Central AC or Ductless Mini Splits? What's Better for Your ADU?

This originally was a 370 sq ft garage, watch as Joseph Peretz converts this garage into an Accessory Dwelling Unit (ADU). This ADU garage conversion is located in Los Angeles, CA. In the neighborhood of North Hollywood.
If your ADU is small, I recommend installing Ductless Mini Splits. Ductless Mini Splits are perfect for 1 bedroom, 1 bathroom ADUs. If your ADU is reaching 2 bedrooms, or potentially 3 bedrooms, I recommend installing central AC system. The higher the square footage of the ADU, the more likely you'll choose Central AC.
Condensers for your ADU can be installed outside, in the attic, or on the roof of your ADU. I personally like to install the ADU condenser on the exterior of the accessory dwelling unit, with a concrete pad. The reason that I prefer the exterior is because as they age, they shake, this will leads to more maintenance of the unit. AC units also need to be a certain distance from the property line, make sure to talk to your inspector before choosing the location. Check your title 24 to ensure you install the correct condenser.

This ADU is 370 sq ft, garage conversion with no addition. The ADU has a full-size kitchen, custom countertop, and high-end appliances and is lit by a skylight. The ADU has one medium size bedroom, with built-in closet spaces and a sliding door that leads to a big and spacious backyard. The ADUs' bathroom includes floor-to-ceiling tile, a tub, a vanity, and high-end finishes. The ADU will rent for $2,500 and will be an excellent secondary source of income for the homeowner.

    I did see those videos! But as a DIY kinda guy- would love to see if you can go in depth with things like: if your roof rafter span is this then this is the size of the ceiling joists you’ll need, this is the size nails, how many nails or framing specific topics like framing around door, how to anchor interior wall studs to concrete. Of course these are some topics that are top of mind for me as I build my adu but I am sure it is on others as well!

    Amazing video! My wife and I are about to close on our first rental property and we have a mother-in-law in the back. We’re having this conversation right now about whether or not we should do central air and pay for duct work or just do the splitters the cost is pretty similar. Our agent said it’s a good idea because it’s better for resale value since the price to do either is similar. Are there any other pros and cons you mind sharing with her not to good idea like is central air and duct work more maintenance because there’s more stuff that has a chance of breaking down? Thank you in advance. I really appreciate the hard work you do to educate people!

    Ductwork definitely has more maintenance. I usually look at it depending on the size of the unit, if it’s a small unit that only needs one head I would do mini split. If you have multiple areas you need air I would go with central.

    Hi! I'm enjoying your series. At the end you mentioned always mini-split but earlier said if it's larger go central. I have a triplex. A detached 4/1 ba house with a detached garage and a duplex with garages. The duplex has 2/1 ba that sits on top of 2 garages and a 3/1 ba attached with direct access to one of the garages. My plan is to convert the 2 garages into one 2/2 ba unit. It'll be around 810 sq ft. In this case would you recommend I go with central AC?

    I would recommend central AC, since your going to want 3 heads (one in each bedroom and one in the living room) If you can’t have ducts for some reason( existing ceiling joist/roof rafters are too small) then I would recommend ductless mini splits

    I agree about the minisplits, but the mini split cassette is superior to the wall mount in ADU's.
