    I built a shed in my baclyard for less than 30k..its 700 sq ft. It has tile floor, dry wall, down stairs is tiled, upstairs is carpet, it had 65" flat screen, 4 cat6-e ethernet cables, wifi, stairs, R19 insulation, 6 cam lights, ceiling fan, a queen sized bed, futon, 2 large sectional, ac and heat, ring camera, 2 dormers, and an aluminum door with windows....

    I'm not paying over $100Kfor a tiny prefab home! I'd rather buy a used RV, Pave a driveway, put a fence around the lot and run a power cable out to it. Then I'll get a gym membership and go into town three times a week to workout and shower.

    The home goes up in value if you pick a good location. An RV will lose its value the day you purchase it.

    @@vfpfootball not sure if thats true as tiny homes seemed designed to last around 20-30 years. I'm really just concerned about minimalizing my living costs. I'm thinking a large shed, slowly upgraded is probably the way to go if I want a traditional homelife lifestyle.

    @oldtymer9106 yeah definitely need to do your research. Get a quality prefab. Yes, you can definitely use a shed. Get a piece of property, lay a foundation, and insulate. Anything is better than renting.

    There is a Cinderella toilet. And some communities allow a grey water recycling process with rocks and plants. In that case, there is no need for septic. Just water and power. So that paved driveway used RV sounds pretty darn doable.

    @@jackies35 bull$#%, Barndos are ALWAYS going to cost more than a stick build house of the same size. I bought the hype too, and had some prices run up. Its the same cost for the inner finish out as a stick built house with the additional cost of a LOT of concrete and steel. You are better off building a house and then a smaller pole barn. I can build a 1000 foot normal house on a pad for around 100K or so. (last one I had built at 850sq ft was 69K with 5K for a garage) To make a similar size Barndo that doesn't even have a massive shop behind it is $175K+, for the "usual" shop Barndo owners want its $240K+ (1000 Sq Foot house and another partially finished 1000 sq foot of "shop.") The same builder would do a separated double garage/shop for 60K by itself. (unfinished/uninsulated) Now if you go wood it might not be that bad, you are just adding rooms to a traditional barn at that point. But no, Barrndos are not the "deal" you think. That is why you never EVER see them quote as-built prices on the usual "barndo" channels here. The bigger you get the more exponential the cost of the steel as the crown has to be higher and higher... and the more concrete needed to support the weight of all that steel.

    I didn't hear any option that was better than Boxabl. Roombus was close. You have to add in cost of the land, laying foundation, well, septic and land set up if you can find land that will allow it.

    Im shocked by the price of many of these dainty dwellings......and these prices do not include land or service connections to gas/electric/sewer. Where I live these are priced similar to higher-end homes.

    I bought a 1985 refurbished mobile home 2 years ago for $30,000 cash. I pay $300 a month lot rent + very low utilities. It came fully furnished if I wanted it. Since I had some furniture, I got to pick what I wanted. These companies want a fortune for what their building!

    Everybody thinks these are so cool, in a way they are, until you think about all of it. First you buy a little bitty house, then you need to buy some land to put it on, then you need to make sure the (cleared) land is “perked” with water/waste and electricity. All of that starts to add up. My wife and I have lived in a small quite town for about 8 years. It’s a 1957 contemporary, 5 bedrooms, two full bathrooms, massive living room and kitchen, oh and don’t forget our huge backyard. All of that for under $90k. Look before you leap.

    These are nothing more than a modified tool shed. Sorry but I wouldn't touch any of them with a 10 ft. pole. We are about to see a complete housing crash in the next 12 months. If you have any money, it's best to save that money to use as a 30% down payment on a small used home. You will save thousands.

    You can't even buy a load of drywall for 10K, much less appliances and AC.. anything livable below 60K is a good realistic starting point. That doesn't include dirt or local utility connections either.

    These companies are delusional, and the buyers are romantics… They converge in crazy-Ville. Buy some plans for a cabin/teeny home of your liking, build what you can, and outsource contractors to do what you cannot, and you can save perhaps tens of thousands of dollars and customize it to exactly your specs/liking.
