Yes they are insurable and new construction homes typically have the lowest homeowners insurance rates available as they are built to todays code. All of Florida is susceptible to hurricanes; however most new developments in the areas I sell in actively avoid areas in FEMA Flood Zones.

House is stunning. Looking to move from NY in next 12 mos. Any seller/builder concessions? Please send a website to view other properties with pool, newer construction at similar or lesser price point. Had been looking closer to Central Florida. Thx

The incentive for this community is that pool and screen enclosure are included. The area that I service is over an hour and a half Southeast from Orlando and Central Florida. Are you afraid that the treasure coast will get over populated with all these houses? I’m afraid of Florida turning into New York or California

I don't think we'll be as overpopulated here as New York or California. We've gotten a lot of new residents from those states - especially since Covid - but people who are leaving those states for the most part are trying to get away from what they are leaving behind and not trying to bring it with them if that makes sense. And each of the cities on the Treasure Coast are finding way to accommodate the growth we're seeing without sacrificing what attracted people here in the first place.

Nah, I moved here from NY but then they pulled the plug on remote work. Most of my other friends in finance and tech have left Florida that came down during pandemic. I’m personally staying hybrid because CEO Bought a satellite office in PBG, but he owns a FL pro sports team BEFORE the pandemic. I don’t really see enough jobs here for it to become a “NY”. In fact, if I got fired tomorrow I’d also have to leave I think, but I refuse to live or commute to Miami

Where is Vero Beach in relation to Palm Beach County and Port St. Lucie?

30-35 minutes North of Port St Lucie. 60-70 minutes from Palm Beach.

Is it hard to get house insurance. ? Sink holes. I have been told to keep asking these ?

New construction homes have an easier time getting insurance and it's less than what it would be on an existing older home for sale. This area doesn't really get sinkholes - that's more common in Central Florida with the natural lakes and springs they have. It’s $100,000 less in Port St Lucie .. this is bizarre If you have your own lot You should be able to get the same price wether it’s in PSL, Vero Beach or even Sebastian

These models are offered in communities where you can’t buy the land alone and must build one of their home. But they also can build on your own lot in Port St Lucie and Vero Beach with that significant of a price difference.

It’s really nice. I’m still not into the pool screen look. Probably need to get used to that.

You need a pool screen in vero. The no-seeums have a set of wings & a set of teeth :) and will ruin a day at the pool. Vero is beautiful though and so is this house!

Lovely except for the kitchen being part of the living room. I totally dislike those open floor plans.

The builders doesn't offer furniture, they only have this for the model showcase home itself.

The main benefit of the screen enclosure is to keep bugs, animals, and debris out and away from your pool and lanai which helps with maintenance & cleanliness.

I put pricing information in the description so I can update it as it changes. In Vero this home typically builds out in the $900s, but in Port St Lucie 45 minutes South I can get it built in the $800s.

In Vero Beach in the 9s and in Port St Lucie in the 8s is usually where I see people build out.

Im going to get 5-10M for my divorce. Looking forward to a beach home. Ty Minnesota
