You have given example about buyer which is correct that in future if buyer sell his property suppose one crore he will have to pay more tax and cost will be taken for which amount he had purchased. But you have not mentioned about seller point of view. That what the seller will save tax in future if he do not take cash and full amount actual registry is done and without taking tax.However we understand regarding buyer angel.

Profit from sell of property ( held for more than 2 years) can be invested in Govt. Bonds for 5 year e.g REC, IRFC, PFCI, NHAI if u want to save tax.
I am a 70 years old senior citizen.I have purchased 6 decimals of land in the year 1990 by Rs.45,000.Now I want sell the plot for typical financial crisis. The customer will pay me hardly 5 lakhs.But the circle rate of the plot is now 25 lakhs. Nobody wants to pay more than 5 lakhs for that plot. I am agreed to sale for Rs.5 lakhs. But if I sell it at 5 lakhs, the full amount I will have to pay as capital gain tax. How can I sell the plot so that the money I can use for my personal use? Please give your kind suggestion.
