Buying a House in Europe: Overview
Owning a house in a foreign country is something that many people dream of. What if I tell you you can buy a house in some of the most idyllic locations in Europe, and pay just a fraction of what a similar house would cost in the US or in the UK?
That's exactly what we are going to discuss in this video. We will list not only the cheapest places to buy a house in Europe, but also why these places are cheap, and when you should actually consider doing that. We will also list some prices per square meter in different countries in the continent.
So, let's start with our list of the cheapest countries to buy a house in Europe.
Cheapest Countries to Buy a House in Europe
01:23 Bulgaria
We are going to start our list of the cheapest countries to buy a house with Bulgaria. Bulgaria is one of the most affordable countries in the European Union and the one with the lowest income in the bloc. This reflects in a lower than average cost of living for European standards and also pretty cheap properties, may they be apartments or houses.
Property prices in Bulgaria are pretty low all over the country, in the countryside, by the seaside, and even if you want to live in the capital Sofia. In fact, Sofia is one of the cheapest capitals in Europe, with price per square meters going from 1000 to 2000 dollars. A bit farther away from the center, it is not uncommon to find properties below 1000 USD per square meter.
If you are planning to stay in Bulgaria for more than 3 months in each 6 months and you are not an EU citizen, Bulgaria does offer a visa for retirees.
02:28 Latvia
Latvia is the best option if you want to buy a cheap house and live in Northern Europe, as most of the countries in this list are actually in Southern Europe. This Baltic State is a full European Union member. It is also a member of the Schengen area, and currently uses the euro common currency.
04:01 Romania
Romania is one of my favorite countries in Europe, for its delicious cuisine, quaint provincial towns of Transylvania, and overall low cost of living.
In Romania, you will also find some of the cheapest real estate in Europe. The capital Bucharest is a quite large city and has a domestic migration from other parts of Romania, making of it relatively pricy for Eastern Europe prices. If you go further away from the capital into smaller cities and towns, it is where you can find the real gems in terms of cost-benefit analysis.

Ukraine is one of the most underrated countries in Europe in terms of almost everything, including cost of living, nightlife, eating out and of course, buying property.
06:22 Albania
Albania is another pretty underrated country in Europe, but unlike Ukraine it is much smaller in both territorial terms, but also in its population. Albania is pretty similar to Ukraine in one aspect though, its property prices.

Serbia is a country that I often talk about, because it offers so many advantages for any one considering moving abroad. Among the key advantages, a low cost of living, a pleasant weather and an easy residence permit process are worth mentioning. Apart from that, properties in almost all parts of Serbia are quite affordable, and that is why the country made it to the list.

Portugal is a country that has gained huge popularity among expats and retirees in the past decades. This has made most of it's real estate market prices to skyrocket. But then one could ask, why is Portugal in this list then?
The truth is that, while Portugal property prices did increase significantly in the past decades, most of this price movements happened in some parts of the country.

Turkey is another country that almost didn't make it to the list, mostly because just a small part of its territory is in fact in the European continent. But there are undeniable facts making of Turkey a great option if you want to buy a house abroad for ridiculously low prices.

Before you buy , rent and see if that lifestyle fits you. People make Heaven or Hell on Earth so if you don’t like the locals lifestyle, you will not live well regardless of how beautiful the house is . Unfortunately I am speaking from experience…

    Bulgaria is a very nice place to live in. Beautiful nature , perfect climate-4seasons. You can have beautiful beaches, mountains and all with healthy and delicious food and friendly people.

    As mentioned, i didn't find Kiev that inexpensive but I lived in an area near the river and close to the center. And also as mentioned, Belgrade is not that inexpensive but I used Air BnB. As in the US, things are changing quickly in Europe. A nice country today can quickly decline just as we see in the US.

    Yes, everything can happen and things can change quickly. But AirBnb is just a viable strategy if you coming for a few days, long term (1 month or more) prices through local websites are a fraction of those on Airbnb.

    Latvia is it really nice place to live with a uniquely enjoyable culture the people there are very kind and welcoming it's not too expensive it's actually fairly priced place to live I am immigrated there from the United States in 2014 I live in Riga Latvia and it is one of the cheapest and most enjoyable capital cities of any country I've ever been to or live in but the whole country there is a lot of beauty and their unique culture and history and cheap housing that is still nice and the people are welcoming all over the country to everyone they were very welcoming to me and I have learned a lot from living in love you versus living in a western country like the United States

    In all Eastern European countries except Slovenia, you can find an older apartment or house for about 1000 euros / m2 in towns. Portugal is the poorest in Western Europe, it is the cheapest there. In addition to the cost of purchase, one should inquire well about monthly bills, taxes, food prices .... There is a huge difference from country to country. The smartest thing is to take a car rental and travel around Europe, and see where you like the lifestyle and mentality of the people the most.

    The average price per m² in Slovakia is 2600€ (in Bratislava even more, 3500€/m²) so good luck finding anything for 1000€/m², Czech Republic is the same. I'm not sure about Poland, but I'd say the prices are pretty similar to CZ/SK. You mentioned that the whole region is "cheap" except Slovenia...property prices in Slovenia are the same as in Slovakia and other countries in the region, so I guess you didn't do much research before making such statement.

    @@vkdrk I dont talking about averige prices, in Croatia continental towns you can find a very cheap houses or appartments, but not in Zagreb or near the Adriatic cost. All depends about position! Few km near me they 10y.a. sells luxury apartments for 10 000 to 12000 euros/m2. Not in town,but near the beach in Istria.

    I live in the countryside (village) in Serbia and have bought a nearly new House for mentioned pricelevel(400/m), but the truth is that you here you can find older houses in good standard for much less, like $100-200-300/m. I have also seen the same for either Portugal or Spain( don´t remember which one it was)

    Id suggest u guys look into Georgia, Tbilisi. I am from there and plan to retire there. For 50k you can buy a really nice 2 bedroom apartment. The food is great, nature too.

    Romania is a pretty strong option. Buying a house in Romania is not only great because of the bio-diversity and so many different landforms but it would be a clever investment given it's fast growing economy. I do think Bucharest is pretty good if is business you're after

    When I was in Iraq a KBR contractor I met was getting ready to retire to France, where she owned a house with vineyard. A neighbor had contracted with her after she bought it, they take care of the vines and pick the grapes each year, then add several crates of wine to her wine cellar as well as the money they pay her…. She owns vineyards, drinks wine from her property, doesn’t have to lift a finger.

    Ukraine is the best option. It’s major cities are modern, accessible and cost of living is cheap. Smart foreign investors are already buying up and the real estate market is adjusting to cater for their needs. All you need is a good local solicitor and you’re good to go.

    I thing a city like Târgu Secuiesc is absolutely beautiful, but not being a citizen of the EU, gaining citizenship in Romania is a nightmare. Also in some cities like Târgu Secuiesc most people actually speak Hungarian which is a very hard language to master. In Bulgaria, you not only need to learn Bulgarian but the cyrillic writing system. Still, areas like the Black Sea coast are absolutely beautiful.

    thanks for your opinion. As a non-EU citizen, residence in Bulgaria is easier if you are a retiree, but in Romania it is easier if you start a business.

    You did pronounce Sofia almost acurately except it is not Soufia just Sofia. You did however put the stress on the correct form like SO-fia, when foreigners tend to put it on I which makes me laugh as Bulgarian because Sofia as the stress goes to I refers to the female name Sofia. However you kinda messed up in the pronunciation of Veliko Tarnovo. The stress for this one is on I not on O. Also Tarnovo is pronounced like T-uh-r-novo. Also the accent is on the hard A known as UH in this case. And it should be VeLIko TUHR-novo. But other than these small errors nice video.

    Hello I’m planning to move to Portugal from Canada I have dual citizenship so for me will be easy to move But my wife is Canadian should we still get the D7 visa for her before moving? Or get her visa in Portugal She has a NIF number already will that help? Thanks Richard

    You should not get the D7, the D7 is for non-EU citizens. You are in a completely different category. You are an EU citizen and she is a family member of an EU citizen. She can apply for family reunion based on the fact that she is married to you. You can sort it directly in SEF in Portugal (assuming she is a Canadian citizen) but make sure you arrange all the documents you need from Canada and in Portugal.

    @@powderskier5547 people should know before talking no sense and be rude and offensive. The reason one in Sicily or in italy you can find houses for 1 euro it s not connected with Mafia or criminality ( in italy by the way is one of country with less crimes in europe according the stastiistic that don't follow stuoid stereotypes) but to avoid the problem of ghost towns recently very commun. We are talking abandoin villagges far away from business located in remote areas often at top.of mountains so the local municipality offer the possibility to offer the proprity for one 1 euro if you garantee to move with family there and make an investiment refurneshing the houses. CNN, bbc and other networks often talk about this form of interesting and inusual investiment that you can find in itally but this video has forgotten to mention it

    We earn more than a lot of Europeans, we have a high standard of living and because we are a small country there is only so much land available. I love living in Switzerland, wouldn’t want to live anywhere else.
