Great video- I’m surprised to hear that there are still homes selling for above list price. Tucson and Southern Arizona in general did very well attracting remote workers during the pandemic but I still feel that the real estate values are skewed high. Something people don’t always recognize about the region is that summers aren’t nearly as brutal as they are in Phoenix, Lake Havasu or Yuma. Often it’ll be 10+ degrees cooler in Tucson not to mention lush and green in July and August after monsoon storms.

fine, we use less water now than 50 years ago despite having 4x the population
