Buying property in Greece - What to Watch Out For

When purchasing property there are definitely things you need to look out for. Especially when you are purchasing in a foreign country. Here are some things you need to look out for before you purchase a property in Greece.

    This lawyer lady, said something about having a tax account in Greece. I would say a bit more indepth information on that would be valuable. My assumption is, that one would need a Greek bankaccount. However is it possible to get that, without having a living address in Greece. (If you intend to buy as a foreigner, usually you have no address yet.) And does a tax account require you to have an income in Greece ?? One can wire money to a bankaccount from income that is not made in Greece, so as to pay taxes etc etc. Thus I would think, knowing an answer to this question would be important.

    If anyone has the same questions. Here is the answer - you don't need a bank account to get a Greek tax number. The greek tax number doesn't require income in Greece. You can wire money from transferwise, or your tax accountant will often be happy to make the payment on your behalf (you send them the money).     A word of advice if your considering buying property in greece and you don’t permanently live there or are more than a few hours flight away ….DONT ! Unless you have someone loyal or on the payroll to look after your interest ! It’s a nightmare.. And I’m an Aussie that lives In greece 6 months a year ..pre Covid , without my cousin in Athens it would be impossible. Just rent a place as needed .

    @@btc1m654 I own a few houses in Nicaragua and Mexico. It’s a nightmare because a lot of thieves. So you do need a family member or trustworthy to look after your property.

    I love your videos but I find this lady defensive and in denial! Playing down the risks and not talking about the bad side of buying and investing doesn't help, I do want to buy a house in Greece and live there but it's hard to find someone honest to work with they all are very "it's ok just pay the lawyer" it's ok don't worry no problem" well telling me not to worry about spending $250k won't work lol but again I love your videos 💙💙💙

    Well no you shouldnt just pay the lawyer and not worry i agree, but as far as i know you do need a lawyer in order to complete the purchase. So if you speak to different lawyers, they will explain to you the exact process and then you can decide which one you believe is best for you to hire. I havent bought any properties but my father has (we are Greeks living there) and he has always had his lawyer with him for the process.

    Unfortunately many countries do the same thing, especially in Canada, so much propaganda about that stupid country and when you get there, you only find problems, no quality of life and expensive as hell for nothing in fact since new comers and foreigners are deprived from doing anything worthwhile. That's why I also enjoy videos that show you the bad sides also, not everything is pink.

    We bought a house and was told no one can build in front of us and block our view .well while we weren’t there someone did build in front blocked our house in totality illegal! We got a lawyer he stopped them from moving in But the house is there and we’re blocked in with a view of the house ! Killed our value ! Uggh

    What I don’t hear is the physical check. Meaning that the construction of the building should be sound and based on certain quality standards plumbing and Electrical is up to code isn’t that involved in the inspection by a lawyer?

    You are talking about the 'topographical report', this is done by the civil engineer, it is an obligation for the seller to pay for this and submit it to the lawyer. The report should be no older than 3 years. It is also recommended that you employ your own civil engineer for their report, costs around €300 - 400 I believe.

    Confusing, complicated and if you are a foreigner it could be very costly. I would go for a couple of days or a week as a visitor BUT buying property NO.
