I live in Victory at Verrado... Love my home, a David Weekly bigger home and yard, with views of Tiger Mountain. We don't have the nice restaurants that Scottsdale has.. 20 min drive east to restaurants. 45 min drive to airport.. easy to get on the 10 to go west to CA. We are growing scary fast.. so the amenities will come.

I vote for the North Central Corridor, between 7th Ave and 7th St, north of Camelback. It's an older area with huge lawns, massive trees, sprawling ranch-style homes, and restaurants that are second to none. This portion of Central Ave includes the historic Murphy's Bridal Path (runs along the east side of Central Ave.) and multi-million dollar mansions, some of which are historic. Even the side streets are a joy to walk, as the homes are mostly from the 1950's and 1960's and are all unique (a wonderful respite from the endless seas of brown stucco cubes elsewhere). The schools are among the best in the city. People you see on the bridal path, the side streets, and in the restaurants and stores all smile and say hello. And OMG, even the children say "Thank you, sir" and "Excuse me, sir." Living in this neighborhood is really like stepping back into a kindler, gentler time. I love it because it is so unlike the other places in the Valley where I've lived most of my life.

I went to one a few months ago, but it was on a Saturday, the place was really busy, and the produce wasn't on sale (and went for fruits and vegetables). And nothing else seemed inexpensive, either. I have also noticed that some Food Citys are much better than others (the one by my friend in South Phoenix is really nice, big, and clean). Back when I had the patio home, I used to love Winco. It used to have prices that were much lower than Walmart's, but when I drove all the way to my old Winco a couple of months ago after not having been there for three years, I found the prices there had gone way up, too. I guess you really have to know when the stores have their sales.

I lived there 33 years. It is not a great climate. It's too hot, even at night, to do anything in the summer. There's not enough sunlight to enjoy the mild parts of the winter. And it reaches freezing temperatures in the winter. The yearlong swing from lowest to highest temperature is like 20 degrees to 115 degrees in a typical year. That's an awful swing of 95 degrees. I retired from teaching at ASU. I purposefully moved somewhere that never gets too hot and never too cold. I now live on the southernmost coastal area in Washington state. The lowest temperature so far has been around 28 degrees. The highest about 80 degrees. I'll take this climate anytime over the god-awful, horrible weather in Phoenix.

Lots of great places to live here these days. Some older established places (which is funny to consider places like Gilbert or even Chandler as those since I remember those being brand new places, but they are now) and a lot of new up and coming places. Pretty much anywhere you go nearly every amenity is within a 15 min drive with almost always some within 5-10 min. One thing I love about here. My wife and I are almost done with a new build out in Eastmark (Estates at Eastmark) and have to say I have been very impressed both with Eastmark but also that whole area around there. With the tech corridor building out (Apple there now, Facebook and Google coming), the mesa gateway airport, and lots of things coming like the Legacy Sports park etc. We looked at a ton of new build communities like Estrella (Liked Estrella but was just a bit removed for us and the floorplans didn't quite call to us), Verrado (also some smaller ones near Verrado like Arroyo Seco and Sedella), Avance by South Mountain, Storyrock in Scottsdale, multiple places in Queen Creek like Bridle Ranch (almost pulled the trigger here, was a bit concerned with proximity to major roads and the new Fat Catz, though walkability to a theater in a community like that is pretty unique), Caleda, Meridian, Spur Cross, etc. Tons of others... but in the end Eastmark impressed us the most. Not only did the big one story houses by Shea in the Estates (with good sized lots) win us over on floorplan (got one with the biggest open space living area I've seen) but the amenities and overall community design really stood out. Extremely impressive that 7 or so years ago nearly nothing was there. For us community didn't matter as much until we started looking and it feels like you just get a lot of value out of your HOA in DMB communities in general and especially in Eastmark. Overall I think there's a lot of great places you can live in the Phoenix metro area and you have a great list here. It's been great to see the area grow with such great areas at a variety of prices too. I grew up in some not so great places here, when I was very young in the 80s my family lived off of 35th and camelback (close to Grand ave) and then near Christown mall. Later we moved a bit north west on the border of Glendale, certainly nothing fancy but a bit nicer. Still have fond memories of the valley though. These days though there are some great communities all around though.

There are a lot of HOA communities in Queen Creek. Some are more rural-ish with low or no HOAs and big lots. As a general rule if a community has nice amenities like big green parks, ponds/lakes, pools, community centers, etc. You literally get what you pay for, though if you don't want those things, like parks etc, then there are places to skip the HOA, probably a bit more in San Tan than Queen Creek now.

@@adopymyfosters I was going to say the same NW Peoria is the closest IMHO as well (I'd say further NW than Arrowhead, though Arrowhead is a nice area too). Though I'd say it's a bit more like Gilbert/Queen Creek, not nearly Scottsdale level (no offense intended, I'd personally choose Peoria over Scottsdale, but based on land values and desirability etc). Verrado would be the other possibility, but again not really comparable to Scottsdale more of a comparison to Queen Creek or Gilbert.

Notice that he says *very* little about good schools. This is because AZ is now 51st in the country in per pupil funding. So a community like Queen Creek - which rejected bond measures to fund schools yesterday - will have nice houses, but will also have an uneducated populace, burned-out teachers paid peanuts quitting by the minute, overcrowded classrooms, and little community resources to help the underserved. However, Arizona is the perfect state to live in, if you hate kids. Which, apparently it does.
