I want to thank you for the wonderful and informative videos that you have posted about the current house buying market (2021). You were very helpful and instrumental while I was in the housing market. It was through your videos (and one other significant persons videos) that I was able to understand some important aspects about the home buying process. The 2021 housing market was very tough and tougher for a V.A. buyer. Your videos helped me to understand how to navigate in that difficult market. I learned many things by watching your videos and was a step ahead of my real estate agent with one or two issues. This allowed me to be a more informed homebuyer and I was able to pass on some great information to my agent that was helpful in closing my deal. Thank you again for posting wonderful and informative videos.

Hello, Nicole! Thanks for the video. Are there any loan programs in Arkansas that assist with the down payment on a secondary residence? Are there any types of government grants for a secondary residence if you're planning to sell your primary home within a few months after purchasing the secondary residence? For example, if you're moving from another state, and you're not quite ready to sell your house yet, but you want to have a home in Arkansas ready to move into. Not sure how all this works--it's new to me.

Thank you again. I just applied to DPA under 3 types, loan to be forgiven after 10 years of using the property as a primary residence, a Homebuyer Dream program which is a grant of $9,500 to $14,500, and there is also a NYS grant for people who are buying in rural areas.

can you get down payment assistance with a USDA loan? I know you don't need a down payment for usda, but to avoid paying pmi can you still get the assistance to cover the rest of the 20% needed for a down payment?

Some agents will! Not all real estate agents are versed on down payment assistance. That is a great thing to ask them about when interviewing them!

Yes! The best first step to take for buying a house is to get pre-qualified! Different lenders may have different down payment assistance programs available. So I would recommend calling a few and asking about no downpayment options up front!

In Texas does Tsahc work for DPA for Texas Hero ? I keep hearing realtors telling me no then other people telling yes.

Hey Joshua! TSAHC has DPA as well as their MCC (Mortgage Credit Certificate program) for first time home buyers. There are some lenders and realtors that just do not handle many buyers using DPA so they are not educated on the programs. I would go to www.tsahc.org/homebuyers-renters/homes-for-texas-heroes-program and look at their lender list for local lenders that can advise you best on what programs you qualify for! You can usually find out if you qualify within a few days of submitting an application. Then, the loan will take around 45 days to process and close before you will be able to move into your home!

Hi Remona! You would need to make sure anything you owe is in good standing. This is something you should bring up to your lender when filling out a loan application!

@@Sarah-rk5hz Most banks are going to be able to help you with the state programs the only reason they would not be able to would be if they have bank credit score minimums that are too high. You can always call and ask if they help buyers with down payment assistance. Also, yes, sometimes banks will offer their own down payment assistance programs and occasionally they can be combined with state programs that varies by bank!

That can be true! Right now, rates across all loan programs are historically low so regardless, if you buy within the next year or so, you are going to be able to get a much better rate than buyers previously.

Can the house be a primary residence but still be used as an investment at the same time? Like a person renting a room in your home (long term/short term)?

Hi JD! There are several credit repair and coaching programs you can go through for guidance to boost your credit! When it comes to qualifying for a loan, FHA loans can be given starting at a 580 credit score with a 3.5% down payment!
