    Terry Luke & Dexter Ranch…not if the “skin” is left on the open cell (as long as it’s not trimmed). For barndominiums that are lived in I like to do 1.5-2” closed and 4”-5” open. It’s a really good option for the strength of closed and all the values cc has without a ton of cost. Open cell then to achieve the Rvalue you want and the acoustics are softer

    In Ravalli county Montana a 30' x 40' X 10' pole barn with inside slab, one 16' x 8' garage door, one man door, one 4' window, no vapor barrier is $40,500.00. You got a good deal in my opinion. This price did not include the dirt work, that was an additional $3,500.00 and had to find my own contractor for this. I had to cut into uphill side, about 6' cut on high side then slope and drainage ditches and was left with flat gravel pad. This would class as a basic build.

    I just built a 36' x 48' foot post frame last year, and I was amazed by how much your concrete costed. We paid about 9k for ours. Spray foam in our area is ridiculously over priced though. There is only one company that does it, and it would have costed close to 15k to insulate with spray foam. In just the last year, concrete has gone up considerably, and steel panels are through the roof! We lucked out and got our wood at rock bottom prices, but if we would have waited until this year, we wouldn't be able to afford the building at all 😑 -- there are videos of the build if anyone wants to try building it by themselves.

    @@dexterranch I am in the process of looking for land to do a future 1200sf post home build myself. Hoping to find something with an old house where we basically pay for the land and get the benefit of services already available. We plan on having the main building done by contractor and then doing most of the interior ourselves. At 2017 prices I know we could have done this for around $75000 or less on 2-5acres. With todays prices we could be looking at least double that, hoping prices drop so we can get closer to $100-$125K.

    I built the same exact thing April of 2021. Same size except height. 30x 40 x16.with same size porch and all the same Concrete, only i had the whole inside completely finished with tin to. 8x9 and 12x14 garage doors. Bought from Menards.$33139 for building,( includes 1 ft eves 5 windows and man door and 6 inches of insulation). $9500 for concrete 5 inches, $5000 for electrical, 200 amp with 50amp service for RV and 2 - 30amp for furnace and dryer. 10300 for labor. $4500 for garage doors. Total $62439 just for a completed building. not including roof top unit AC and Furnace. $3353. After putting in washer, dryer, bathroom, bedroom ,complete, kitchen and so on to make it livable, I have $120k in to it.

    I built my mom a 30x40 back in 19. I had to dig it back into a steeper slope and build a 5' poured wall on 1 side. Had $12k in the foundation. I decided to stick frame it vs a post frame cause of the poured wall. Found a deal on some loft trusses on face book that saved me about $1500. 12' ceilings and a 900 ad loft I ended up with $8k in the building itself. It's not insulated or wired but it's a really nice building for $20k. Would cost $50-$60 to do today. Crazy how much stuff has went up

    50-60 easy. Specially stick frame. Nice job! I’m not sure I would have the skills to build one without some help from a carpenter friend.

    sure wished we had 2017 pricing now! , we are doing a 30x40 garage with a living area above and its very hard to stay on budget with material costs these days. Glad you took advantage of the savings back then.

    I had my pole building foam insulated (closed cell). I cover spayed it with 2 coats of cheap white latex house paint which killed the yellow foam color and brightened the interior (it seemed like the unpainted foam would increasingly yellow over time). I think it would work with open cell insulation as well. You might want to sample a small area to check it out.

    Are you just running a dirt floor? I was thinking of building one of these for 2 horses (2 stalls) and to throw a tractor, hay, atv. I'd never need concrete for 😊something like that.

    That's pretty good considering the economics today. I built a 24x40 did every thing myself except the floor(Back in 2011) Grand total ~ $15k 100 amp service, 6) 8ft shop lights, 2) OH doors , 1 man door , 3 windows. Etc + add ons.

    Prices went down for a bit, but are going up again. We bought OSB for $22 in December and now it's $44. Don't you love people asking questions about things you clearly mentioned in the video? 😅 Well done video! 👍

    I don’t think the original insulation was a waste because I would rather spray foam to back of existing insulation then the back of metal siding or roof which would make a repair to a metal panel possible, what do you think?

    Very good point! I did not think of this. That being said I don’t know if maybe just a house wrap or something would be more cost effective and give you the same result with keeping the bottom of the metal from being covered by foam.

    that is a very nice shop. I like a lot of what you did here . i live in the Philippines. And we have the split type A?C units. In my opinion. they are a medium to high maintainence item. our bedroom unit. We needed to have in serviced( cleaned ) on average of 2-3 months service schedule . the same unit in my hobby room which is just a tad smaller. we can get it done every 4-5 months.And Where I used to run that unit 24/7. i now only run it when I am in the room. The bedroom unit we run about 21-23 hours a day . Turning it off in the middle of the night for at least 2-3 hours. It depends on the time of theyear and whether or not it rains to cool things off. Due to issues with the 2hp unit in the bedroom. We just upgraded to a 3hp unit . Which seems to handle the load better . One problem here is a lack of insulation.

    I watch your video on "Fly control" and it was very good. I never imagined it would be applied the way you did it. I thought it would be with just a manual pump sprayer and a mist of a spray. That's good to know. Do you deworm your cows? And if so, what do you use and how is it done? Thanks for your videos.

    Hi! So when I have done deworming in the past on special occasion. Such as new cattle being introduced to the herd then I have used Ivermectin based pour on dewormer. You just pour it across the top of their back. The amount is determined by weight. Very easy. The recommendation is to deworm in the spring, and fall. I am currently researching a more organic method that I will make a video about. For this and fly control. Don’t want to just drop it here without a full explanation. I don’t have anything against mainstream dewormer. I’m just constantly trying to move to more organic methods. Hope this helps, and thanks again for watching.

    Just a few months ago I paid $40k for a 40x40x14 w/ ceiling metal installed, no overhangs , did the concrete and electrical , and gutters myself. Prices are ridiculous! But love my getaway

    Things have definitely changed. I am waiting on a quote for a 40x45 that I intend to make my house. We will see the difference from just a few short years ago when the shop was built. It’s coming from the same guy so should be apples to apples per sq ft. Thanks for watching.

    Thank Clint. When I asked the pole barn company to do tri color they said they had never had that request before, but after it was done they took all kinds of picture because they liked it so much they wanted to use it in their marketing.

    One recommendation if you guys build one is to go as high as your comfortable with. Like 16ft. The cost difference between a standard 10ft building and 16ft is not that much, and it gives you a lot of options for a loft and other things. Just something to think about. Best of luck!

    We just finished ours a few weeks ago. 30x40x16’ high in SE Indiana. $21,000. We had a good amount of dirt work which I did a lot myself, gutters, 14x14 door, 4 light panels, an entry door, 2 6x8 sliding doors for the animals, wainscoting, the overhangs all around and a gravel floor for now. Cost have gone WAY up this past year. We got pretty lucky on a lot of it. It took us months to even have a builder that would commit to even doing it this year. We plan on doing a loft over the stalls, water, electric, and concrete either next year or the following year.

    That’s really exciting, and it sounds like you came out pretty good considering the price of things. 16’ high will be nice. It doesn’t cost much to go higher and it gives you the option for the loft. I know if I tried to have this built today it would be tuff to find someone. The people that built this one came from out of state even in 2017. I would like to add some stalls on the side opposite of the porch. Waiting on the money pile to get bigger and it’s taking forever lol.

    @@dexterranch yup. It all takes time. We’ve only been here for a little over a year so it’s a start from scratch homestead. Lots of infrastructure to go first. We figured even if we don’t use the 16’ ceilings right away, we have room to add a level. It’s not much more $ to go up at all. Our hope is to add dexters next spring and we can’t wait. We are learning as much as we can about them right now.

    Current pricing..My take on current pricing is that construction cost are in a bubble. This is due to crazy materials supply and prices, and that many builders are at max capacity (labor shortage). Many experts predict some level of economic recession over the next 24mos, might pay to wait and see.

    Yeah man, same here. I'm just putting back and picking up a few things here and there. Keeping my credit clean and building up savings. Just waiting for everything to dip in the economy and then build at low. The economy will bounce back eventually and you've got a decent return.

    Can I ask which company made your metal building? Morton Buildings gave me a quote of $90K for a 30x40x14 shell without the concrete in the Houston area (20 miles south of Houston, Tx). The concrete and plumbing was done a last year by a separate company for $12K. Thanks.

    Eastern Shore of VA. 30'x54'x12' Gable wall inset 44'(porch) Shell only. (1) 12x12 overhead on gable end, (2) 10x10 overhead, (2) 3'x6'8" doors, (5) windows, 5" gutters, Wainscoting, 5/16" foil insulation on ceiling only, 1/2" OSB sheathing on gable end porch end only. $63K Ouch! It's hard to get anyone down here to build anything.

    Hi. So when I said that I was talking about the very thin insulation that the builder installed under the walls and ceiling. Because I ended up putting spray foam over the top of it. But I had a viewer point out the other day that at least that becomes a barrier between the foam and metal. So if I ever need to replace a piece of metal it will not be attached to the foam and will be easy to do. Which is a good point.

    Hi Dan. No this was a spray foam company that sprayed it. The $3500 included their labor.

    Thanks for watching. I don’t know if the kits you are looking at are open or closed cell foam, but this was open cell. If I would have done closed cell the quote was around $5k

    I built 40x60 ibeam construction 3 overhead door $13,500 but I built it myself. Sub contacted concrete $2.00 a sq ft In Texas.

    Now that sounds like the best deal I’ve heard yet. 40x60 is about right. 30x40 gets tight pretty quick. Specially if you are at all unorganized. And I am. Thanks for watching!

    That price is a bargain. I got a quote for 50k for a 30x30 and thats without cement and electrical yesterday. They were high end but lifetime warrant but lets just say I'm getting more quotes this coming week lol.

    So, did the basic build price include labor? We were just quoted a 30X40 pole barn with 14’ side walls for about $16k plus the cost of doors, labor and concrete in southwest Ohio. We were quoted about $7k for labor and $10k for concrete. No porch, insulation or windows.

    Hi Lisa. Yes the basic build price had the labor, building, porch, concrete, windows, and, doors. If it makes any difference I didn’t use a big name corporate builder in my area. I actually found the guy on FB market place. Which I guess had the possibility of going bad, but I ended up being very satisfied with the job they did.

    No i actually made a drawing of what I wanted with some free software. I think I used the Menards website. Then I shared it with him and he brought all the materials. He did the dirt work and everything.

    That price is prolly about right unfortunately. I’ve been figuring up the prices to build my 30x40x12. I’m at 25k and that’s me doing all labor. But that includes building, 5 windows, 1 man door and 2 overhead doors. As well as concrete material. I’m located in central Ky so prices are prolly similar to yours Lisa

    Thanks for sharing. I was quoted $32,000 for 600 sq ft building with porch total with concrete & window 760 sq ft. Hoover builders in South Carolina. I’m researching and consulting with other builders.

    The price of you’re entire build is less than just my dirt work for a 20x50🤦‍♂️ granted I had to build up 3-4 feet over the whole thing, slab gets poured in 2 days if no rain. And for someone else I think I saw a comment asking how much stuff has gone up, the dirt work, electrical and finishing of the house interior for 1k sq ft is all being done by family and in most instances me and my wife and I’m struggling to keep it under $115k.

    It blows my mind what people are paying for these buildings. I can do the shell for one larger than this 30 x 60 for $5,000. But that's compacted gravel under and not concrete.

    You may have been able to still around 4-5 years ago, but you cannot get get the lumber pack for a pole building of that size for less than $10K currently and I honestly haven't been able touch a quality lumber pack for under $14K and that's with the decline in timber prices later last year... Concrete... Well, it's just absurd! First is was the Portland shortage. That calmed but opposingly crushed aggregate went nuts! So now the concrete is right back to the shortage high with the aggregate in it and then the sub-base I used to get $6-7/ton is now $29/ton... 1,300 square foot, 5" fiber and mesh slab on 6" compacted aggregate, hard trowel, sawcut joints, and sealed - best out of 5 concrete contractors - $14,260! In 2019, this was $6,500.

    Nice shop. The only question I have is about your electrical contractor. Was he licensed? That feed into your panel is not to code and was done by someone that had absolutely no clue what they were doing. I hope you pulled a permit and had it inspected.     He was licensed. Young kid just out of votec. I’m curious what is off about it? I know absolutely nothing about electrical. I live in a area that doesn’t require inspections but still would like to know if I have something dangerous. Thanks for the comment.
