    I really enjoy your videos. They really are informative and really explain what to look for. I recently bought 40 acres through Whitetail Properties and they were very professional. I go for my WI Realtors licensing exam on Monday. Then hopefully if I pass I can finally move on to my land specialist courses. Then hopefully someday I can truly be doing something I'm passionate about.

    Hi Chris. Thanks for the nice, and I really appreciate it and I especially appreciate that you follow me. There’s a lot of variability in pricing and it’s definitely a moving target. Often times I work strictly from data but once I get on the property my experience comes into play. I did my best to try to put out some logic on that video but often times it’s just a feel for the property. After selling so much you start to understand and sense what people are going to be willing to pay for. Most the time I hit it but sometimes I miss it! Good luck in your desire to work as a Landspecialist is definitely a rewarding career. It has its ups and downs just like anything. If you’d ever like to talk to me About it please give me a call.     Lake front is not my forte. But price is influenced by a few factors. Location location location holds true. The better the lake. The higher the price. Usually lake front is sold on a cost per foot of frontage but the price can and is dictated by supply and demand as well. Low supply. High demand pushes price up. But, some lake property in my area has not seen the increase in price. I own a lake lot and even in this market it appears to be selling at the same price I bought it for 15 years ago. Yet lots on a much larger lake are through the roof, or non existent. Hence the effects of supply and send in the works. Also, there has been a mass exodus of folks leaving the cities moving to this area due to all the political stresses, unrest etc occurring there. That had a major affect on supply and demand and prices. I’ll update this video soon and dive into a few things here but this pattern holds true throughout America for the most part.

    What is the best type of land to hold for multiple years to gain the MOST profit. Looking to buy a land with ton of Acres alongside a massive amount of profit in the long run. Looking to hold land purchases for Atleast 10 years.

    Well let me take a stab at that! If I knew I’d bottle the answer and make millions selling the ‘secret”. You can make money on any type of land given time and the right circumstance. But let me focus on. One type that I ha e seen thousands of dollars increase per ac in the last year. That is “transitional land”. I am defining that as land that had one use historically but it is transitioning to another in the near term. For example, in my area of western Wisconsin development from the Minneapolis market has pushed right to the edge of the st Croix river. For many years a 4 lane freeway came right to the river and stopped. Then it picked up on the other side and terminating 15 miles later. No bridge over the river. So the highway was rarely used. But was screaming development is coming! Development is coming! Smile On the Wisconsin side there are acres upon acres of farmland. Farmland which is in great position to be developed into residential or even commercial land. But it’s currently zone ag. In this example the land that has always been consider farmland is selling for $5500-$7500 an ac 12 months ago. But as development and buyers pushed east that same land this year is selling for &9000-$13,000/ ac. But it’s still a corn field. Why?? Well it’s changed in the eyes of the market. The markets opinion of the land has “transitioned”. It now is seeing that land as residential land potentially. It’s “highest and best use” is no longer Ag land. People want to build a home on it. Sellers see the upward pressure on the market and start to market it as “ build your dream home here”. In the process they ask more for it. Usually thousands of dollars more money / ac. Land that is currently just an ag field that once sold for $5000/ ac farmer to farmer is now selling for $13,000/ ac to a builder. On a future episode I’ll try to discuss how to identify these potential windfalls! Thanks for the question. Lots of answers on that question but that is one explanation!

    I have a 4.25 parcel outside of New Richmond Wi right now These values have gone up quite a bit since this episode was filmed.
