A lot of innocent investors are getting ripped off in hotel room projects, because of a non-regulated real estate market. While all of these projects are not bad some are just using the name of good hotel operators to add a premium to their projects without offering a guarantee from these operators.
Some developers will only sign an MOU with these operators, which can be revoked at any time by the hotel operator, leaving investors high and dry.
You must make sure that if someone is charging you a premium in the name of the hotel operator, then you must have an agreement with that hotel operator as well.

Very knowledgeable... Most of them offers 7% rental returns but they said also that developer won't buy back the product from you in future which means you have to sell it on your own .... That's why people like me would love to buy a plot than investing on these hotel rooms !!!

Yes or you can go for proper hotel apartments, plots have not given good returns in past few years except short term trading which can be risky aswell.

No, how do you intend to rent out the room? the option may only be available in proper serviced or hotel apartments where you get a lounge and kitchen and the apartment can be used independently.

These are hotel rooms and none of them are trustworthy as they have just signed an MOU with developer and do-not own the building.

I only recommend Sixty6 Gulberg, however, it is not a hotel room but a proper serviced hotel apartment.
