It's easy to get overwhelmed by all the Chateau repairs. You are a one man band. And, you run a car garage and a bar on top of it.

Don’t let the repairs get you frustrated. Try to address each one individually and then move on. It will be ok. Your chateau is beautiful and the setting is so pretty.

The thing I hate about leaks is that they travel along joists and finally make something wet a mile from the actual leak. What a glorious view from the skylight! Your roof looks to be in pretty good shape. Guttering is the bane of everyone's existence. The higher the building, the bigger the pain in the butt it is to fix.

Decluttering is a top priority. Don't double handle anything. Take tubs with handles and sort all the stuff in a room into piles or if small items into the tubs. By category of use. All fabrics, all painting stuff, all garden etc. Just downsized after 25 years on acreage - 3 beds, 2 sheds and a studio to a home in the township. Good luck. Set a timer. Do 30 minutes at a time.

Phillip, sorry your roof is leaking. We have a small house in comparison to yours but we still have repairs that need to be done inside our house. 4th of July we had a large tree limb fall and broke our utility pole in half leaving us with no power for 24 hours so I understand your frustration about dealing with house issues. Be careful repairing your chimney & gutter leaks, please wait until you have help. Kathy USA 🇺🇸

I would also get your cherrypicker to that gutter leak as soon as poss. The weather is so changeable at the moment and last year the weather collapsed in August. Time is not on your side I'm afraid. Good luck. 🙂

The amount of rain over there has been incredible. I’m amazed there’s not more damage. Lovely views from the top. Stephanie at Lalande Chateau Diaries had a clear out of her attic. She had bags in the roof when they first moved into the Chateau years ago? Always good clearing up

Just a quick comment about making your kitchen more up to date cheaply. Firstly the cornice on top of the cupboards looks dated. The cupboards can be easily and cheaply painted by you using Annie Sloane chalk paint and wax finish. The floor I would cover in an attractive vinyl. Work surfaces can be replaced cost effectively and tiles can be tiled over or painted for short term fix.

Keep up the good work, hopefully if it stops raining you’ll get to relax a little and enjoy the sun. Take care. Pam 😊

Hi Phil! I love it when you show us the attic and other places! I hope that you can get some help to finish projects that you shouldn't do alone. I think that some people forget that your house is surrounded by a moat! That means that you can't get to the roof in places with the cherry picker! I remember what it was to do some of the shutter work and the chapel window with the cherry picker! All across the moat!! I think that I would go out a sky lite too! Ha ha! It is a challenging Chateau, but interesting, quirky, and beautiful! Have a good week and carry on! (or crack on if you want!) Thanks for this video!!

I spied a critter in the attic (at 6.25 on video) someone else commented too. Need to organise an eviction notice! It might be an idea, after the gutter cracks are fixed, to use gutter brush or mesh to help prevent the tree debris from building up. Wish you had some help with the simple organising tasks to leave you free to tackle the main stuff.

So sorry for the leak setbacks! Steady on it, a day at a time, not to overwhelm! The plaster with the names and dates is such a treasure! Since it is crumbling with age, and probably impossible to safely remove, could you bring in some good lighting and make some life-sized photographs to put in some large frames? Perhaps an experimental cleaning first, off on a side somewhere, would be good to see if the plaster could be whitened without affecting the writing?

In our ex School House in Normandy it had all zinc guttering etc and some had small holes in it. On a very dry day I went up on my ladder with flashband and melted a patch over the holes inside the guttering. Amazed they lasted really well. Still good 4 years later. Our chimneys were the same, rubbish sealing method of cement covering the soakers. Just re did it though. Would of been better if your soakers had of been taller. Then could of put a render bead over the top of the soakers against the chimney and cemented over and to the bead. This would allow movement of roof to chimney join and not crack the cement laid against chimney and slates. For your bedroom you could always put a liner down and small stove, plus carbon monoxide alarm and smoke alarm. I lined our chimney by pulling the liner up from below, rather than on a roofing ladder through the skylight. You have a lot of stuff!!

Oh, Phil, the attic! When we are 12, it is an adventure. When we are 20, no problem, run up and fix it. When we are 40, huff and puff and bend and groan. When we are 60... let's go have a look at the flowers instead. 😘It doesn't get easier. Are there no kids in the area who'd love an adventure day moving the shutter out of the attic? And, while they are there, moving all the items stored there close to a door and shelve them? Do they have Boy Scouts in your area? You could give them special prizes to take home (like that little green desk and the peacock feathers). European roofs are so sensible with the roof hooks installed during construction. It is almost impossible to repair steep roofs without them.

Stupid idea. Kitchen roll onto where you think the water has ingress. Check when it rains if its damp you found a leak. Worked in a victorian house. Checked paper in attack at 12, 24 and 36 hrs after heavy rain. Good luck.

Random thought. If the rain has been very heavy, and there haven't been fires burning, might the rain have soaked through from the inside of the chimneys?

Your gutters don't have enough of a drop towards the drain. They are too flat

What are the hooks on the roof for ? And just like that, I got an answer.

Phil don’t do that roof job yourself, get a roofer in to do it. You’re good at doing stuff but more at ground level. It’s too big a job just getting up to the roof to do it. Yes do house clearance, much safer. :)) lot of junk to go or sell. One mans rubbish and all that lol. 😆

Can someone tell me what the hooks on the roof tiles are for please? Are they for hooking a roof ladder? It’s ok, I was premature, Phil explained lol x

Call Billy. Have him bring the cherry-picker that they used for their chateau roof. You can fix the leak in the gutter at the same time. Don't be on that roof by yourself!!!!

I do not think Billy has the cherry picker any longer but could be wrong. Yanis would be a great help in those small spaces and I’m sure Billy would help since they are all good friends.

@ehpeachylove hmm, didn't they just use the cherry picker when they were doing the upstairs bedrooms and Rick was painting the windows. Could be wrong and they do turn over equipment fairly regularly. Getting on that roof scares me to death! Yanis would also make quick work of that tree with a chainsaw!!!

The mega cherry picker that he used over the chateau's roofing job, he got rid of it. He got the smaller telehandler instead.
