My Lennar community was involved in a civil action lawsuit. Terrible quality. Issues with the foundation, windows, my fireplace structure literally fell off the wall one day. No earthquake. I was not even in the room. Just fell off. Boom. I watched them slap homes together in one day.

@@realestatemindset The interview I will decline. I unfortunately don’t have much more to say than that. The houses were still livable, but very sloppily constructed and requiring extensive repairs which were part of the final judgment.

Isn’t it crazy how mortgage rates continue to rise with higher imports and declining exports? meanwhile the FED is yet to lessen cost. Something will eventually break if they keep raising interest rates and quantitative tightening

Right, since 2020 amid rona-outbreak, I've avoided the drawbacks of trial and error simply by FA assistance. I'm semi-red now, and only work 7.5 hours weekly, with over $600k pulled off after subsequent investments to date.

We backed out after seeing how close the homes are to eachother. They literally build as many units as possible to maximize profit not quality. The lack of actual yard and the HOA also contributed to our decision to walk away but after watching this video zero regrets😂

I've seen subdivisions where houses are about 5 feet from each other. There's no room to even park on the streets, so visitors have nowhere to park. If you have teenagers who drive to school and work, they have nowhere to park. These are big 5 bdr 3500sf houses.

@@Nikkisweeets The new subdivision near me has 3500-4000sf houses on postage stamp sized lots. The streets are narrow and filled with cars on both sides. Garbage pickup day is a clusterfvck. The city shouldn't even allow this crap.

We bought a lennar home in wa couple months ago and they've been great was able to see every step of the process and anything I've wanted repaired has been done within 2 weeks. I think it really depends on what division of lennar you end up with based on where u live.

I guess my experience is somewhat atypical. I’ve had a good experience with Lennar, and my home turned out really well put together. They’ve been great at communicating with me through the whole process. Underwriting was painful but when is it not. I’d give them a 8/10 for the experience as a whole.

Thanks goodness! My son and I almost bought Lennar's home in Las Vegas two year ago. It did not tell us the truth when we ask them question on top of that they did not want to pay the agent any commission. We then turned around and bought from KB Home in California instead and we were very happy with the team from beginning to the end. Kb Home had assigned a personal assistance for the homeowner for the next ten years if the homeowner ever have any problem. It is very good !!!!!

We bought my brand new Lennar home in Feb 2022 in Corona, CA. We were very happy with the buying and closing experience. Lennar fixed all the issues we spotted during the final walkthrough inspection. We didn’t run the HVAC system during the walkthrough, so after we moved in, we discovered the heater wouldn’t turn on. Customer Service took care of ths issue, plus all other minor issues we uncovered later. Customer Service has been great. Andy was our Customer Care rep. We were lucky to have him. For all the people who complained of issues, it is important to do a thorough walkthrough inspection prior to closing, which will save you headaches later on.

well one reason i found out in that community newly built houses were sold to a rental mngt company. i just have a bad feeling about that. i joined the lennar group complaints and issues it was discussed over there.

They have a new community in my area here in Atlanta and they have popped up about 20 homes in two weeks! 😮😮😮

I was getting ready to buy a Lennar home just before summer but since all the prices have gone back up. Three bedroom homes were down to $239k and now that same home is $254 since summer. I kind of gave up until after summer. I have a large down and great credit but I will not pay over $230k for one of their homes..

Do not ever call, ever Send a letter overnight, certified mail with the issue to both the builder and the home warranty people. In the letter cite the warranty section that deals with your issue.

Every time I hear the name Lennar, I think…run! I worked in the luxury building market for years and heard wild stories. I cringed when they bought Cal Atlantic / Standard Pacific knowing they’d ruin the good thing the company had.

Can you please do a review on LGI homes I was under contract and backed out in 2021 - the location was Victorville California. I had a horrible experience with them during Covid. Thank you for sharing those websites and reviews. Me and my husband enjoyed this video. 💎

The one thing I hear from the people whome I know that have moved into new consturction homes is that the quality they use around the home is always bad - not even Lennar specific. The people I know always have had to redo a bunch of things shortly after they have moved in.

Its not just Lenar, it all home builders, they are charging an arm and a leg for a house that is thrown together very fast and cheaply.

With those price cuts obvious they jacked up EXPECTED home prices to grab as much as possible. The cuts only reflect what the true values are, and they're still making plenty. No company this size would build just to lose money months later. Developer next door to my home who purchased from my neighbor, torn down, rebuilt told me the house would sell for $1.4M when completed. When listed, they asked $2.1M, and have now "reduced" to $1.6M with no takers, around 1 year on the market and multiple Realtors.

Builders are also giving a 5% commission to agents in my area. Ridiculous! These agents don’t give af if you buy 💩 property. They want their easy money.

Yup....they cut corners to increase profits! ALWAYS get a home inspection especially if it is new construction!

1.2 star rating shows us all we need to know. One of the BIGGEST purchases families make.

My realtor was determined on us using Lennar, I'm assuming they must give him a nice check

Lennar is one of the cheapest builders and therefore the quality has to be the worst. What is good about them? Lennar is relatively dynamic with their pricing and offer great incentives. Competitors will look at that. If I am looking to buy, I may look into Highland Homes. Sure, these homes cost more, but over the years the savings in fewer energy costs is a good reason to look into more energy efficient homes. Sadly, the US standard for "energy efficient" is not really efficient, but maybe as a potential buyer you can upgrade your home and pay maybe 5% more for a significant drop in running costs

Lennar has very low quality homes at super high prices. They are wanting $500k here for homes that I wouldnt buy for $200k.

Wow quality is so scary to think their house is also so expensive compared to other builders, they’re like 200k-300k more, same sq ft size.

At current prices and financing deals are they making anything if they do sell? Looking like gross margin was under 20% for them so guessing they would maybe lose or make very little.

Ive been looking into Lennar, it truly is an amazing deal. Anyone know of any other bulilders offering similar deal at this moment

Travis, do you have a video explaining the process of inspection prior to closing... This is for Home during construction, but what if purchasing an inventory house, ready to move in, 30-45 days escrow... How inspection can be done, when the drywall, flooring, carpet is already done. And finally, how different is all this complaints arising even after home inspection has been done. Another think as a buyer, can you refuse or delay to sign on the closing date, if all your concerns has not been address or complete. And finally, when you say make sure have several inspection done before closing, so who pays for the inspection, and how much is approximate each home inspection, lets say Houston,Texas.

I worked in originations for a credit union and let me tell you, Lennar is one of the WORST builders I’ve seen come out of this pandemic. After what I’ve seen, read, reviewed, im never buying a home build between 2020 to current. Contractors cutting costs on cement mixing with more water causing foundation issues before the framework being put up, extremely shoddy structural issues. Cheap install on fixtures. All because people have FOMO in this housing market and overpayed for extremely poor quality

Interesting - Lennar probably believes that rates will fall to 5 percent within a couple of years, so a guaranteed rate doesn't really cost them much. Unlike a homeowner that is underwater, they probably won't have an issue refinancing. I don't trust the BBB any longer - they seem to have a two tier system (those that pay them vs others) Is there a good way of determining reasonably good builders?

Whenever you buy a new house, ALL issues must be fixed before you 'take delivery', they're NOT coming back.

Travis, what can you say about KB Homes? We are in the process of closing with them. Will appreciate a review on KB homes too. Thank you!

KB is one of the two new homes I've personally purchased. It's important to do research and have inspections done. I purchased around 2006, and at that time, I absolutely loved it. Until of course, losing it to foreclosure.

I have a David Weekly in AZ and OMG its been awful. They literally lied to me about repairs we were told it was being built. They need to advertise if all of the workers are actually qualified workers because well my home looks like a really bad art project ... except it cost a shit load.

You can’t hold them off when they want to close unless you want to start paying huge daily penalties. It’s baked into the contract airtight.

lol...Travis go look at Zillow and Redfin partnering up on new construction listing......Just another hint that they own the homes in inventory. If they don't control the new homes they will be out priced....

Lennar absolutely doesn't want the buyer to have representation. My buyers agent & I made an offer on a home in the Nashville area 12/10/23. They countered, I accepted- after and only after I accepted they changed the terms. They insisted I sign the contract that day , on a Sunday , without legal review and would not budge on that. I would never sign any contract before a lawyer evaluated it. I really liked the house , but back to the drawing board. I wouldn't trust Lennar after that. Earlier in the process the location realtor's boss called me directly . I can only assume they were trying to cut my buyers agent out of the contract altogether.

If you want to live a less stressful life stay clear of a home with HOA 😂

There's so much sub-contracting and passing the buck it allows entities not to take responsibility for anything it seems. It's very risky to buy a new home now a days.

What do you mean at the end about making sure to get representative? My agent told me Lennar is the only builder that doesn't pay buyer's agent. So buys will not have their own agent and have no one to protect them.

Sounds like the beginning of a class action lawsuit against Lennar. Yikes!

Tri Pointe is one of the best builders in the country, they trolly care about their customers.

Southern California all builders use the same contractors. They are absolute garbage. I would highly recommend staying away from new builds in so cal. PPP plumbing, excel cabinets, Martin roofing, epic flooring absolute junk with terrible fit and finish. These project managers have no accountability and the companies they represent do not hold them accountable either. This is from personal experience as well as with friends and family from OC, LA and San Diego. Shea homes from our experience had been even worse than our lennar home. Everyone used to hype up Shea homes, but in all honesty, they are horrible as well.

Don't have much of a opinion on Lennar... Ivory homes i would be skeptical about due to multiple incidents in utah.

We were on the livestream this morning. I'll probably watch the whole video, but Lennar doesn't even build in my area so I couldn't buy one even if I wanted to.

After watching your video , I feel like I am so lucky not to have very bad experiences with my Lennar home . It is hit and miss. I am in Lennar home for 4 months now . I have made 20 service request through my Lennar . Most appointments are virtual . But they came and fixed for 18 and declined for 2 . Dry wall is not under warranty. But I can fix myself . You just give time and find the defects and make serice request . Yes, Lennar care service is very responsive. You just need to know and use it . With my experience, I can give Lennar overall 3 stars!

I am not meaning to sound rude or anything, but when you buy a new home, you shouldn’t have to call anyone for them to come fix things. 20? At this point you might have well bought an older home for less money, gutted it, and done it like you wanted.

These inspectors aren't looking out for you. Believe that! They are looking to get in, look at common major issues, and get out. Inspectors are fulfilling quotas, not looking to ensure that everything is perfect and to your standards.

How many inspections should you pay for? I mean really, where are the ethics here?

DO NOT BUY A LENNAR HOME! In my first year in this house, here are just SOME of the problems: My entire driveway, sidewalks and front porch are spalling and eroding away. Raindrops dig holes in my driveway. They acknowledge that it looks awful but refuse to fix it. Water is pooling in the garage and it’s not from the water heater. The grout surrounding the master bath tub crumbled in under 6 months - I’ve never used the damn tub. Kitchen top cabinets came out of the wall and had to be replaced. The air conditioner has died THREE times, today included. Hot water takes 2 solid minutes to come out of the master bath. The shiplap above the fireplace is uneven and makes tv appear crooked They clearly did not use a level in the recessed ceiling, my neighbors is even worse. Sloppy molding, baseboard a paint work throughout the house. They left portions of the outside roofing and sealing incomplete and the house exposed to the elements. Every door handle has come off at least once, most twice. I am disgusted with the quality of this home and even further disgusted by Lennar. When I filled out a warranty request for the grout coming out of the tub and shower, they suggested I try a home project. How about Lennar try some quality work. Avoid these sloppy, lazy builders AT ALL COSTS!

Lennar is actively cutting prices - online. When you get the contract the price is the original price and they tell you that price is only for cash. They are essentially lying and being used car salesmen. The sales chick literally admitted they just do it to get people to visit. This just happened to me this week. The sales person spoke to us specifically about the mortgage rate and said the price was so low because they want to move inventory before the end of 3rd fiscal quarter. They knew we would not be paying cash and they know most won't be which is why they do this. This home has no gutters, no backsplash, and no ceiling fans so to me the lower price would have been okay because we could upgrade ourselves. It is absolutely not worth dealing with lying sales people and at the higher price is not worth the lack of features. The sales person then tried to blame us for her lack of honesty about the price - she said she didn't think we were really interested. This is typically sales BS you will hear at used car lots when they lie because somehow you not being serious means they can lie. I guess that's why she called us the same day and 2x's every day after right? Because she thought we weren't interested? Sure Monica.

They jacked up the price and make it seems like we're getting a good deal for their crappy homes. no thx. And those positive reviews are fakes

I am in the process of buying a home with Lennar in Central Florida. The buyer experience is been very bad. Bad communication, the lie to us, do not want to fix important items before the closing. We fill very stressful and disappointed. They just treat me that if I do not sign, they will declare us in default and will keep my deposit. The worse development!!! Stay Away.

You’d think for half a million they’d get the quality right! This is worrying.

We live in a Lennar home (renting), built prior to the run up in home prices and the quality is terrible. nail pops along the entire back side of the house interior. Cracking of the bricks, crown molding splitting at the joints and something is VERY wrong with the wiring. We have been burning through LED lights (should out live us), the door bell has electrical "clicks" when the dryer door is open. No way I would ever buy Lennar...

Terrible builders, wish I would of seen this. Nails are popping out from the walls and ceilings. Paint chipping, my sprinklers heads been leaking and a lot of water coming out. Needed new motor on my A/C unit mine you all this we notice within 6 months we live here. And the house is brand new. Yes it was covered with the warranty but now the warranty is ran out. We still have nails popping out. It’s a headache, they are horrible please ppl look into the other builder even if you have to spend a lil.

Could be bots/not even real people doing some of these reviews to buffer out the real feelings of this company. It all really depends on the construction manager if they are shitty managers they will hire shitty people to build your house and you will get a shitty built house

look out for the everything is included thing because I was promised 18,500 of free extras and a few months down the road I noticed that was not the case so I contacted them and went round and round with them and their excuses bottom line I would have taken them to small claims or a class action law suit, i'm still thinking about it their sales rep lied to me and when it came down to it she did not back me up . there is numerous things that I have went through with them because me being a carpenter of over forty years I called them on everything they didn't like it much , as far as i'm concerned lennar can kiss my ass !!
