    Good morning Rachel, my wife and I I have been married 39 years and have been talking about retiring to Tennessee. We plan on putting our home up for sale here in California within the next two weeks. We’ve only been looking at different homes in Tennessee from different websites and we think we might want to rent something before we purchase to get used to the community first.     We were thinking of Tennessee as a place to relocate, but after reading about the number of tornadoes that hit TN, now I don't think it's a good idea.

    I’m from Illinois, I have some family in Woodbury, but nothing really available around that area I went to Murfreesboro and it has a lot of options to live. And it’s close to the position I will be taking. I have come across some issues most apartments must be meant for college students because they just want to rent a room, so my search has been a little crazy but I have found some options. I’m used to a little town of 1,000 people so the bigger area might take some getting used to but it seemed awesome. And the property taxes are more than half of Illinois which is awesome.

    It's one of my favorite cities in middle Tennessee :) Within an hour of Nashville, beautiful & great community of people, has a good amount of city conveniences and a good mixture of old and new homes - good place to look at homes if you want to be somewhat close to Nashville with mostly rural and a bit of newer suburbs mixed in.

    9:32 Hi. I’m finding that a lot of home deals are falling through because their appraisal didn’t cover the asking price. I’m guaranteed an FHA loan at a great rate on a 30yr fixed because I’m putting 20% down. But, the appraisal must meet asking price or I will need to seek conventional @ higher interest rates! Other than offer with appraisal contingencies, what or how do I combat this dilemma? Thanks in advance.

    Looking in the TN area. In/Around Gatlinburg. We like a lot of land to shoot/hunt/4-wheel on. Any suggestions? (I do realize that this is a "diamond in the rough" scenario! LOL)

    Well you didnt get a answer about your question so as a local in East Tn I will answer your question. If you want a lot of land you first better have a big wallet. 20 acres is around 400k 40 acres a good million and so forth. Gatlinburg area there is no hunting that is part of South Cherroke and the Smokey Mtns Park which is closed to all hunting even on private land. Trout fishing is allowed with a special permit and only in certain areas. 4 wheelers can only be road on private land. No riding of any motor bike or atv on any public roads or within federal state or local parks. When it come to TWRA they make sure you cant do anything except give them money so you cant do anything. When you ask them you get caught up in a catch 22. They tell you its the guidelines from the Federal Forestry Service and then the Forestry Service tells you that you can apply for a special permit and you go through a whole bunch or red tape and paperwork for them to tell you that they dont allow any motor bike or atv use because of fire threat and deny your application but you will see them out there riding around on 4 wheelers and side by sides doing forestry business so they say! I been down that road with them so you might want to look at another state because Tn is not sportsman friendly.

    I’m a single mama of three. We are an interracial family. One child is level 2 autistic and has an IEP and major allergies. One with genetic issues and major allergies. We are talking about wanting land to homestead/farm in. Would prefer East Tennessee but not set. What would you recommend

    Just my personal experience, Knoxville and the Tennessee Valley geographical area in general, really aggravated my allergies. I never had them until I moved there, and it is one of the worst area of the countries for allergy sufferers. However if you like east TN I would take a look at the north east area, the higher elevation should be better for allergies. Around the tri cities you'd also have access to any needed medical care.

    FEMA flood zone maps will be your best resource for this, as there are parts all over the state that could flood under certain conditions. We are one of the rainiest states, though I've never personally been in a flood and they are rare.

    Hard question to answer because the more affordable areas are the rural areas, but the best paying jobs are in the cities. If it were me I’d find out where I’ll be working to narrow your search.

    Look at East Tn of the Tri Cities you will find work and living within the city and less travel and traffic and it will be more affordable then being around Nashville or any part of Middle to West Tn.

    Rent prices have increased right along with home prices. You might get lucky to find an affordable rental but as a whole affordability is reaching crisis levels.

    Another mom friend of mine with a special needs daughter specifically moved to Williamson County because her research indicated they are the most inclusive special needs programs in the state. That being said, I don't have personal knowledge of the different programs available. If you're moving somewhere specific, I would check with their county school website to find out about specific programs that they offer 😊

    Knoxville and it's nearby surrounding are now considered little Cali. Agent talked to from Cali. Said last 5 homes she sold people from Cali. People at church informed us people coming from Cali with cash buying above asking.
