It was a nice video. I agree to all except 2 points: 1) Buying from wholesale is always cheaper, but for a single bachelor (1 person household) it is inconvenient as some perishable grocery items can’t be finished and can go waste. 2) I would drive from NYC to Washington DC, but not from Dallas to Atlanta. I agree that you save money but the distance is long and it can get tedious to drive for that long especially if you are single. If you intend to go on a road trip then it is fine.

BMW are garbage vehicles. Crack smokin German engineers cant even design a durable non-electrical water pump which can last at least 100K. There is nothing like a 1st generation sequoias. I drive a 1st generation sequoia with over 330K & the only thing I had to spend was a timing belt. That break my wallet (BMW) will fall apart way before hitting 200K.

Made really good and relevant points and I totally agree with all of them. But about the last point of buying a house, can it be considered as an investment. Like if you manage to stay in USA for 5 year then there is a possibility of the market value of the house going up so when you leave you can sell it at a slightly higher price and make up for the expenses. Whereas in renting you just lose your money. What are your thoughts about this?

  • @FinancewithArjun
    @FinancewithArjun4 жыл бұрын

Agree on most points except the last one about buying a house. If you have enough money for a down payment, buy within budget and have a stable job (stay 5 years or more), a house can be a good investment. It is important to have a contingency plan (emergency fund, good realtor to sell quickly etc.) in case things start looking bad. Just made a video about this exactly

  • @DesiAmericanProfessor

yes true. That said buying and selling a house entails many processes, payments, maintenance, taxes, paperwork etc. I was targeting people who are here on temporary visas. Renting has no liability. Owning a home for such people who live in uncertainty, is an unwarranted inconvenience.

Actually buying a house isn’t a fruitful decision in short term irrespective of your immigration status. Factor in interest paid and roughly 8-10% costs of sales price when you sell along with 3 percent closing cost at purchase. You will love 60-70k on a 500K house even if the prices keep stable no matter when you sell it.

Alright...I agree with 9/10 points that were covered here. I'm myself on H1B and highly advice people to invest into residential real-estate. Ofcourse, when I say that you have to invest, there are certain ways in which it makes much more sense to buy a home. I'm on my way to own my 3rd property now and even though I agree it's highly risky, you can hardly go wrong with owning the right property. GC is going to take forever for Indians and if you wait to own a property also, there's no way one can really attain financial freedom. Financial freedom doesn't come with your regular 9-5 job, it comes with smart investments that will pay you dividend in future. BTW...it's nice to see someone from UT Arlington making videos. I myself graduated from UTA in 2006 with a MS degree and have several memories attached with the Nedderman Hall. :)

I'm on H1B and have been in the US for more than 6 years now. Ive seen a lot of your videos and normally I find your content pretty helpful. But I I hate to say that I don't agree with a lot of things discussed in this video. This is more of a pessimistic approach and people will always be on the edge if they start thinking like this. We've spent years working hard and now we have amazing jobs earning well above six figures. For someone like this, saving bits and pieces in travel/food/ clothing etc is just being a miser. You gotta have a set standard of life and you shouldn't spend what you don't have. As long your saving around 30% of your after tax income, you're welcome to spend wherever you like. Afterall people work hard to enjoy their lives. Lastly, I don't believe you've ever driven a mercedes/ luxury car yourself hence you're mentioning $2k per service. That couldn't be farther from the truth. I agree that buying a a brand new car is a waste of money since it depreciates the most in first 3 years. My advice for anyone who wants to own a luxury car should buy a 3 year old CPO and maintain it regularly at a local shop that specializes in those cars instead of the dealership. I have a cpo bmw and I've had to spend probably $1200 total in the last 4 years and it's depreciated from 26k to 14k today. And everytime I drive it, it makes me smile. Totally worth it. I don't think this video is going to influence anyone. People who think like this will continue to live like this and people who don't will probably ignore. Instead of saving pennies, we should be investing time in growing ourselves and generating other sources of income..

Hi Pallavi. Okay, let's reflect on the current scenario. For someone who has a priority date of this year on EB2, the video says they won't get their green card for the next 250 years. So people like these are planning to stay on h1b renewals all their life. If this is how they're expected to live, they better not stay here in the US then. What's the point of hoarding money all your life that you'll never be able to use?

900 miles driving! That too one-way! Ouch!! It will take nearly 15 - 16 hours to drive. Add gas, tolls, pit-stops, coffee, diner. Not to mention chances of accident, snow, increased insurance rates, mileage on your car, speeding tickets... I mean, if you go to your uncle’s home every weekend, then you can save on flight. But if you are driving a couple of times a year, you can get better bang for the buck flying Southwest.

  • @sabybasu

That makes sense. But it sounded like (and hence I commenting) you are prescribing to drive instead of fly. On an average, you can drive 60 miles an hour, including pit-stops. So the maximum miles you can cover driving is probably 300 miles in 5 hours. Generally, airlines do not fly below 250 - 300 miles, so you are ok driving that distance. But beyond that, you are better off flying. Unless the special circumstances like you mentioned. My $0.02.

Great suggestions, but generally, Indians are very smart in Finances. In addition, there are many sites where you can find deals and also cashback sites where you can get cashback with every purchases, use all these options. For home purchase idea, I am a Realtor, here is a rule of thumb which I recommend, buy a house where your mortgage can be covered by 'Rental' income if you need to move. US allows non-citizens to own real estate so its a good long term investment if you know how to manage it.I have helped lot of people with similar analysis

The last point makes sense if you immigration status is h1b. Usually for buying a home you take loan of 15 years, 20 years and 30 years. On top of that you have interest rates, home insurance, municipal taxes, maintenance, town house and condos have association fee. Also you will not have any flexibility to move out, if you find a job at another location. You end up paying more in bills if you buy a house, also if you want to sell the house you end up paying 15% real estate taxes, broker fee 6% and closing cost. Do your math which one is better for a short term living(1-5 years)

In apartment, you pay rent for them to take care of the maintenance. The rent is gone and you'll never get it back. If you buy a house, you get back your money when you sell the house. Over longer term like 5 years or more, it is cheaper to own a house. So, if you are expecting to not move out from the city for next five years, buy a house.

with green card lines long for indians, this is not really a good suggestion anymore. You will definitely better off buying home than paying rent for 5-10-15 years. Remember rent goes up almost every year too, so its really throwing away your money which can go into your equity if you buy home. Average rent median is around 1500$ ..over 10 years you would have paid 300k just in rent adjusting for rent hikes every year. Even in worst case scenario you have to leave, you can sell your home almost anywhere in US in 15-30 days, and get your money recovered.

@@SantoshNair1 Totally agree to your point. Also, to add to this... try looking for cheaper cities which are close to nearby cities. for e.g. if you have your work in Frisco texas, try getting a house in say for e.g. Prosper Texas which is next to Frisco... house will be around 50 to 60 K cheaper... on an avg. a 300 K home (even though small) will be good enough to save ourselves from paying apartment rents and can easily be sold in can of worst case scenario. Buying a home while you are on a temporary visa is a safe risk one might consider to take based on your risk tolerance. OTOH, Indians getting green cards as of today is decades away, if you can afford a home, do your homework and buy one you like it. Because, when you have your GC, the houses are going to be more than double vs the current market price. Having said this, if you have less than couple of years in your visa and gc processing is not guaranteed, better wait!

Point 10 is wrong even if you are a citizen. Buying an expensive home with 4-5 beds etc at 20% down and pay interest or worse PMI is not a great idea. If you are 100% stable then a small home if you have kids is justified. Texas is so dirt cheap compared to big east coast cities you could buy a big home also but why? You can claim std deduction anyway and don’t need to itemize I never agreed with the mentality to buy a huge home to show off to friends Your suggestion to use Costco is good but not enough. Use a card to get 2% back split membership among family members use for rental cars etc. most basic disposable stuff can be sourced at dollar tree first and only food items at ethnic supermarkets and then finally Costco

Buying house is not an expense. It is an investment. Rent of appartment is much higher and that is pure expense. Where in house whatever paid after few years will fetch you some money. Secondly appreciation of cost factir too you can keep in mind. This lecturer says that live begars life in country like. America... paisa apane sath graveyard leke jayega kya?

I dont agree with what you told about credit cards. Most of the people get scared when they hear credit cards, but the amount of profit that you can reap if you use it wisely is incredible. Spending everything on credit cards if you have the capability to pay off credit card balance every month is one of the best things I have done in my 5 years of H1B. I have had 2 round trip tickets to India for my family for almost nothing using these credit cards rewards. I have approx 10 plus credit cards and I havent spent a single $ in interest. Again, if you are not diligent enough/financially confident to payoff credit card balance every month, then this is not your cup of tea!

Not buying a house on H1B is bad advice. Rather you should, because else you pay for rent + tax and no benefits. With buying home.. you save on taxes and on top of that you make equity. Any point of time you can sell home and move back with earned capital in hand. Just make sure to buy a home at decent place and specially where government school rating is 9 or 10. Also make sure difference between your rent and home loan should not be skyrocketing difference. Selling a home process is very quick and you can even sell a home without staying in USA with legal agreement with realtor. And if you home loan is less than your house rent and you can break even by including tax + HOA etc.. you can keep the house on rent if you wish too. All you need is to have an agreement with company who take care of rent process and make sure of all paper work and maintenance activities. They just charge 5 to 10% of rent every month. So there is no hard and fast rule to not to buy a home. Just look at all options, your financial situation and need of an hour. Saving money in savings or current account in USA will give you just few cents as interest you earn in USA is really low.

Correct.. Point #10 is kind if a pessimistic Nothing comes without a risk. Our inner strength is immense and taking a calculated risk only brings the best out of you otherwise its a mundane life. In short , its like this, You ask your mind, how do I earn 5K a month? Your mind will answer accordingly and if you ask yourself how do i earn 50 k a month, surely mind will give a better answer. A great sage said that its the law if universe, the higher you aim , the more energy universe will grant you 😊😊😊‼️
