmen. In addition to that, their business model isn't buyer friendly. Quality: In starter homes, you are likely to see tradesmen in one house and right back into another. They build with speed and that of course means more deficiencies. This is Grand Homes. Ever notice how they have so many completed homes available? Yet other builders in that price point do not... While there are a number of production home builders in that price point, I've found better workmanship with the competition. I will never forget my first luxury client that I showed a completed Grand spec to in 2013. I had been warned about Grand Homes by my previous boss in 2010 (he spoke of poor quality and shady earnest money practices), yet I was enamored with their style. When I showed my clients the home, I was embarrassed. They began to open and close drawers only to have them slide off hinges and fall apart. They told me not to show them anymore Grand Homes and that stuck with me. Front office: Fast forward to some clients of mine attempting to build thru the pandemic (almost a whole decade from my previous experience with them). They contracted on a build job while interest rates were low. The rates went up and therefore they were shown a new mortgage payment that was $3k higher than the number they were comfortable with. Technically, YES, they still qualified for their home. But they wanted out of the contract. When I got to upper management about cancelling, I was told that one of their sales managers said the real problem was that Grand didn't have 'more of the buyer's money'... A terrible response. My clients cancelled anyways and were out of more than $73,000 in deposits. For weeks, we tried to get their money back to no avail. As a comparison, I had a similar experience with Partners in Building (formerly Paul Taylor custom homes) and another client that was building a house on the exact same timeline. Through gritted teeth, Partners in Building allowed my client to cancel & returned all my client's earnest money after weeks of us pressing. Respectfully, Grand Homes can take their fool's gold product and take a hike. They'll never be atop of any list on this channel. Top 5, maybe.

    @@DallasTexasRE great thanks for your feedback & experiences! Great to get other realtors experiences since other realtors have said they loved Grand and sone clients are on thier 3rd Grand home for primary and investment properties.

    @@samuellee6275for a builder that closes hundreds of homes per year, they’re all going to have good and bad experiences. Grand homes is not the devil. They just aren’t my favorite.
