Property is in bear market. Now property dealers still wants people to invest in property so they are suggesting cash flow generating real estate. I guess before market bottoms and new bull run starts, we will see both residential and commercial cash flow generating property also tank. This is how markets generally work. You have no way to hide in bear market but leverage assets are first to take hit.
Pros and cons are there for everything.
You are repetitive to annoying extent. Points are repeated many times. It is better to structure your v log to save time of others and yourself.
I bought two offices (405 sq ft each) in Islamabad/top city (main commercial) near airport but I am not getting any rent because market and Pakistan situation is down overall and no one want offices for any business

I see constructed property reeling everywhere. There is massive weakness in the retail and office real estate. Not all rental properties are good especially off plan. I don’t think anyone should go near office real estate as remote and hybrid work is eating into the margins. Similar is the case with shops. I agree as far as files are concerned. But one can still invest in good residential tea estate which are at least 30% populated.
Main problem is no regulatory authority. Be very very careful when book any apartment project on maps. 2. What guarantee that structural and utilities infrastructure matches all quality standard. I visited reputed high end building in islamabad with very questionable quality bricks with out calculating PSI. Parking is mostly none for visitors lot of problem when guest arrives. For imlaak I view most of their videos. I do not know where an average investor can rearn this much rent .. They show bloated rents. Of exceptional cases. Travel islamand and Lahore so many under construction building halted with backing of renound builders. Above is what i found when I went to buy a apartment for myself. Also the cost of apartment are very high because of formula of cost they use. That formula is what would be the cost of apartment at the time of handover. And then they add yearly margin of cost escalation. And then they add profit margin of 40 to 50 percent. Basically it means installment payment does not give end user benefit of early payment.
Buildings and hotel suites is a big time scam in the real estate market, even shops in so called malls which usually is just a plaza and they call it a mall..so buyers beware don't invest in building..in near future if they manage to complete the building which is nearly impossible in the current market situation, these buildings will be turned into ghost buildings..no one will gonna get them on rent as there is no business in Pakistan specially retail business. So for god sake stop investing in real estate whatsoever if it's a plot or a malls

Totally agree. Rental guarantee is a big fraud in two ways. Firstly, there is no rental guarantee in practical. Secondly, in hotel rooms there is no capital gain as price is linked with rental guarantee that is normally in 10% range.
