Video Recap for Property Types in Calgary
1. Detached Homes:
- There has been an 18% increase in new listings compared to November 2022.
- Inventory levels are down by 10% from last year and 9% from the previous month.
- Benchmark price flirted with the $700,000 range, ending at $699,000.
- Detached homes under $1 million are in a seller's market, while those over $1 million are in a buyer's market.
2. Semi-Detached Homes:
- There was a 38% increase in new listings compared to the previous year.
- Inventory levels decreased by only 5%, indicating strong sales.
- Benchmark prices remained stable at around $628,500.
- Sales in the $300-$400,000 range dropped significantly, indicating a shift to higher price brackets.
- Properties over $1 million are in a strong buyer's market, with limited sales.
3. Townhomes:
- Experienced a 21% increase in benchmark prices over 2022.
- There was a 40% increase in new listings.
- Inventory only increased by 7%, despite the surge in new listings.
- Significant sales growth in the $400-$500,000 range.
- Townhomes over $500,000 are in a buyer's market, with much slower sales compared to those under $500,000.
4. Condo Apartments:
- Witnessed an 18% increase in benchmark prices over the last year.
- Sales increased by 25%, with a 7% drop in inventory.
- Significant sales growth in the $200-$300,000 range.
- Condos under $500,000 are in a seller's market, while those over $500,000 face slower sales.
Overall, the Calgary real estate market shows a trend of increasing prices, with varying dynamics across different property types and price ranges. Detached and semi-detached homes are seeing shifts to higher price brackets, townhomes are gaining popularity, and condo apartments are becoming more attractive investments.

    if they drop rates make sure you hold gold and silver. they are already breaking out with interest rates moving up it will be a lot more when they drop rates. I would be surprised if they sacrifice the purchasing power of the dollar to pump up housing prices even higher. If anything they need the price to drop at least 25% across the country.

    If interest rate remain unchanged, i think Condos will win 2024. If rates fall, Townhomes will become more affordable and likely to have most percentage price rise in 2024.

    If rates fall, I think 2024 will be another year of Townhomes. It’s more attractive than condos and will become more affordable. Obviously could be wrong, difficult to predict the markets.

    I live in Vancouver and I’m looking to invest in Calgary real estate. (Im thinking Brentwood area / anything around UofC for around 300k). Looking to pull the trigger around late 2024 / mid 2025.     @@ChamberlainGroup I’ve heard that a bungalow costs more per sq ft than a 2 storey. There is a premium for this house style. It’s very popular for a certain market demographic. Is there any data that segregates bungalows for resale price, demand/supply, property tax, etc. I’m replying here because it might be of general interest. Thanks!

    Tiff can tweak and pretend but he is ultimately bound to within a few points of the FED. Not much can be done if the FED doesn’t cut.

    Recession coming in 2024. Initially hurt prices but then rates dropping will slingshot prices higher in 2025. TO VAN going to feel more pain than CGY

    Don't listen to RE agents... listen to economists. TD and CREA have said house prices are to drop 10% across the country by Spring. Add a recession, drop in oil and the typical crash in Calgary when a recession hits. Don't buy as a first time buyer or investor in Calgary until 2025-26.

    Thanks Rachel for showing up again. Was missing you! Making a statement like ‘the whole country will drop, regardless of the individual data in a particular city’ isn’t good advice either. Will prices drop across the whole country? Sure it could. Could there be cities that don’t drop to the same rate as others. For sure. Could there be outliers that buck the trend and increase? For sure. Will Calgary be the one to be the outlier? Don’t know. I never once (not that I’m recalling in this moment) did I say in this video that prices will rise… is there a chance that Calgary is set up to be in a great place for 2024, I think so.
