    It's just crazy how the market is these days. When we purchased our home many years ago, we got everything that the builders are not offering these days, which was standard such as garden tubs, double ovens, granite. etc. I just don't understand how people are buying these over prices homes especially if working in Florida.

    People are desperate and not doing their homework. The realtors aren’t helping because they just want a sale. No one is talking about the home insurance crisis in Florida either. It’s really serious. What will happen is everything will come crashing down and home buyers will get screwed.

    Lisa, great video to start with. I haven't yet looked at anything else you may have posted, but my thought is that it would be a nice addition to include a video on what to expect when working with good builders vs. what to expect when working with bad builders as well as the difference in customer service and quality service between locally-based builders vs. nationally based builders. Also mentioning the advantages/disadvantages (if any at all) to already owning land as opposed to buying a house in a subdivision would be helpful. Thanks!

    This is very good advice. Builders were encouraging bidding wars. Now people are trying to get out of the deals made over the last few months. There will be bargains soon.

    Great guide - I would like to build my home in Florida without using wood and drywall. I like the concrete block in external and internal walls. I am not sure how to put the insulation to external homes and yet have the home fire proof - I have seen a double concrete block wall and insulation between the blocks; seems like very expensive option to put double concrete block wall. Do you have any other proposals of how to build concrete home without wood and drywall and still get high R value insulation incorporated in the project (except the ICF, I heard that termites eat through ICF, besides ICF burns)? For the roof, I would use steel frame and instead plywood and shingles I would like to have insulated steel roof panels with R-50 value; so the attic would be very insulated. Do you think that can be done in Florida? I have seen videos of those insulated roof panels used in Arizona. Lastly, would you suggest a home builder who can build a home like that in Tampa Bay area but cost effectively so the per square feet price is comparable to homes build by DR HORTON? Couple years ago, I have reached out to one contractor, and he said custom homes are not cost efficient to build.

    It is a tough time with delays. Our windows were ordered in May 2021, still not delivered. I don’t know when we will move in. They have kept progress up by wrapping the house, trying to stay grateful.

    Yup 1 point is very valid. Builders are misleading. They say a home is one price but then their only offering quick move ins and they are over 100k the starting price for the base house.

    Is it more expensive to do new construction or tear down and build? Around the $475-$500k price range 2500sq?

    You would not be able to find a lot or builder that could do that for 475,000-500,000.

    There is a universe of miseries documented on the internet about Lennar. I was really interested in that builder after walking through a couple of their projects. My goal was to look into reviews and believe me there is a lot of reviews about Lennar. People have even made You Tube videos about their Lennar nightmare. There was one website that alleged there was a mountain of evidence that resulted in class action lawsuit pending against Lennar. It is a real shame too, they looked like nice houses.

    One of the biggest builders in the nation is building low quality homes. Their homes are built with the least expensive materials. The stucco is made out of thin layer. Roofs are often uneven and made from the cheapest material. Interior paint is a water based paint without primer. The interior doors are made out of cardboard. The stainless steel appliances are the lowest grade. Everything is made for the looks. The sales prices are high, the HOA fees are high. I don't know any real estate agent that purchased a house like that.

    What are your thoughts on David weekly Homes, from what I understand they are the largest privately owned builder in the country and building near Payne Park and other locations in the area

    Chose a house over 6 mo ago new builder locked in price they are now higher priced homes same models so they are building faster for the higher priced and delaying mine even though I already sold my home market was slowing where I lived. Not very happy...

    Totally agree. Realtors and builders have created a frenzy to find the next sucker. This happened during the housing bubble in 2006. Lots of people got screwed.

    Its late April 2022 and the hedge fund people are buying lots and homes like crazy. Many home sites have the block walls up and sit idle for months. Who knows on the builders choice & track record. Plus so many home builders went over budget the new built home is unsellable for a profit because of skyrocketing materials prices.

    I like Pulte homes. They are building Sapphire Shores which is nice and will have other new developments coming at end of year.

I’m looking to move to Florida in about two years from now so I’m doing my home work about where I would like to live.     Around minute 3:00 you said lot cost more than $100k than the starting price. 1) what was the asking price of the lot 2) how big is the typical home? 3) price of the house? I am in an affordable neighborhood in L.A. lot cost around $200k. A new construction with 2000 sqt selling around $ 1.4 M

    Well, I can't speak about the Sarasota area, but here in Palm Beach County, I see very small lots (25 wide and 75 feet deep) go for 90K and then a tiny house cost $250 to build. It takes them about 7 months to complete.

    @@danpan001 399,000. In Wellington, the older homes are going for under $400,000, but you better make sure to get them inspected because they might have mold issues.

    @@danpan001 I don't know right now. All the new construction was already bought and paid for year ago in my area. The older homes are still for sale, but they are starting at $400,000 .

    @@tonytblum Without going into a ton of detail, extreme lack of communication is my main complaint. We've had delays that have been the fault of the builder (not simply supply and labor issues). We began the process October 2020 and we are at least 5 months from completion. This would not be upsetting if there weren't many homes that began after ours that are months ahead of us and if there weren't a complete disregard for communication from all branches of the company, including: construction, sales, design, mortgage, and HOA. This lack of communication has led to extremely stressful living/renting situations as well as financial losses.

    By all means hire an expert Realtor to guide you thru the home building process. Many of them have actually had relatives who were either builders or worked for one while going to college. lol

    Don’t buy from MI HOMES , google them lawsuits, BBB complaints, read reviews on them. VERY POOR QUALITY

    When the Florida real estate market collapsed real estate agents bought foreclosures and shortsales. Agents purchased homes for fraction of the original sale price.

    Home builders and realtors are crooks. You’re all money hungry. Toll Brothers have poor customer service and not so good of a builder as you say. I agree DRHorton is pure junk.

    I worked for a million dollar home builder in Ohio,I have lived all over the country.i spent six years on st.pete beach.my place was only $800.a month.ten years later? $3,200 a month.same place,no upgrades or improvement.these new homes are not worth $200,000 when finished.inferior materials,cheap bad contractors,huge over estimated square footage of lumber,tiles, drywall,you eat that cost at closing.aftet they get your deposit? Your the victim, don't like it? So what,we got your deposit.were not fixing anything.they will sod your yard over loose gravel and concrete.no soil.then you will water it and it will still die in a month.aftet the builders are gone.evet wonder why sod is done last? Now you know why.walk away,is what they say.we got your deposit.we will sell it to the next sucker.youust hire a lawyer,you must be present,you must film every phase or you will be screwed.my job was to drive all over Ohio fixing what the contractors messed up.i was overwhelmed and underpaid.see,they even burn their own employees.better off getting a already established home that has had the bugs all worked out.or you could be buying a new home that needs old home repairs.remember your home is open to humidity and moisture.drywall loves mold.hardwoodbfloors can only be installed in certain humidity and temperature.wanna bet? It will warp,and pinch.and then what? Bye😅bye wallet.never listen to a real estate agent.they know nothing about building homes,just profiting off of them.they are good for staging the home with overpriced junk furnishings from their buddies.then trying to get you to pay double for used furniture.drop a ping pong ball on every floor in the house.watch it roll to one side or both sides.especially in the garage.its an indication that your concrete will crack.there are good builders out there? But you have to helicopter parent them.watvh their attitude change after they get money Where did the motivation go? It's a joke being played on you.
