Golden Visa Spain Requirements for Real Estate Investors
-Minimum 500k euros investment
-One or multiple properties
-Can renew it indefinitely
-There is no minimum time to stay in the country to be able to renew it.
-After 5 years you can apply for permanent residency (but you need to live 6 months per year if you want to be eligible to apply for PR)
-After 10 years you can apply for citizenship (2 years for former Spanish colonies, Brazil, Portugal and Andorra).

    To buy a Real Estate in Spain you have to find the professional Real Estate agents and thats not easy. Most of them are non reliable and don't know anything about the real estate business and the market. Even the very well known companies e.g. E+V, they are good in Marketing but their staff is limited, same with Solvia. At the end the additional value to work with a agency is missing in 90% of the cases. And most of these agencies are working only from Monday to Friday. Good luck for everyone to find the good guys Many times its easier to buy directly from the owner.

    I found its super hard to get in to a contact with an owner. From what Ive seen online its mostly agencies and nobody bothering to reply.

    As an Argentine-American with a Spaniard father, I'm think it's easier for me to purchase in Buenos Aires. Or shoot, upstate NY even. Spain is OK, and in Europe, but IDK

    You forgot the Philippines which was a colony of Spain from 1521 to 1898; in fact, Magellan was killed in the Phils. She lost it to the US after the Spanish-American War of 1898.

    Yeah Philippines was a colony indeed. If you are from PH and live in Spain you can apply for citizenship after 2 years in the country instead of the usual 10.

    My advice to you is start with REITs, that way you have a hedge against inflation or whatsoever. Certainly, you can either get a resident visa or simple visa as you have said.

    Yes, you don't even need to be an European citizen. But you need a stable and high salary to get a mortgage as a non-resident.

    You forget to mention that cheap is for a reason a lot of times.... noisy/dangerous neighbours and area, apartment in buildings with structural issues and also messy paperwork. So to all reading this, make sure to do your homework properly before commiting to buy a "cheap" apartment in Spain.

    You have some valid points. But the main point that they are cheap is that rural areas in Spain are facing a population decline. Even a nice house can be cheap if there's no people to buy it. Liquidity is very low.

    Hi Claudia. It is a very good point you have made. Inexpensive is definitely a better word to describe properties with low prices. The reason why I basically have to use "cheap" is because the keyword cheap property has a much wider range than the keyword inexpensive property. Since the goal is to bring knowledge to a broader audience, I have to use "cheap" for statistical reasons. To sum it up I wish I would use "inexpensive" too haha

    Any suggestions for a property in Asturias would be welcomed.. range $60,000- $125,000. Smaller city with all basics.. American citizen looking to retire in 5-10 years

    You have plenty of options in Asturias in this price range. Just make sure you are able to qualify for the retirement visa in Spain that currently needs one to show an income of around 2.7k usd month.

    Poderia me tirar algumas dúvidas? Sobre essa hipoteca, vamos supor que eu dê de entrada 30% do valor e hipoteque o resto, pagando 103 euros por mês durante 30 anos, vamos supor que eu consiga alugar o imóvel por 600 euros, ou seja, vou tirar 103 euros para pagar a hipoteca e o resto sobra pra mim. essa grana que sobrou da para eu amortizar essa hipoteca para conseguir pagar mais rapido e os juros n correrem tanto?

    provavelmente sim, mas voce deve se ater aos termos do contrato no que consta sobre o pagamento da hipoteca. Nem todas a hipotecas vao permitir pagar o montante em debito na hora que voce quiser.

    @@chrisg-re5cy fundos imobiliarios. O dividend yield dos fundos imobiliarios eh quase sempre superior a porcentagem de lucro que voce vai conseguir fazendo um buy to let. Considerando amortizacao, inquilino que para de pagar, seguro, financeiramente os fundos imobiliarios, tanto na espanha quanto no brasil sao melhores do que comprar um apartamento para alugar. Dito isso, se voce fizer tudo sozinho, consertos, nao contratar imobiliaria, ai pode ser que voce consiga um retorno decente.

    tambem devo te dizer que se voce arranjar uma hipoteca aonde voce vai pagar apenas 103 euros por mes em 30 anos, eh praticamente impossivel que voce consiga alguem que pague 600 euros de aluguel. A nao ser que de voce de de entrada coisa do tipo 80% do valor do imovel.

    First you need to get Mexican citizenship by descent, then live in Spain with a residence permit on your Mex passport.

    You can get a mortgage in Spain even if you don't live there (as long as you the income requirements for the bank in which you are applying for a mortgage).

    Oi, podes me escrever em Portugues. Sim, voce pode pedir a cidadania apos 2 anos. Porem existem mais alguns detalhes ai. Nao e necessariamente tao rapido, depois que voce entra com o processo para obter a nacionalidade por naturalizacao tambem demora.     @@neeloferkhan6423 If you are Brazilian (and from some other countries) you can apply for citizenship after leaving in 2 years instead of 10 that most citizens require.

    they can, you can buy anything for any price regardless of your citizenship. But buying property doesn't automatically grant you to right to live in Spain.

    @@XRPSwan you don't need to buy the property to get the NIE. You can get a non-resident NIE just by showing you have the intention to buy a property (before buying it). This NIE doesn't make you eligible to work, but it will allow you to open a bank account and buy the property. The property value is irrelevant.

    Ok for Filipinos are allowed to have permanent Visa after 2 years of stay since the Philippines was a former colony of Spain.

    @@rednorway7714 it really depends on what you like, I personally like Madrid, so I'd try to stay close to it. Andalusia is also nice, Granada is lovely but gets too hot during summer. Where should I buy, if I manily want to live there in the colder months, from mid november to mid march, so I would want the hottest lace, with goof facilitie, surrondings, people, so I'M MAINLY LOOKING for a place to be in Andaluzia, as far as i know that is the hottest area in sain, also in winter too. Which would be my best bet? So main priority is price, than temperature in winter, than the area, don't be boring, but also don't be too crowded, or polluted. Mmainl looking for a land where I can lace a modern design, nice looking mobile house, or a cheaer apartment or shop, caffe shop pizzeria or restourant to renovate it and convert it into a modern apartment, but mainly a land, in the city or near it.

    Sorry but this info is not accurate. They don’t give mortgages for less than 50,000 euros so forget about it. I been trying to find something decent in different places of spain in the last 2 months and either you got the cash plus the closing fees and taxes. Most Spanish people won’t do seller to buying loan options. They got the rent to sell option but is very high prices and must buy the place in less than 5 years and if you don’t. You lose the cash and the property. Plus if you don’t have a nie number you can’t buy in here. I’m very frustrated!

    Hi Tom. It is possible. But now all banks give mortgages to non-residents (but some in Spain do). If you apply for a golden visa you cannot finance the properties. For other types of visas you can finance properties. If you need more details check the links in the description to contact me.

    @@SilverbugInc for Spanish residents with Spanish income they are lower and comparable. For non-resident foreigners they are much higher, around 5-6%.

    The trouble is, houses in Spain are quite ugly. The floor is awful and shiny and the overall decour is just not appetising at all.

    I just can’t understand that anyone would pay so much for a used holiday home, it’s not better than a used car. 20-30 years old and more. When there are brand new homes for almost the same price and with warranty ! Old things always need DIY and that is so expensive these days both material and labor.

    An used car has absolutely nothing to do with an "used" holiday home. Most cars lose 80% of their selling price in the first 10 years after sold as new. An "used" holiday home is unlikely to lose much of its value in the first 10 years, in some cars its price may even appreciate.

    @@traveleconomics the thing is that you can look at a 20-30 year old house or flat that is outdated and needs lots of DIY and new materials but that is only cosmetics. The building standards were not the same, windows, roofs, bathrooms, pipes, electricity, just like a used car it’s easy to make a temporary fix and put a new surface on it. But when pipes or roofs and so on begin to leak you will end up paying a lot more for your old house or flat than if you did buy a brand new at almost the same price. Very risky business buying used houses and flats.

New builds are often in out of town locations, built with low quality materials, and no house is free of maintenance. Your comparison to a car is just laughable, read without having to post. We would all be better off for it.

    @@bruceketcheson4877 that is your opinion. You don’t know my experience. I tell you these prices are driven by low interest rates and easy borrowing. That will soon change due to the fact that inflation is on the way up and that will bring the interest rate up to a level that many can’t afford. At the same time due to Covid it’s much more difficult to find customers to rent out your property to.
