    Hello Linda , Been through the building of 3 dwellings. Found the inspections to vary by state county and special zoning conditions. Sometimes it seemed like a racket that only made money for the county and not much more. Some inspectors looked at the work and others just signed the permit and we're gone in under 5 minutes. They were mostly concerned with set backs from the county easement and zoning. Didn't do much in terms of holding builders to any quality bench marks. Someone whose dwelling was next to mine had to take the framing and trusses down because the contractor built in the wrong place. I watched you go through ups and downs over project management issues and hurdles with the county. They have sovereign authority over the build. It's also linked to how the property will be called and taxed. So it's a series of way points that must be benchmarks and completed in order to get an occupancy permit. In general it felt like the tradesmen who did our builds were struggling to make payroll. It's very competitive for builders in the states and counties where the building permits were issued. I learned it's important to specify in the contract when the job must start and the date it must be finished by. If you don't do that you will find that the builders will have several jobs going and will hop between locations and sometimes only stay part of a day to go work another job they have started. The experience is like hurry up and wait. You won't know when it will actually be finished. That part and the mess contractors left are what I found most stressful. I would clean up everything at the end of each day. A good plan before you sign with a builder is to go and see other dwellings they completed . Also look at driveways they put in wells ,utilities and sewer systems. You did well holding together everything with your job during the build and making all inspections timely. It takes a well thought out plan and clear vision of what your getting for your money. Home building dwellings and upgrades must be specific in writing in terms of exact kind and quality of materials that will be incorporated into the build. Make sure everything I signed notarized and recorded with the clerk in,the county where the permits were pulled. 😊 Followed your build. It wasn't easy was it. You were contractor and finisher. Go see do right. The fact that your so alert and have both a good measure of curiosity and ability to compare and contrast choices helped bring the Cozy Nest Cottage project to a successful outcome. You investigated and studied how construction works where your project was built. You made copious amounts of notes and applied diligent exercises in labor to your time lines. I saw myself in your shoes many times with the sake tired feet and patience worn thin emotions. But you never lost your focus and never turned away from even the hardest of tasks. Now you have ownership and sweat equity that escalated the profit to cost ratio for your cottage. Going forward give thought to putting your dwelling into a real and personal property trust. It protects your investment from going into probate if something were to happen to your ability to sustain administrative power over your assets if you became incapacitated. Now that the hardest parts of making your real property and dwelling development close to completion you only need to set up a sound preventative maintenance system and deliver on your faithful promises to Christ of being a good steward over all things he has provided for your resource and blessings. We are in truth here a short time compared to our eternity. Our Lord Jesus is the perfector of our faith. When we remain focused on him we need not worry or fear. He had met with darkness suffering and scorn. In a different sense like coming against burocracy and if we fall into trouble he will make our pathway straight and fight for us by moving obstacles if we endure and go the distance. He is our stronghold and has sustained us from the beginning. From the rising of the sun to the setting of the sun he has ordained our work to completion. Humbly acknowledge that he possesses the knowledge that we lack. We never make a mis-step when we defer to him for decision making. He will open doors for you and walk you through them. "In all ways submit to the Lord and he will make your paths straight" Proverbs 3: 5-6. ❤

    Thank you, Linda. What an informative video. Inspection are very necessary to insure a good build, but they are only as good as the inspectors knowledge. I was very proactive when I was doing Inspection. It was harder to work with some contractors than others. Because I worked in heavy construction management and Inspection, the cost of failure is very high. The city I worked for was huge, but most of the employees would really work hard to help properly owners get the permits and Inspections they needed. The fees seldom covered the entire cost of doing the inspections. I have spent countless hours actually showing volunteers how to setup flatwork for driveway approaches and sidewalks, and occasionally I had to do it on my own time after my workday was over. Why, because it was the right thing to do. In general I did not like working with the big developers and management companies because they really don't care about quality or longevity, they just want to turn a quick profit and then they move on and leave the future problems in others lap. Rant over. I feel you have a truely well built and snug homebase and God had your back through the entire build. Thank you for taking us along on your journey. Blessings. ❤😊

    Hey Linda, Commenting on the blower test I remember several years ago touring a couple major RV manufacturers in Indiana for my job, that blower test was the last step in the process. We toured rvs being built from the smaller ones up to what they call ‘park trailers’ which are the equivalent of the 400 s.f. stick built versions of tiny homes, those being used mainly as “destination” trailers. I don’t remember if they tested all of them (I think they do) but for sure the larger ones. And I don’t know if that was just quality control or state mandated tests, maybe both? And according to your other commenters, apparently it’s a thing.

    Yes, Linda, a blower door test is supposed to be a very important part of the building process according to my husband who builds multi million dollar buildings in the multi family home industry. I think that is one of the inspections he and other builders find to be the bane of their existence when finishing a project and getting their CO documentation. But that testing and inspection is for your good. Your home is a little jewel, love it!!❤

    The only thing I feel was necessary was the electric ,plumping,rest money grabs. Insulation? What is there to inspect? I've had experence in building maybe thats why I feel that way. I lived in an unzoned county no inspections.

    All the inspections were rolled into the quote.. some showed it broken down.. so in essence- yes.. the blower door.. out of pocket as it is not part of electric or plumbing etc.
