    Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

    Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

    I get such worries too. I'm 50 and retiring early. Already worried of the future and where its headed, especially in terms of financies and how to get by.     Great advice. I am so glad you tell the truth. We qualified for $450k to buy back in 2002. Instead, my wife and I insisted on not exceeding $300k. One roof later and one broken main water line and new driveway later, we were glad we were not house poor. Despite getting a full inspection, we had to replace the roof the first year we owned the home.

    I am a sped teacher in LA area and want to point out that there are a lot of different pay tables for teachers. There are sped teachers, early ed teachers, pals teachers, state preschool teachers, district intern teachers, university internsteachers etc... all of us have our own salary table, that starts from around 48k-60k. It all depends if your credential is cleared, what type is it, what degrees you have, etc. These figures that the teacher family gave you are not wrong! Fyi.. i make about 50k a year as 2nd year teacher in Los Angeles.

    Now, even Arizona is getting to expensive. A 40k-60k salary used to get you a decent 4 bedroom house in Tucson. Now those same outdated houses want 500k!! And that’s on the worst side of town😭😭😂

    So true. We bought our home in 2020 for 340k and gutted it. Now homes in our neighborhood in PV are going for 500-600k for 1200-1700 sq feet. This neighborhood is not that fancy either. I feel bad for people overpaying for these homes.

    I’m a teacher in Central Valley, and I’m so surprised with how low salaries are for teachers in other areas in CA. Our starting pay in my district is $63k. I’m now at $97k (7th year sped teacher) and I owe a home (new build). It’s crazy how expensive homes are in the Bay Area compared to Central Valley!

    I have a feeling they probably sent me a lower income, I did some research in their district and it seems the starting pay is around what you are saying. It could be because they truly only live their life as if they make the amount they gave me? It could be they were afraid that I was going to stretch out their budget if they gave me the whole amount? Who knows.

    Teacher here, in the bay area with a partner in Tech & a recently bought an old but updated condo in SF(6.35%)! Yeah the prices are insane, we live here with the understanding that we will be house poor for quite a while. But every weekend is like a vacation walking/hiking around the city!

    I believe you are overpaid as a teacher. Teachers in California specially don't deserve high pay because their students are so dumb and stupid. You should be ashamed of yourself for receiving such high pay from tax payer money.

    Thanks for the video, Javier. The scenario is applicable to many people no matter if they live in California or not. The first step in buying a house is your budget. It creeps me out when I go to open houses and there's a loan officer sitting there with the selling agent. Buying a house shouldn't be a spur of the moment decision.

    Your first mistake is trying to live in San Bernardino, let alone pay to live there. San Bernardino (aside from the rampant gang, crime, transient, prostitution) is a poorly mismanaged city and recently went bankrupt. Anything you purchase out there is not going to go up in value and may very well go down. And before the Dino residents come attack me, I lived out there so I know first hand what it’s like. You can talk to me about the “northern” part or even Rosena ranch, it’s still San Bernardino. Save your money and look elsewhere. I cannot fathom spending 450k on any piece of property in that city.

    I live in Highland in Five years I already have over 200,000 of equity.The cost of living is going to keep going up and also minimum wage.Regardless where you buy a house your property Is going to keep going up.There’s fast food restaurant that are going to be paying 20.00 dollars per hours.

    In 2019, I had $80k saved and I STILL had to borrow $50k from my retirement account to afford our $550k house with 20% down. $80k now is nothing considering how high houses are in California.

    Not unless you move to a southern state. New construction 3bed 2bth about $230k in Louiniana you'll qualify. The median income for married couple is about $50k-$60k here. As a single person debt free, I make over the median income and qualified

    I would not wait, I would get the house and then work several side hustles until I built up my savings again to a comfortable level. Actually that is what I did, now I own two homes and although payments are not “affordable” if anything were to happen I have enough cushion to ride out a long storm

    NOPE. I'm making 300k+ on a single income, spent the last 5 years paying off the student loan debt from my master's & prioritizing retirement accounts while renting a relatively cheap place, and still can't afford to buy. It's gonna be *at least* another 2 years of squirreling away before I can afford 20% down on even a "starter" home in NorCal. I'm in a better place than many, but it's absurd. Like many, my parents built a 3-bedroom 40 years ago for $80k, which they paid for on one full-time income with only a high school education.

    @@smellybut33Bcuz an "average" 3Bd, 2Ba single family home here goes for between 650-800k. Taking 700k for example, 10% down + PMI, monthly payment is $5800; 20% down, no PMI is about $5000; both are doable, neither are comfortable. While not my "dream" home, my first purchase will probably end up being a ~$600k townhome, which with 20% down will leave me with a ~$4k a month payment, which I can probably tolerate longer-term.

    You earn over $300K+ and say you can't comfortably afford a $650-850K house? My brother makes around $250K and just bought a house for in the beginning of the year at 1.5M. I think his interest rate is 5.5% so granted that's better than what you're probably going to get but still... seems like it should be doable
