    Currently 17 and have listening to this show for quite a while. I graduated high school a year early and work full time as a painter while going to college for programming. Currently have no dept and have a scholarship. I have 10k in a emergency fund 10k in index funds and plan on maxing out my roth IRA the day I turn 18! Bless this show really pushed to work as hard as possible.

    Great job dude but also be sure to have fun too. Your only young once, travel (backpacking and staying in hostels is cheap), go out to bars with friends in college, do spontaneous day trips. There’s more to life at your age then just saving money. I’m 24 and was able to save but also enjoyed some of the money I got from working. Trust me those memories are worth it

    The irony is most of the people concerned about California real estate are those that don’t live here. My home has grown over $200k in value in just 2.5 years! There is still not enough supply where I live. Not a fan of many things here, but can’t really argue with the what’s happening in real estate. I’ve heard Dave say it before, not everyone can afford to live some places, but that’s ok.

    @@HamiltonRb and don't forget that largest port in America where 90% of all ecommerce goods go through. CA will literally have economic opportunity, even if the state goes broke. Every major retailer depends on the port of long beach, and that will not change unless the u.s becomes the 3d print manufacturing capital of the world.

    Fark no. I live in SoCal and these prices are outrages. Only way a LMC/Middle class people can make a 15yr mortgage is if they start renting out the closets.

    Here in San Diego the housing shortage is very real... people from LA and the Bay Area are moving here! Prices are going through the roof. People may be leaving the Bay Area and LA ... I don’t believe they are leaving San Diego in large numbers.

    Wow lady. Have you not lived in CA for a bit? Prices don't go down. You waited for them to go down? Apart for the bubble BLIP in 2008 when have you ever seen that happen? I've been in Construction in CA for 20 years, the prices of houses do NOT go down. Not any significant amount worth waiting for, and never for long, like literal months.

    Idk if these people did the calculation... you are only winning by about $5k per year by owning an 800k house (20% down) versus renting a $2.5k apartment. Most of that gain is in tax break and principal paydown. If you have outstanding debt, renting is a much better choice.

    Californian's leaving for other states are false narrative, post office data shows most people moved out of San Francisco went to neighboring countries such Alameda, Santa Clara, Sam Mateo, LA. I think Austin and Denver is the only two out of state cities out of top 20 and both are out of top 10 destination.

    I always wondered why Californians just didn’t try moving to cheaper cities within the state. Now I know they do. I also I would suggest that if you leave a state, just rent for the 1st or 2nd yr, don’t buy a home and you’ve never lived there before. I see that all the time.

    Yes, and then they realize driving two hours everyday sucks, and they leave the suburbs too. People leaving big cities might be going to the outskirts, but what about all the people leaving the outskirts? There is no arguing the data that CA has had an abnormally outsized exodus. Are they going to see a population dip? No, of course not. But that doesn't mean people aren't leaving in large numbers.

    California is expensive and people are leaving because of gentrification of affordable areas. Gentrification drives prices up. Couple that with accessibility and you will have everything town turn to San Francisco in terms of housing prices

    Renting is currently a lot cheaper than buying in the bay area. Buy rentals rent them out and rent in the bay area. Better cash flow

    Until you have to sell it. If that’s your primary residence you didn’t really make any money, because you have to turn around and buy a different over-priced home. Unless you want to move to Nebraska.

With the interest that low we even considering getting another one so my mom in-law can move in from Taiwan. Holding a house in CA is like holding SPY or AAPL, it will only goes up in the long run....

    I love Dave but you can't compare California to Florida. California has great weather, wonderful topography ( beach, mountains, desert), interests (Hollywood, Silicon Valley), and wealth. People in California are also pretty lay back, unless you base your impression of Cali on Keeping up with.....well, you know who.

    lived here over 20 years now, and the weather is literally the only thing it has going for it. And it's not that great, especially not compared to Florida. No state tax. Just as much to do. Better beaches. Nicer people.

    Houses in my area, Fullerton sells within weeks over the asking price. Retirees are cashing in their second home and moving out of the state, why wouldn't they? Low supply high demand. Other people who leave for Texas like Joe Rogan probably can afford it, they most likely have multi properties. No one knows for sure...there are beautiful states outside California, no doubt.
