Maybe it's time to leave the lovely state of CA? We lost our homeowner policy 4 years ago; then liability 2 months ago and the broker I'm working with for liability said we are going to lose our current homeowner policy this year AGAIN. Such a hassle and huge expense. Thanks for another great video.

All major and some smaller insurance companies refuse to insure due to property in a 5 miles radius from a canyon. Practically, all homes in San Diego are within a 5 miles radius of a canyon. Current insurance company has reduced coverage while at the same time doubling in price. What are the options going forward?

Not sure if this is the best option, but it was/is an option and that is let the mortgage holder (bank) deal with it. I got a notice of cancellation and waited and the bank got me a quote (not FAIR plan) and it wasn't bad. But by then I already had a new plan in place

not been my experience! Every time my lender gets me a quote for insurance it's always way higher than what I can find on my own

We just received a call from our State Farm Insurance agent informing us that our homeowners insurance and CEA insurance are being canceled. This is coverage we've had for over 15 years. We live within the city limits of Santa Rosa and were never evacuated during previous fires, although we were on alert in 2017 and 2020. We're also on the same electrical grid as one of our major hospitals and haven't lost power during emergency events or brown outs. Can we contest the cancelation? This seems insane!

You can ask if there's anything you can do to keep the policy, for example, ask if fire hardening would help?

@@WIREassociates Thanks for your reply. I called our agent a week ago asking that question and haven't heard back from her. Doesn't look like she's going to provide any help. Our local news paper ran a story saying State Farm is canceling policies in 11 zip codes in the county; our zip wasn't included. However, someone in the comment section said 20% of the policies in our zip code were being cancel as well. We've already contacted an insurance broker to search for a replacement policy. Hopefully we'll manage to find coverage.

Use a broker, non-admitted carrier

The silver lining in all of this is that the State of California can’t collect firearm information from the homeowners.

I suspect all these cancellations are just a ploy by insurance companies to persuade the legislature and insurance commissioner to allow them to raise rates, after which they will start issuing policies again. I had four policies cancelled in non-fire prone areas, so it's blanket cancellations regardless of where in the state the properties are located.
