I was a landlord and “maintain the property” who you kidding. How about return the property with normal wear and tear. I got out of the business. I couldn’t stand ignorant tenants- can’t change a light bulb, or a battery in a smoke detector, or plug toilets with toys, wreck garbage disposals with spoons, overflow dishwashers because they don’t rinse the plates, put dish soap in a dishwasher, move a dryer to get at clothes they dropped and knock the dryer vent off and have it venting in the apartment, call and wonder where the humidity and lint that is coating the living room is coming from. Leave 12 air filters for the furnace and explain I will change the filter every month and call ahead or you can do it. We will do it so I show them pull the old one out and insert the new one. 6 months later, we have no heat, send Steve out there at 100.00 an hour to tell me the filter is plugged and he changes it. Or, every door screen or window screen has a hole in it from the kids or dogs tearing at them and the tenant complains bugs are coming in. You tell them they were brand new when they moved in and it costs 45-60 bucks to fix each one. How many do they want to pay for to have fixed. They respond none. It’s all good, I would get their deposit and other cases I would take them to court and get more. Parents let their kid play with black spray can and he spray painted the outside wall. Should I maintain the wall due to the parent’s ignorance. I was a renter at one time and I never lost a deposit because I respected the property that’s all simple respect.

I work for a Management Co. and for the past 10 years I've been at a 150 unit property which means I see a lot of clogged sinks and bathtubs. I've found some crazy things in the drain lines over the years. The baby wipes are the worst even though they say flushable on the package they are not. The last one I had the guy said the toilet was leaking at the base It sure was and backing up in the tub. We have to take pictures of stuff like this. The toilet alone had 14 of the wipes in it that's not counting the ones wrapped around the cable on the Sparten 100 we used the clear the line. So you can say it's a shitty job But somebody has to do it.

Kept sucking until the was no more hairs in the pipe . I did this to every drain port and cleared the plumbing system . It really surprised me how great it worked . With a small amount of work afford .

Good work makes for a satisfying video. That toilet flapper was rotted. I have been a DIY plumber from time to time. I was in a hotel room whose toilet leaked so the thing had to refill every 10 or 15 minutes [driving me nuts]. The water at the hotel was hard depositing a mineral crust on the flapper. To quiet the thing, all I had to do was break off crusted minerals. I had been at a wedding anniversary in a church annex. All the toilets were running due to overfilling above the outflow pipe. I bent the flush-to-flapper bars so most of them quit wasting water. Many of those problems -- not all -- can be readily fixed.

I read somewhere the constant exposure to chlorine attacks and degrades the flapper material over time, same with toilet tank bolt seals and the disc seals in the fluidmaster and similar toilet fill valves - they all seem to end up in a similar fashion after awhile. thank God for modern plumbing parts and materials, longer lasting, easier to service and replace than the older materials. I have yet to see a good quality PVC drain trap rot out like the chrome steel ones, though unlike home center stuff the better quality chrome steel from a supply house is a very nice piece that will last many years. I would have hated to been a plumber in the days of all galvanized and cast iron, having to cut and thread all that galvanized on a new house etc.
