Cost To Paint Walls - H M Precision Painting - Interior Painter In Kansas City

How much will it cost to paint my walls? Cost to paint Walls? Interior painting cost?
These are very common questions we get from clients calling in to get an idea on the cost to hire a professional interior painter in kansas city. In this video I will outline the 4 factors we as painting contractors consider when quoting interior painting of walls.
There are 4 main factors that we take into consideration when we go about quoting your walls.
The 1st factor is furniture in the room. If we have to move furniture out of the Room or move any wall hangings we will have to add extra time and labor to account for that.
The 2nd factor is going to be how much prep work we have to do on the walls. If there is a lot of holes in the walls from wall hangings, dry wall tape that needs to be repaired, or alot of dents and gauges on the walls, then we need to take that into account on our quote.
The 3rd factor we take into consideration is the type of paint we're going to use on the walls. Most builders grade or low price paint is going to be your typical flat sheen paint. Flat is not very washable and is not recommended if your going to invest in repainting your walls. Flat paint is only a good option if you're looking to cut costs as much as possible. The most common type of paint we use and recommend is eggshell sheen paint. Eggshell sheen paint has enough sheen that it is washable but not too much sheen that it looks unattractive. If you would like to use something higher sheen than eggshell keep in mind that the price will increase with each tier of sheen that increase by.
The final factor is going to be how much masking we have to do. If we have to mask off the carpet it will be a bit more in price than if we did not need to mask it off. In the video I show a wainscoting white wall. Customers are usually under the impression that if there is not much wall surface area in a room, like in the example in the video, then painting that room should be quicker. That is not always the case. Masking off areas always takes more time then simply rolling a wall with paint. In the example, the amount of time to mask off the enamel wall will almost take the same amount of time to cut in that wall if it were to be painted. This is why interior painting is very detail oriented work and price is mostly affected by the amount of time to prep and mask off rather than actual painting.
To summarize their 4 factors that we take into account when quoting walls are:
-Amount of repairs on the walls
-Type of paint that we use.
-Amount of masking we need to do
-If any furniture needs to be moved
Now it's time to get into pricing to paint your walls. We searched online "cost to paint walls" to find out what other reputable companies were saying about the cost to paint walls.
According to smart asset the cost of painting walls should be anywhere from $1.50 to $3.50 a square foot. According to home advisor the cost to paint a room should be $2 to $6 per square foot. They gave us an average of $3.50 which we'll use to compare for just walls.
Using their averages Home Advisor came in at $775 for this room which is really expensive for just walls.
Using the average from Smart Asset the cost came to $575 just for walls. This is possible if we had to move furniture, use a really expensive paint, and/or do extensive drywall repair on the walls.
Using our way of estimating (which is based off wall square footage not off of floor square footage) our price came to a $475 for just walls. This price includes using a high quality washable paint like Super Paint Velvet, minimal prep on walls, and minimal furniture in the room to be moved. The way we came up with our price was using $0.75 to $0.85 per wall square foot. A quick way to get a ballpark figure for your entire house or any room is $2 to $2.50 per square foot. This will give you a fast ball park number of what it will cost hire a professional painter to paint your rooms.

    I only charge for labor and I charge a amount of money where I’m comfortable doing the job. Yes sq. Footage works but that’s baseline. Sometimes the personality of the client makes me add money on top because some clients are pickier than others and I’m very accommodating so I charge a price that would make it worth working the job.

    Hey can you get more specific as far as pricing goes. How much do you guys charge per LF of trimming. Do you guys charge specifically for painting the ceilings? how much do you charge for masking/ moving or covering furniture? Also do you guys charge additional for priming?

    Keep it base.. 100 a door. (25 a coat). 100 casing (just inside room) Just walls and ceiling basic size room 800..(400 ceiling 400 walls baseboards).. closet 100 to .. keep it level 1100..

    Hello, Thank you for the video, helpful. I was wondering on the pricing, does the $2 - $2.50 sqft only for walls or ceilings as well? I have a 632 sqft of walls, and 180 sqft of ceiling with 75 Lft of trim that I have to quote, what would a cost of that room be? Thank you for your time.

    Not making good money with those prices. That room will take a few days. Prep. Masking. Clean up. Prime paint. Ceiling. Let's say it takes 14 hrs. That's only 33 bucks an hr. That's only good for one guy. Then your mark up. Gas. Business profit. Insurance. Ect.

    Multiply length & width Then divide by 1400 After that you will have your sq ft Find out how much sq ft the paint your getting renders. Divide your sq ft total by the sq ft paint. Hope this helps

    Good video. I noticed that room also had a tracer ceiling, would have been nice if you mentioned it since they can be quite a bit of extra work. As far as not covering carpets, even if it's getting thrown out if it looks anywhere near presentable I'd protect it just in case. Takes almost no time to toss down a few drops. That room wouldn't take much more than an hour or two for me to leisurely finish (double cut and double roll alone). Charge whatever you can I guess, but I'd feel very uncomfortable asking 500bucks for a few walls. Most of my projects are a lot more than a single room, and definitely more than just walls.

    This is for a very simple business where the owner himself is doing the work. Remember that you need to pay taxes and insurance so if you want to make 20 an hour your going to have to charge more. $20.00 an hour is $160 a day. If you want to actually want to receive that then you have to multiply by 1.153 to account for payroll taxes. Now thats $184.48 a day. But it doesnt end there. If this wage is for an employee you need to add workmans comp which is an additional 40% over the labor rate. Now your at $258.28 for that man for the day. Or about $32.29 an hour. Then use the same method. Hours it takes to do the job. Dont use best case scenario use a realistic time to do the job. Some people factor in going to the box store I dont. Instead calculate the time it takes add up all the material then markup everything by 1.5. thats a 50% markup. Why are we doing the markup on everything? Many reasons we are marking up material to account for time to price job acquire material etc. But also cause there are hidden costs we have not discussed. Vehicle your burning gas and wear and tear getting to the store and job site. That vehicle itself is depreciating in value and possibly has payments still going on. Also that vehicle has insurance. Office wherever you operate out of has its own rent and or utilities. If you have a 5 room house and you devote one room as an office then its 1/5 your living expenses. Liability insurance. Workmans comp protects the worker doesnt do shit to protect you from accidently knocking over a vase from the ming dynasty. If you use a 1.5x mark up then you will have roughly a 33% gross proffit margin and If you are a legit company with real costs factored in and your jobs are priced correctly you may actually see 10% proffit in reality once all overhead is accounted for. For service related work where jobs are short and there is alot of travel time I would price a first hour price thats higher with an additional hour price thats lower. My first hour price was always two hours labor. I wouldnt price anything tighter than the nearest half hour. I also had a special first hour price if client was far away. Try to make a price sheet like a recipe for easy estimating. Take this example if you know the amount of time one post can take lets say 2 hours well now any job involving a post you just walk and count each post. A 20 post job is 40 hours. Same with drywall. Try to figure out a minimum time for a 1x1 square now how much for a whole sheet. Now multiply by square footage or by sheet. Id argue your minimum price should be one sheet. Do not forget hidden costs. If your job has alot of debris do not forget to price in cleanup. Do you need to make a trip to the dumps or is a dumpster required? Mark that up as well. And finally dont cheap out on protection. If your ripping out drywall make it clear in your contract that your customer will clear furnature from the work area so you are not responsible for damage to there valuables. Then protect there floor a drop cloth to collect dust and debris followed up with a sheet of masonite (I prefer 4x4) to protect from a dropped tool. Use masking tape to tape the edges of the masonite together so grit doesnt get underneath and works a scratch into there herringbone floor.

    @@stevenknightk9569 yes we are including everything in that price. We NEVER have homeowners buy the paint. That's just unprofessional. Average man hour here is about $25/hr if its more in your city than price will be more.

    No never have customers buy paint. That's super unprofessional. Imagine if you were getting surgery and the surgeon told you to buy the medical instruments. How much confidence would you have in that professional? They are paying US to get the thing painted and get out.     Home advisor lmao. You charge your price not a suggested price. What are your business costs , what’s labor cost, how fast are your painters. .75 cts in my area is dirt cheap actually you would lose your shirt. But doesn’t mean it’s not right for your business.

    You are messing up the game! $2/sqft MINIMUM for walls and ceilings (including paint/materials)...I'm in SW Missouri so prices should be right around what yours are...seems WAY to cheap for walls/ceilings. I charge $2/sqft for walls and ceilings, $2.50/Lft for trim...wide crown molding is $3/Lft...STOP BIDDING SO LOW!!! And giving terrible advice/information!

    Thanks for the comment. You should argue for me with the guys saying im too high lol. Like i said in the video i dont bid per sqft. I go off the wall sqft. $2 this year is now low. I would say $2.25-2.50 gives a customer here a good INITAL BALLPARK.

    Exactly why we go off wall sqft. A room can be 15x15. But the ceiling height is what matters. It could be 8ft or 15 ft.

    How is it going. I booked an office space gig with one company last year and they pay a flat rate for standard size/office studio .they provide paint. flow of work is not as consistent but great for me to get my feet wet. I tried to ramp up my work and called other commercial office space company. I introduced my services as a painter and she said they need painters and were interested. She asked me what my numbers were and I wasn't sure what to tell her ,for not want to price myself out of work. So I asked her what her budget was and what they were paying out. She said her average rooms are 9x9s. And they are paying $90 just for paint (no prep work/nail pops/drywall repair). I tried to work out the math and it seems that a 9x9 is 81sq ft. And they are paying 1.11 per sq footage of room (not walls)- another question in itself - Should I charge on wall square footage or room square footage. Then she proceeded to ask me my numbers for prep work such as nails pops for drywall repair. and said she would follow up to ask me my numbers. Seeing as how they already seem to be on tight budget as they are a small company.I have no estimating system for prep work or just random regular nail holes that are scattered and can't find how to price that for her when she follows up. What do you suggest, I would greatly appreciate the help.

    Unfortunately we do not work with such people. Once the bid needs to be broken out that much its a red flag for us. We only work with great people who want a great job at a great price. It sounds like they don't care about quality and only who can do it cheaper. As far as estimating standards it just something you have to time yourself and build over time. You will need to win some and loose some to come up with those standards.

    No doors or trim,s mentioned to quote, just mainly walls and ceiling,s. Only a harf pie quote... I would expect a full quote including materials for each. Not all customers want just a quote on ceiling and walls... I been a painter decorator for 44 years my quotes are given to my customers on everything top to bottom including materials. Doors and frames $175 per room and qoute on wardrobe Doors an cupboards are a separate prices, window frames you also consider, prices range between $75-$300. Inside and out... It is your time and experience that your customers expect, given the right qoute is good for your business, your travel feul cost play a part in to and from the customer,s home. 1 coat of undercoat and 2 top coats of trim and door paint,Oil base. Discussing the qoute is between you and your customers only, the customer would get a second qoute if he or she wishes... House size vary depending on the condition of the customers home with wear an tear, paint expiry date,s gives you 10 years wear n tear, exterior is weather conditions. There's a lot involved with preparation to interiors and exterior homes including pressure washing also. You don't just look at the paint and slap it on,give your customers the satisfaction of your painting experience knowing that there going to get extra percentage in valuation to there home for buyers...
