There have been new reports of home buyers backing out of purchases because the homeowners insurance premiums are too high. On top of insurance, property taxes have been soaring especially for new owners as so many other living expenses making this housing market unaffordable.

    Friend in Florida needed to replace the plumbing under the house; she called her insurance company to see if it would be covered under her policy (not submitting a claim). Not only did the company inform her that it didn't cover the repair, the company canceled her policy for just asking.

    Insurance agent here. Calling the carrier to inquire about coverage IS filing a claim. She should have called her agent instead. Also, informing your carrier that your pipes are defective is bound to get your policy cancelled as water damage claims are the highest loss for carriers.

    I agree with the high homeowners insurance for Florida. Historically a dangerous area due to the storms, they should pay for their own insurance and stop demanding the government to bail them out.

    @@Bradimoose Just think that isn't their homeowners insurance. Flood is a different policy and paid to another company than your homeowners. Wind is additional too.

    I totally understand the problems, the possible solutions, storms, insurance companies have to stay in business, the more people the more problems, the more rules. The funny part is we now have Florida a red state, imposing socialist rules on people who complain about socialism… while they collect social security.

    Yup! ... I came in 1999 and was very lucky to snatch a home during the subprime housing collapse in 2008 . But it took me 10 years to find a house at the price range and location .

    This is why I tell every buyer to get a homeowners quote before they even write an offer. No reason to pay for appraisal and inspections if the insurance is a deal killer

    Tennessee is very quickly changing, even more so now than just a year ago. After the last two hurricanes in Florida, many people put TN in their moving plans, and it's unbelievable how prices are continuing to rise, for the past two years, and I'm seeing continued increases and the other sad thing is that land is being bought up for subdivisions and even if you want to live out in the country, even that's being divided up and sold in 1-5 acres opposed to say, if you wanted a home on 10-20 acres. We've been looking to move to Florida, because I have family there, but now the house prices aren't the problem in Florida, it's the property insurance and other costs. People moving to TN and Florida, can buy so much more for their money, it's causing the rest of us who didn't just sell a house in California, a hard time being able to compete. Thanks!     Buying a house in Florida is like buying in a war zone. It's WHEN will the next storm hit. I agree, homeowners need to pay for their insurance and stop relying on the government to bail them out. Move elsewhere if you don't want to pay for your own insurance.

    I talked to my friend who moved to Florida 6-7 years ago. From California. And I tell him everything you have mentioned Insurance, HOAs,roofing repairs etc. He doesn't care. The 15% he's saving on state income tax.-California- More than offsets higher fees. Just a point. California is Squeezeing Tax Payers out. Rich & Middle class tax Payers can't afford to stay.

    The value of your home too has alot to do with what your taxes are. If you bought low long ago. Your taxes are nothing compared to if you sell right now. Because home value has sky rocketed. Those new buyers taxes will be double. Because the house has been sold for so much more then the seller bought it at, if they’ve been living in it for 10 yrs or more.

    @@FloridaGirl- I fight back ny never making improvements, and planting so much vegetation the the house looks more like an empty lot. Add 30 ducks and other critters and the transition is complete Then petition the VAB every time the assesment gets raised.

    You don't consider agriculture an industry? Florida is 1st in the U.S. in the value of production of oranges, grapefruit and tropical foliage plants; 1st in production of sugarcane and sweet corn; 1st in snap beans, pickling, cucumbers, squash, watermelons, cut cultivated greens and fresh market tomatoes. Nine of the top 25 beef cattle producers in the nation are in Florida.

    In NJ property can not be bought or sold without a survey… solved a lot of problems… I can’t believe someone would buy property without a survey… absolutely crazy…

    The new roof age restrictions can be a real issue. When I was buying my current home in 2021, the insurance initially refused to cover it. It is a 17 year old home but it has a lifetime tile roof. I had to get a special inspection with a report saying even though the roof is over 10 years old, it still has at least another 10 years of life in it, which it obviously does. If it wasn’t a tile roof, I would’ve needed to replace it to get insurance which is insane.

    My parents house was built in 1956 in Ft. Lauderdale had a tile roof lasted 40 years, never leaked. Replaced with tile. They owned home over 60 years, never an insurance claim.

    Years ago, I owned a home with homeowners insurance and never once filed a claim. After 10 years, I got a letter from them saying they could no longer insure my home because I had cement steps (4 short steps) to my front door and had no wrought iron railings on the sides of those stairs. They canceled me and my mortgage holder force placed a state mandated insurance company to write me a policy that was almost twice as costly as the normal policy I had. Insurance is quite a business and really, not your friend. They make up their rules as they see fit. Car insurance is about the same. They all need a major overhaul in my opinion.

    I was going to purchase in FL but with all the issues I changed my mind. Homeowner Insurance Issue and that you have to replace your 30 Year roof every 10 years, Traffic and now starting May 1st if you have a good credit history you will be paying an extra 1% to help fund people with Bad Credit. I am now looking in TN, NC,SC & GA currently in NJ which taxes SUCK.

    I was paying 2300 in Palm Harbor Fl. Went up to 2900 this year. I got a new roof and sent info to insurance company (citizen) went back down to 2300. It only cost me 19900 to get the deduction (sarcasm). It did go down though.

    Is anyone else bothered by our governor being on a world tour while we have issues like this?? He never used our covid funds. Why doesn't he use that money instead of increasing property insurance 1% ?? No one seems to have any solutions.

    Well Michael as you well know buyers can only back out of a purchase contract within the inspection period which is normally 5 or 7 days and they’ve already paid for a home inspection. Once this time frame has elapsed if the buyer finds out their insurance will be astronomical high it is already too late. The only other way is the mortgage contingency which is within the first 30 days. Buyers must obtain a mortgage commitment within the first 21 days of both parties signing the purchase agreement. As a real estate agent in the state of Florida you already are aware of this. Another great video Michael

    Yes, I know. Luckily getting an insurance quote is pretty easy to do within your due diligence period. But I'm sure a lot of people won't think about doing that which is why I wanted to mention it in this video 👌

    I'm one of the buyers that backed out! I'm a U.S. expat living in Central America. I had considered buying a residential/vacation home in Naples, Florida. Even though I would not pay property taxes as a disabled veteran. The home insurance prices, home prices, traffic, home expenses etc. Make it a deal breaker. I'll continue to just be a tourist visiting Florida, as a citizen!

    The Midwest certainly wasn’t on my bucket list when I left Tennessee in 1979. I lived in California for 13 months then moved to Omaha, NE in 1981. I live on the Nebraska prairie now (which I don’t care for since I don’t like small towns) but Omaha, NE is awesome! Nebraska has high property taxes but you get what you pay for. They actually spend that on excellent schools and road work (very good roads). There’s plenty to do in Omaha and there are so many beautiful neighborhoods. My son and his girlfriend go to NYC every year because there’s a direct flight to NYC from Omaha. There are a lot of jobs in Omaha, NE.

    I lived in Lincoln for a few years back during the 90s but visited Omaha a few times. It seemed like a nice city and I had considered moving there from Lincoln. Glad to see Omaha is still doing well.

    @@mwebb3014 Try Blair NE. It’s close to Omaha and imo it’ll be the next “big” popular area just outside of Omaha to be the “in” place to move. It happened to Elkhorn and Greta already (high prices now) but Blair hasn’t reached that level YET but it will. There’s a good straight wide road going straight out there and it’s only 15 or 16 mi from everything Omaha has to offer. I wish to hell my husband had accepted a job he was offered there in 1999. We live a 3 hr drive from Omaha, had moved here in 97’ and I think hubby didn’t want to uproot again so quickly, but he didn’t realize we’d be here so long that it wouldn’t happen. We did buy a condo in Omaha in 2019 in the Westside school district so we make the drive a couple of times a month. I have to say, I absolutely love Omaha better than any place I have ever lived. Growing up I never even thought of Nebraska except on Sunday when Mutual of Omaha’s wild kingdom was on. --. It is Blair. When I first typed a response it autocorrected to Blaine and it’s suppose to be Blair. It’s west, maybe a little NW of Omaha. Just look on a map and you’ll see it.

He prefers Omaha but his wife is from Lincoln so they’ll probably stay there but it’s an easy drive to Omaha, they’re at the Omaha Henry Doorley Zoo today. Lincoln is a good place too but Omaha has a “vibe” that I prefer. It could be because I spent my 20s in the awesome 80s (best decade EVER!) in Omaha so I feel 30 years younger just being there.

    11:45 Yep. And if they snatch anything from land it'll be small stuff like pets & kids. Crocodiles aren't pervasive yet in The Keys, but as kid in the '60s & early '70s I wasn't afraid to swim in Florida lakes. Alligators became Federally protected in 1968 (67?) and look where we are today! The gator population came back with a vengeance.

    Excellent video. Never, ever hire a "general lawyer" for a RE issue. Find a lawyer who specializes in RE. Call the law school if you are not sure and ask one of the property law professors whom they recommend. Bill is right but did not spend as much money as I spent ($80k) on a bad lawyer. Get an RE specialist lawyer. As you say, get a survey ahead and understand it carefully, esp any easements.

    Couldn’t agree more. I also fall in this category. I backed out due to high insurance and property tax and lost my deposit. I can recoup loss in one year so no worry. It’s big pit fall and despite high insurance premium coverage was very limited. House cost 520k and insurance coverage 248k and 4000+ insurance with 5% hurricane deductible. Not sure when home ownership will be affordable again, it is very unsettling.

    I just received notice that citizens will belooking to cancel anyone who can find insurance within 25% of their rate as “citizens is a last resorts and not supposed to be leaned on so heavily.” I currently par around 8k a year which if I can find it puts me over 10k. Based on others I know though, it isn’t too bad (which is ridiculous). Just five years ago… my insurance was $1500.

    Trends normally continue, so in 2028 you will be paying 20k minimum. In hyperinflation scenario (likely at this point) 50k to 75k. Edit: just saw a reply below someone was quoted 70k.

    Absolutely have the seller pay for the survey prior to close of escrow. I’m surprised the appraiser didn’t call it out on his report. Title report also has a plat map.

    People have looked at me like I'm nuts for a few years now when I talk about how the state will end up insuring almost every home in Florida. The ironic consequences of not wanting regulations and "big government" is big government will insure all those homes for pennies on the dollar.

    My sister got quoted 70 grand for full coverage on 700k structure value in key biscayne. That’s from the private market. Citizens was 30k. Luckily they are able to pay off the mortgage and go naked on wind coverage. This is a hidden crisis people move here and have no idea what coverage costs especially if you are required by lender…..

    @@gulfbreezescapes4429 it’s an older ground level Mackle home on Key Biscayne but the flood insurance isn’t expensive it’s the WIND. This is a $3m home but it’s all land value the actual structure value insured was $700k. It’s a 2700ft former 3/2 Mackle ranch with a second floor master+bath that was added in the 80s. I think many parts of Miami are simply getting to the point of uninsurable and therefore non- financeable. What is the value if even $1-2M homes must be bought cash? One bad hurricane here in Miami and Citizens could start charging private market rates. I was an insurance industry analyst for years Florida was always expensive but it’s gotten to the point where it can be a second mortgage!

    Just bought a house in Sebastian Florida. Homeowners insurance was the biggest hurdle and costly for sure. Apparently back in 2005 2006 they were waiving permits for roof replacement because so many roofs needed replacement due to back to back hurricanes. This house was one of these. Had to replace roof in order to even get insurance. Big eye opener.

    Shingles are not the roof , is part of the roof . Metal roofers are now financing , or you could also Seal your shingles with BlackJack sealer .

    @@787UrbanApparel They did attempt to put what's called Florida green shield on the roof which is a sprayed on application we were told that that would help us get the insurance but no joy it did not work so basically I just took $2500 threw it away

    @@matprang4508 Yup ! ... i use BlackJack sealer , in my opinion is the best . We did it years ago for the WhiteRoofProject ... but the insurance increase is due to the state mandating - Replacement Cost Value - on insurance carriers for Florida . Rick Scoot was involve in changing those formulas . Basically ; he took homeowners rights to negotiate - RCV - and Personal Liability Riders amount . So , insurance companies have massive risk . It should be at the Homeowners discretion ; how much policy you want . Especially if your home is payoff . Not everyone home gets destroy by storm in Florida . We should not carry the burden of others that live by the beach .

    You can thank the roofers going door to door, using policies like maintenance policies and the assignment of benefits…We have as much litigation as 3 cat 3 storms and reinsurance is through the roof. We’ve withstood the hurricanes but not the litigation.

    In 2012, I found a house I love on a canal in Port Charlotte. I put in a contract and immediately called for insurance quotes. Insurance was equal to the mortgage payment (principle/interest/taxes). My $650 a month mortgage would go to $1,225 with insurance. Luckily the contract had an insurance clause and I backed out. My agent was furious. Since she was a buyers agent no commission for her. I did try for a foreclosure but BoA gave a verbal acceptance then without notifying my agent sold to someone else, very frustrating. This was July. At Christmas, I sent a card and thanked her for her services. I included a check for $250 as a gift. It was cashed the same day she must have gotten it, lol. I haven’t regretted my decision.

    Well said Michael! Everyone says a home is an investment. If that is true, it is the MOST manipulated asset class ever created. As proof of this manipulation witness the repeated, almost cyclical nature of housing bubble creation followed by housing market crashes. Prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways. This is where is gets confusing lol

    Think about that. A bunch of people got together, decided that if they made a local government, built homes, provided jobs at markets, gas stations, etc, they'd charge for it by renting the land to people that buy what they build forcing them to work so that they can pay for it thus the reason to create the jobs for the homes that they build 🤨😜.

    Funny story... Growing up, our neighbor built a brick wall w pillars onto our property driveway. My Dad was the Best autobody repairman in Boston, so he would constantly knock the pillar off the wall w our car. We used to laugh like crazy !!! 😃😁😃😁😃

    You are so correct on the insurance and add in the new HOA assessments. Almost everyone in fancy town South Florida has HOA’s. Right now unless the prices on homes come down the average person can’t buy. Especially in South Florida. Most places Orlando and north are much more affordable and plenty with no HOA’s. Although pay isn’t as much so I suppose it’s all relative.

    I think one of the reasons insurance companies are in trouble is partly their own fault too because for so many years they were basically giving people brand new roofs for their deductible. Even if your roof was 20 or 30 years old all you paid was the deductible when it should've been prorated according to how old your roof is. So now because of their mistakes they won't insure someone who's roof is over 10yrs old unless they replace it first! I think it's ridiculous that we are punished and have to pay for their mistake for so many years and I'm tired of paying for the decisions the government makes as well!

    Personally, I think everywhere is high if you are moving anywhere at this point. Even if you make a load, you have to go reinvest almost all of it, to purchase even a smaller home to downsize in. 🤷‍♀️ Then, you will be paying higher taxes then the house you sold. Because the new one cost more then the one you moved from-if you were in it for awhile. Craziness.

    I had a similar situation some time ago. Long story short.... Houses were already built backing up to the property I was purchasing. Building on. A corner lot extra money. This yard touched about 8 properties after the survey as we wanted to fence it in. We made sure the fence was an additional 12 inches in from the property line. One neighbor had a huge swingset way over on our property. He had to move it and was not happy as he then had a very small backyard.

    I wonder if the neighbor had a survey of their property and knew or should have known, (as lawyers like to assert) that they were trespassing on others' property. Always keep an eye on your property; a miscreant can decide to build on your property AFTER you've moved in and hope 7 years pass before you do or say anything; voila! Land YOU paid for is now theirs. As has been said before, we don't have a justice system; we have a legal system.

    if financed you'll always need a survey either recent on the home from the sellers or done per you, the buyer/lender.

    On the subject of insurance... I just got a check from my insurance company. Monday I have to find out if they're not going to cover my house anymore. They accepted my payment. Cashed it. But I just got a check for the full amount back. Curiouser and curiouser

    Also property lines can determine whose responsibility it is to cut down a tree. We have paid well over 20 K in tree removal in the last decade. Insurance companies cannot make you cut one down, but a large oak falling on your roof can be potentially deadly, particularly since most bedrooms are on the top floor.

    The insurance is too high.... if you can get it in the first place. It has been over 15 years since I lived in Florida, but I remember they had blackout dates where they did not approve any new policies AT ALL during official hurricane season. It did not matter if you just bought the home and you were insured at a previous address (renter's insurance or home owner insurance). They refused, across the board, period. It seems like things have become worse since then.

    Well, I know one thing. The way it is now. When they “call” a state of emergency, within 72 hrs for the state, because a hurricaine is coming. “That’s” when they won’t sell insurance. Because people would call and cancel it “after” the hurricaine is gone. Esp if it didn’t hit their area. So I can’t blame the ins co for that. Also, flood insurance which is seperate. When you do purchase it (through FEMA), it has a 30 day wait start date before it is in effect. Probably for the same reason.

They have been paying insurance on a previous address and are trying to relocate. I don't understand why they will not make an exception for that.     He is not lying. We are one of those buyers. Lost a $600 option fee when we backed out. 3000 s/f house with a garage apartment that NEVER FLOODED or had a claim in 40 years in the Texas Gulf Coast (house and property had mitigation features to hurricane fortify) --- $20K a year for HO/Flood/Wind insurance. This house was NOT even waterfront. It was several blocks away from the bay. And, Texas, yeah property taxes were $20K too. So $40K a year just in tax and insurance! That's a whole other house. Nope.
