The house is set back 200m from the road and built into a small hill reached by a recently resurfaced white road which, in the spring and summer months, is a mass of wild roses, yellow broom and numerous wild flowers where hoopoes, bee-eaters and swallows take up their summer residence!
Leading from the parking a small path leads to the entrance of the house with a grape vine covered terrace, seating area and barbecue facing the views. French doors open into a spacious and light filled kitchen with fireplace and wood burning stove. The flooring is a light coloured wood laminate and the windows and doors are double glazed and burglar proof with outside metal shutters.
The ground floor of the house has been opened up with high narrow arches aligned with one another, and from the kitchen you enter a sitting room used as a library/ television viewing room and on through to a second sitting room with a stone staircase leading up to the floor above. French windows open onto a veranda with corrugated roof, and to the garden and swimming pool area.
The rooms at the back of the house all have traditional vaulted ceilings and are also accessed from the sitting room and consist of a large double bedroom with independent ground floor entrance to the house and bathroom with walk-in shower, hand basin and wc and a small laundry area.
An outside staircase leads up to the first floor and the bedrooms which can also be reached from the internal staircase from the second sitting room.
The master bedroom with high beamed ceiling has an additional small bedroom en suite, presently used as a walk-in wardrobe and a ‘him and her’ dressing room/ bathrooms, one with hand basin and WC, the other with full bath and hand basin. Windows overlook both front and side views, and it has its own independent entrance off the outside staircase.
The second door at the top of the outside staircase leads to a double bedroom with high ceiling, windows at the back of the house and views towards the parking area. A second large double bedroom enjoys views both over the front and swimming pool side of the house. A third smaller bedroom has French windows opening onto a bridge leading to the upper garden.
The upper floor of the house can be easily converted into an autonomous apartment with independent entrance from the outside staircase and independent doors out to the upper garden with steps down to the pool.
The fenced garden is just under half an acre/ 3600sqm with lawn and grass terraces, olive and cypress trees and is surrounded by countryside.
An open barn covered with bamboo and climbing roses is shaded by a magnificent and high yielding fig tree and becomes the summer sitting room and event venue.
To the side of the house overlooking the views, is the swimming pool facing west with full sun most of the day. Steps lead from the pool to the upper garden and to the bridge which takes you back into the house on the upper level.
This is a charming Italian Property and would make a happy home in Italy for many more years to come.

You should tell retirees like me where the closest hospital is. I love to live alone in the mountains but now I’m retired, it is just as important to know where the nearest emergency medical place is!.
I can't believe that the Italian children don't want their family homes anymore. Who would not want a free and gorgeous vacation home like this?

I believe the land tax on a second home is significant. The other issue is that lifestyles have changed greatly.

Please don't. Maybe they don't want to take the responsibility/ don't ike the work that comes with such a not small propertie, maybe they don't have the income to pay for repairs or upgrades/ modernizations, maybe they've no connection to that way of living or having other priorities- at least we don't know and please 🙏🏻 don't get me wrong, it's not our business. If I could afford such a place to be for me, I would but it's way too big for me like most of the old farmhouses in Italy.
Thank you for allowing this woman to dream of what it would be like to live in one of the absolute beautiful homes that you bring to us. The view and garden is stunning. I often imagine myself spending most of my time outside getting my hands dirty tending to and plantings more flowers in the gardens when I wasn't inside cooking meals for my family and guests. Really lovely. Thank you.

A general discussion of ALL the amenities in the area would be nice. Nearest town, medical, shopping, taxes and neighbors.
One of the most amazing views of any property to date ! Definitely a charming home.
i was 300k over! this property and your commentary is like being taken to a restaurant that one has always dreamt of going to for years, finding it to be even better then you imagined, exploring the menu and then every single mouth you take you end up saying "oh my god that is the best thing i've ever tasted ....oh wait THIS is the best thing i've ever ... oh wait no THIS is " it's the kind of home that a) speaks italian and b) i could quite comfortable move in and say ... "im going to die here with a smile of total contentment on my face" .... so beautiful .... and cypress trees represent "all italian" for me. another great video nick.

It is a lovely home for Italy but 745 thousand euros is alot of money unless a person is very wealthy imo. In my country where I was born, it actually costs 16 390 000.00 ZAR. Yup, 16 million, plus. I am Italian and English, I love the house because of the way it has been decorated. But take everything out? I think it is overpriced as it does not have municipal water, you have to use electricity to pump the spring water up to the house. And when the spring dries up during the dry hot summers, it is going to be a huge problem. Or if the pump breaks and pipes burst or leak. The pressure is going against gravity. Then you have to add 150 euros per tank of water to be delivered if the spring dries up. You will not be running washing machines, etc. And one will spend thousands of euros every 4 or so months to fill the diesel heating oil tank/s to run the central heaters. Anything facing North will be very cold. I know how much heating oil costs because I live in Europe two countries away from Italy. And when we don't have those big chunks of thousands of euros to fill our oil tank, our central heater is off and we don't have hot water. Each to their own of course, I think it is overpriced. 😅

A home not a showcase. This house was charming and you could feel the love in the whole place. ❤
We have been lucky enough to stay here. It really is a beautiful setting, the house is gorgeous and it has masses of potential, the sheep go past every day they are milked locally it’s real Italy. Great family home, we would buy it tomorrow if we could and we will miss not being able to go back again.

Umbria,Perugia ,are familiar names to me,My maternal grandparents were born in the little town of Sigilo in the Provence of Perugia. My wife and I visited there in 2006 ,very charming. Italy is a great visit,grand vistas,history everywhere great food and wine and the nicest people you,ll meet anywhere.

Love, love, love! You could sense that the owners and when visiting, their children, extended family and friends have enjoyed this family home. Plenty of guest room. I love the warren of rooms, stairs, entry ways and glorious windows. The interior is well designed, decorated and appointed. Super smart to create the apartment rental. Italians DO, do it better.

A truly beautiful home, Nick. I want the games tables in " bedroom one." The pigsty is a spectacular space. You are right. It would be a marvellous studio. I would be outside in the garden through all four seasons. Fabulous.

Yesterday was my "Good morning, good afternoon and good evening to you all - day" dear Nick. I grabbed myself a good cup of coffee, something to nibble and watched the most videos from you in a row. 😅 I enjoy these video tours so much and I'm not getting tired of exploring the countryside of Italy over your shoulder through the lens of your camera esp. when it comes to the rustic farmhouses I love so much. Outstanding and very charming indeed! What I like is that it's a _home_ and not an exhibit house. I would probably lightly crop a few of the trees which block the view, and change e.g. the colour of b/room #1.. Those green walls don't work for me 🤷 I'm sure it won't be on market very long...
