    Its a sound plan, its wise to rent in order to build up finances & improve career or business to attain better income. when ready, buy within affordability and not to over borrow liabilities to fit in superficial insta lifestyle, after all we r not Hollywood celebrities ... we r ordinary plp to try to breakthrough in life.

    Aku dulu hampir silap beli rumah. Aku tak teruskan sebab syarat bank tak memuaskan hati aku. Alhamdulillah decision betul sebab beberapa bulan lepas tu bini aku kehilangan kerja dan dapat anak pula. Kalau aku beli gak rumah tu, memang confirm aku jatuh bankrupt. End up sebab nak dapatkan kerja dengan gaji lebih baik aku pindah ke negeri lain. So sampai sekarang menyewa saja, risiko rendah dan mudah nak pindah kejar better opportunity.

    Susah jugak nak beli flat pun loan bank tak lulus . harga flat 42 ribu ja .. tak ada penjamin ... Saya operator pengeluaran gaji 1200 ja tambah ot ada 1700 .... Saya tak hutang bank susah jugak nk buat loan bank .... Alhamdulillah rezeki dapat beli flat cash . duit KWSP dan pampasan Kilang dan duit simpanan ,simpan duit gaji ... Alhamdulillah cukup 42 ribu ..

    Thanks for the excellent content. Malu sebenarnya nak cite kegagalan sendiri but, it's a good thing to share so many people will learn from it. Luckily I don't put my real name on my account. Anyway in my opinion some old wisdom aren't applicable now & owning a house is one of it.

    terbaikkkk tuan Omar. saya pon berpendapat seperti tuan. Insha Allah saya akan bernikah tahun ini. kami berdua agreed to stay at parents house first sbb both masih belum dpt kerja stable. if we need to move out due to location yg jauh (I'm staying in Selayang and working at Kepong. She's staying at Sepang n works at Putrajaya), we plan to go for Skim Smart Sewa by Lembaga Perumahan & Hartanah Selangor. Till we both get stable job, then we'll consider to buy house. Investment house? Not in our plan yet as our income only ~10k monthly. We'll stick with zero commitment first. #financialfreedom

    I've learnt from my mistakes before. But now everything is clear in the air. Make more investment in ASB and work really hard to build my own house on my own land. If I've extra cash definitely will buy in kl city for transit soon. Expanding my business in agriculture and focus on my education to become neurosurgeon. BTW thanks for sharing this to public.

    Thank you for watching, and education is definitely an investment, and a neurosurgeon too? Wish that we cross paths! I love listening to people's stories given my job as a consultant-financier, i meet all sorts of people! I always tell the younglings to focus on their studies and not be bothered "tood much" on missing out on investments - given their age they are always eager to put the horse before the cart and graduate with less-than-acceptable CGPA and end up getting less-desirable jobs with lower pay. So if they are already in the process of earning a qualification, Id advise them to give their 120% and stop bothering with taking ASB-financing lah, nak beli rumah la, nak invest their measly sum of money in cryptocurrency lah - and getting anxiety from the loss of crypto value. Being a student you would be anxious enough with assignments, girl/boy-problems, exams, results, etc, why would you bother with adding more stress with investments - using your measly sums of PTPTM money or pocket money? Tak payah, nak invest2 lepas dah dapat duit form your employer once you have started working, Only then you would learn how to balance your living-expenses with your needs to save each month

    ni baru up to date information..ayah aq balik2x suh beli rumah supaya ada aset,bgi aq tak berapa releven sgt buat keadaan skg dan zaman skg...bnyk lgi benda boleh buat aset...tkut plak rumah jdi liability malah jdi bad debt...

    Ilmu yg disampaikan oleh Tuan Faiz ni memang tidak disebar atau mungkin juga sengaja disembunyikan. Saya melalui situasi di mana rumah yg saya beli hanya mampu disewakan hanya 450 - 600 bulan sedangoan bayar bank 700. Itu berlaku selama hampir 10 tahun. Mujurlah saya mampu top up balance tu. Generasi baru perlu sedar bahawa harga hartanah sekarang lagi tak masuk akal. Silap kira memang kena top up sampai 1000 sebulan kalau nak sewakan rumah tu. Mana taknya kalau harga 500k dan sewa hanya dalam 1200 saja. Jadi you are much wiser kalau hamya menyewa melainkan you dah kaji semua faktor.

    sewa tak setara ansuran disebabkan overpriced and oversupply. pemilik bayar harga rumah overpriced yang dicadangkan untuk menguntungkan mereka yang terlibat dalam property sales, tetapi kadar sewaan bergantung banyak kepada supply situation.

    Tuan Musa mgkin SB masa dulu tiada kemudahan media mcm skrg. Jadi pengetahuan Kita agak terhad..kalau beli rumah utk investment mmg Kita kena tengok market price kadar sewa Di sesuatu kawasan sebelum Beli. Selain Tu kemudahan yg ada disekitar situ. Kena fikir juga dari segi kalau nk Jual smla kemungkinan harga boleh DPT lebih tinggi atau nak Jual pun susah. Mcm sy alhamdullilah... Dulu saya Beli rumah di Johor Bahru 4 bilik 2 tingkat harga dlm 65k shj sb saya beli dgn harga staff, kemudian 10 tahun Lepas Tu Jual harga ikut market 145k. Satu lagi rumah saya Di perai, Penang saya beli rumah flat 57k tahun 2010 dan awal tahun 2021 ni saya dpt Jual 92k. Rumah Tu sejak saya Beli org sewa.. byrn sewa lebih 80% dari jumlah yg saya byr bank. Rumah flat murah Tu ramai yg nk Beli, jadi siapa Beli harga paling tinggi dia lah yg dapat.

    @@ammarhasif2748 ikut kemampuan. Kalau Rasa nk Cuba dulu boleh beli rumah flat yg 2nd hand 3rd hand. Kita beli terus org boleh masuk byr sewa. Yg penting survey kawasan sekeliling dari segi market utk dapat penyewa (kwsn kilang, universiti, Pusat Perniagaan DLL) Dan dari segi kemudahan seperti pengangkutan, sekolah, kedai2, mini market, dll. Survey jg harga sewa brapa di kawasan tersebut. Jadi boleh tau jumlah kita perlu byr bank dan jumlah yg kita boleh sewakan spya tak perlu keluar duit sendiri utk top up byr bank. Survey juga kalau nk Jual smla akan dtg anggaran brapa harga.. blh tanya agent, check dlm mudah rumah yg dh lama brpa harga..

    Alhamdulillah ada dua rumah buat sewa dah 5tahun. Satu breakeven. Satu lagi positif cahsflow dlm 500. 500 tu pusing balik bayar rumah sewa yg sy duduk skrg. Rezeki. Nk beli apa2 pon study dan pikir habis2. By the way video2 bro faiz mmg nice and clear dia punya pencapaian. Byk info berguna. Done subscribe👍👍👍👍💪🏻💪🏻💪🏻

    Tapi ramai yang lupa bila beli rumah, bermaksud kita berhutang dengan bank selama 30-35 tahun ataupun sepanjang hidup kita bekerja. Jika tersalah langkah, memang seumur hidup akan menyesal.

    sy habis byr rumah tolak epf shj. 10 tahun dah habis. Beli rumah ke dua pun sama tolak epf juga. Skrg beli rumah ke 3. Rumah pertama sy sewakan. Setiap bulan dpt rm650.

    @@snmmhd3641 mmg berbeza, tapi kena tahu mana keperluan dan kehendak…kena ada target. Hutang rumah nak settle dahulu atau beli kereta mahal dahulu..ada org beli kereta mahal tapi menyewa rumah, kami dulu beli rumah tapi beli kereta proton saja..skrg Alhamdulillah. Plan beli rumah ke 4 pula. Alhamdulillah.. tq Allah.

    Hi En Faiz. Baru jer subscribe channel encik. Apa yg encik sampaikan tu betul. 10 tahun yg dahulu rumah harga rm350k terlalu mahal. Tp skrg rata2 rumah di tmpt sy sudah mencecah rm500k. Jadi, lebih baik la sewa. Kalau rosak, boleh pindah. Kalau rumah sendiri rosak, kena keluar duit lagi utk repair. Nak beli property utk disewakan? It is a big no. Cukup la pengalaman berpuluh tahun parents saya menyewakan rumah kpd penyewa yg pelbagai kerenah. Kalau boleh xnak beli property lagi utk disewakan. Lebih baik guna duit yg sedia ada utk beli aset yg mudah cair. Rumah after 10 years mmg naik harga tp nk cari buyer bukan sehari dua. Setahun pon belum tentu dapat. Kena ambil kira jugak maintenance cost utk rumah spjg kita duduk di situ. Quality drpd pihak pemaju, faham2 jer la. Sy dah rasa itu semua. Nak beli rumah boleh, cari rumah yg murah2.

Kalau berhutang dgn bank mmg high risk la. Dibuat tenant ni lari tgh mlm ke, naya jer pastu satu hal nk repair jika ada sebarang kerosakan.

    200% agreed with u sir. Typical asian parents seolah olah kalo kita beli rumah tu mcm satu accomplishmet paling besar dlm hidup. But things changed over the years x sama dgn zaman dorg. Most of my friends da beli rumah dan proud about it. Its ok thats their plan. But for me , yg still struggling to living my life thats not the most priority. Yes we make mistakes dan most mistakes is about our credit liabilities. Tq Tuan dgn pencerahan. I can say that this is a good advice and more focus on personal financing. Ukur baju di badan sendiri.

    Betul...kesilapan majoriti pembeli rumah terciduk adalah membeli rumah ikut trend. Nak dapt like di FB. Beli rumah bukan dekat di tempat kerja...banyak lagi Sebenarnya belilah untuk kepuasa sendiri in sha Allah tiada masalah

    Nak share pendapat juga.. hehe Based on my observation, sesiapa yg beli property pada tahun 2010 and below, higher chance untuk untung. Sebab harga pun masih reasonable. Beli 200k - 300k then jual balik around 600-800k pada tahun 2013-2016 during the property bull run. But now? The same type of property dah mahal. Yg mampu milik pun dah 300k (still mahal). Sesiapa yang property dia dapat return positive cash flow normally diorang beli dah lama dahulu (before 2010) atau letak down payment yg tinggi supaya installment rendah. Tapi bagaimanapun kalau kita beli rumah, at least di hari tua nanti tak perlu nak menyewa. Menyewa pun ada ragamnya kan? Kalau owner nak bagi anak dia pulak masuk rumah tu, dah satu hal nak kena cari rumah lain lagi. Pindah barang2 lagi. And at least, kita ada some sort of asset as inheritance utk anak2 kita. Time anak2 kita dewasa, mcm mana pula harga rumah pada masa itu? Mesti lagi tak masuk akal dari skrg. My 2 kupang. Tq

    tu citer kalau sampai habis hutang rumah tu awk xda masalah duit.kalau kena buang kerja dan sebagainya, awk inherit kan hutang je adalah.rumah ni beli bila btl2 mampu.maksud mampu yg paling mudah adalah installment tak lebih dari 15% dari gaji pokok awk...ada ke installment murah cm tu?hahaha..so sewa je ler.

    bagus la kumpul harta banyak2. mak bapak dah mati, anak semua bergaduh berebut harta mak bapak. or lagi best, mak bapak dah tua, anak tipu tukar nama, lepas tu halau mak bapak keluar duduk rumah orang tua. ini cerita bener, bukan kisah rekaan, hehe

    Saya agree.. Penat uish nak berpindah randah dah tua2.. Belum cite kalau parent tue sakit.. And cakap pasal inheritance nie back to ‘didikan’ parent kepada anak2.. Kalau helok anak2 nya InsyaAllah tak de berebut2.. Tak salah beli tak salah sewa.. Semua ada cara hidup masing2.. Pilih la yang terbaik.. Cueh..

    Antara punca masalah kita adalah denial sindrom ttg kematian. Sewa tu mgkin sama atau lebih baik dr beli dgn loan 30 tahun sbb byk yg tak dapat outlive tempoh loan dia pun. Kalau tggalkan rumah pun begaduh pulak waris berebut😂

    kebimbangan itu yang membuat saya fikir sangat2 untuk beli rumah. memang nampak mak ayah sukar nak beli rumah masa mereka membesarkan kita. tapi akhirnya mereka ada juga rumah walaupun kami dah besar-besar semuanya. banyak kawan-kawan yang suruh beli rumah, tapi masih lagi tak dapat nak terima dengan keadaan kewangan sekarang. terima kasih tuan Faiz mendedahkan perkara-perkara sebegini supaya pembeli rumah pertama tak mudah-mudah sign loan rumah tanpa ada pertimbangan dan ilmu yang agak masak. pendedahan jujur tuan ini sukar didapati. semoga Allah merahmati usaha tuan faiz dalam menentukan tahap tekanan hidup rakyat Malaysia pada situasi yang tidak cemas dan sentiasa berwaspada... insya Allah.     I totally agree! They hear the surface je, people renting things out pun ada banyak issue, cuma tak diperketengah kan... when in trouble, the sales people will say "buyer beware", or "do your due dilligence" lah. So when I make these kinda videos it is to help you guys, the consumer to do your "due dilligence" lah, but some of them marah2 lah pula... Today video you will hear my input on sales-people's tactics and motivations, that everyone should be aware of to be a good consumer

    My eldest brother was working in Sabah for 20 years. From single to married till have children. Sadly he was renting the house for almost 20 years instead of buying it. Sometimes I think it's better to buy that house at least he had property in Sabah. Now he moved to Terengganu and had his own house here. We loved staying in Sabah very much, even my younger brother is now in Sabah working there and will be marrying a Sabahan soon. I'm quite agree with your statement that we need to have a clear vision in our life.

    Saya sewa rumah tahun 2012 hingga 2018. Dari sewa 650-800. Gaji masa tu hanya rm1700 begitu. 2018 sy beli rumah dgn installment rm1120. Now interest since pkp turun, installment jd 935. Syukur sangat. Bagi sy tak menyesal. Rumah subsale landed fully renovation 1,575sqft. 🙏🙏 terima kasih perkongsian Tuan Faiz.

    Terbaik tuan, isu ni menjadi bualan mulut "orang rumah". Samada beli atau sewa rumah, melihat kepada kemampuan. Jangan paksa diri tuk beli kalau sendiri tak mampu. Nasihat bernas beli kalau mampu, sewa kalau tak mampu. Kereta bukan kewajipan hanya keperluan.

    A very good sharing en.faiz. Cuma sayangnya kami dah beli rumah pada tahun 2011. Baru je dapat jual pada tahun 2021. Alhamdulillah still dapat untung lepas tolak full settlement to bank. 3 tahun bayar rumah sewa dan rumah beli ni. Sakit sangat sebab belanjawan tight. Mampu tengok je kawan2 berlibur sbb duit kami nak simpan pun tak ada. Huhu. 5 tahun penyewa bayar tp still kami kene topup jgk sbb rate kawasan tu low, tak dapat cover installment bulanan pun. Sampai sekarang, serik rasanya nak beli rumah.

    Saya salah sorang yg menyesal beli rumah. Tambah2 rumah yg kita tak duduk (sewa kat org dgn hrga rendah sbb xde org nk sewa). Sekarang plan nk jual je rumah tu. Kalau kira duit yg byr monthly rumah tu dlm 5 tahun dah 140k tak termasuk renovation etc. If simpan duit tu tiap2 bulan sekarang dh boleh buat rumah 3 bilik 2 bilik air sebijik.. Hutang pun tak pyh. 😅

    Sama la kita. Saya sign agreement pada 2016 and then after 2 years, rumah dah siap and start monthly installment pada Januari 2019. Sekarang ada rasa nak jual je rumah tu sebab saya kerja jauh dan dapat balik rumah pun kadang-kadang 2 bulan sekali. Nak sewa, sayang.

    Sewa memang jimat tapi tak secure sebab owner boleh stop agreement bila bila and bagi 2 bln notice je. Ataupun naik harga sewa bila habis kontrak, kena pindah kalau tak puas. Condo I sewa sekarang RM1k sebulan je. Kalau beli RM350k installment dah bayar dekat RM1.6k. Interest to bank je dah RM1.2k sebulan. Belum kira lagi Maintenance fee, sinking fund, Cukai DBKL, Cukai tanah,insurance dll. Campur semua dah dekat RM2k sebulan.

    kene timbang jugak loan 1.6k tu bayar utk tempoh 25-30 tahun. kalau menyewa now 1k dalam5 - 7 tahun boleh jadi 2k. Dalam 15 tahun akan jadi 3k. Rental dan harga rumah tempat lain pun akan naik jugak. Pointnya kalau mampu cari 1 rumah yg elok dalam kemampuan utk kita tinggal.

    Apa yang tuan cakap sy setuju. Kalau nak beli rumah, make sure its a good deal. Awesome location, well maintained siap reno from previous owner and selling below market value. Otherwise its just a bad long term investment, x mengambil kira potential property market correction lagi.. Alhamdulillah sy diberi rezeki beli rumah yang cukup sempurna at 300k in City center. Never regretted buying. Pada saya cukup ada satu rumah untuk tinggal, jangan terlalu tamak.

    Bagi saya sebenarnya apa tujuan Beli rumah , kemampuan , tempat , Cara belanja kehidupan harian ,Cara mengurus kewangan, pakai kereta apa dll..saya dah ada 3 rumah ( semua 2 tingkat ) pada usia 36 tahun walaupun keja suami isteri bergaji murah masih ( B40 tahun Lepas ) dan alhamdulilllah sekarang dapat Beli kebun dan kereta Yang elok...bagi saya Beli lah rumah semasa muda , bukan bergaya tapi perlu ada perancangan...penerangan tuan mmg bagus...kalau keja government..ingat gaji semakin Naik..sakit hanya sekejap je...

    Beli rumah tak kena lokasi.. beli harga lebih pada harga median.. tak ada multiple option untuk sewa, airbnb, jual.. memang la tak ada penyewa.. beli dekat town.. below market value.. insyallah ada penyewa..

    Exactly. Sebab tu lah, jangan main beli je. Jangan sentimental sangat beli rumah. Just because someone has a house doesnt mean he is doing well, tak tahu lagi situasi rental and mortgage dia.... Which is the point of my video.. beli kereta, handphone, etc buyers would do their reasearch. Beli ruma? Pakai beli je yang agent2 jual dekat shopping mall or Tesco. There is a reason la why these properties were not sold-out masa developer opened the unit tu, now agents are selling them, so are they hot properties to begin with? Kalau betul2 hot, 3 jam opened by developer dah habis jual dah, why does it take months and years for these properties to be sold, and pakai high-commissioned agent pulak tu. Tiada betul dan salah dalam mana2 pilihan pun, cuma do what is best for you lah. I am just sharing what I have seen as a practitioner

    This is a very good knowledge video. Tahun lepas saya hampir terbeli rumah high rise berharga 330k. Rezeki sy loan tak lepas & rezeki jugak dapat sewa rumah yg way better. Lepas tu baru sy sedar yg cashflow sy tak cantik pun utk ada komitmen bulanan tinggi. Kalau tak maybe hari ni sy merasa perit menanggung bayar bulanan.

    Sya berumur 20 an. Sya dah bayar hbis hutang motor and kereta. Bila terfikir nk beli rumah sya jadi ragu² utk berhutang. Sebab ianya memakan masa yg sgt lama utk berhutang. I have been getting passive aggressive hints to quickly get a house of my own (just as bragging points for my mum really) when I have no urgency to get one. They have the audacity to say " Tengok kawan kamu so and so...she got her own house already" to which I reply "So and so is living in that house because the parents bought the house for her" hehehe.. true story

    Harga rumah xda sape kawal tp itu basic ekonomi.. sma jga dgn harga brgan dia adalah basic ekonomi... semakin banyak penawaran semakin kurang permintaan, smkin bnyk prmintaan smkin kurang pnwaran.. mksdnya bila kilang kluarkan brg tp xda customer so brg akan jd murah.. bila kilang kluarkan barang tp customer yg nk dptkan brg tu bnyk sgt maka brg tu jd mahal..

    Saya nak buat MCM ni tapi tak boleh encik.. saya sewa rumah rm94 sebulan klau beli mane nak DPT rm94 sebulan bayar..maklum la saya duduk rumah dbkl..Dalam kl ni rumah paling murah Pon rm350k itu die Kate paling murah...bulan2 dah confirm 2k bayar MCM ni smpai Tua tak bole beli rumah.. duduk la rumah dbkl ni.. anak Pon makin mmbesar.

    @@dautgelasrob2357 Saya cuma bagi cadangan sahaja ni, terpulang la nak ikut atau tak. Untuk situasi mcm ni selalunya kena gabung dgn orang lain utk sama2 membeli sebuah rumah jika keadaan mendesak. Atau jika ada rumah pusaka yg boleh dijadikan tempat tinggal utk pencen nnti, kena planning awal2, ckp dgn adik beradik lain nak guna rumah tu untuk menginap suatu hari nnti. Mungkin ni bukan cadangan yang terbaik, saya cuma beri pendapat sahaja.

    Kakak saya frontliner beli rumah loan kerajaan masa gred gaji 44 (rumah ngam ngam lulus utk gred 44), now dah naik gred gaji 48, jadi peratus bayar jadi bertambah rendah berbanding gaji. Sekarang salah satu bilik disewa doktor houseman, untung sikit.

    Tuan faiz, saya harap tuan boleh buat sharing berkenaan interest pembelian perumahan melalui bank yang sekarang turun ke paras 3.00 dan ke bawah. Serta jangkaan tuan, contoh berapa lama anggaran ia diambil untuk ianya melebihi kadar 4% berbanding pinjaman LPPSA yg fixed interest based on rekod-rekod tahun sebelum jika ada. Hopefully tuan dapat baca komen saya. Thankss

    Beli or sewa , tetap sewa dgn allah swt selamanya milik allah swt ☺️ alhamdulillah Mak ayah sewa masih dpt membesarkan kami dan tidak menanggung riba senang didunia susah di akhirat, I tak against people beli rumah tapi fikir kan lah akhirat setiap sen allah akan tanya apa yg dibuat dgn duit allah bagi 🤲🏼🥰 apa yg penting hidup bukan Sebab tekanan sekeliling hidup sebab nak happy dunia akhirat ✌🏻bila ada duit Jom kita cuba beli rumah walau kecil tapi tak tanggung riba, #sayamasihmencuba Moga allah permudahkan segalanya buat kita semua dunia akhirat, Tq for the knowledgeable video 👍☺️

    MasyaAllah.. this is what I think right now. Beli rumah cash tanpa buat hutang. Bila kira2 balik kita kne bayar riba yg sgt banyak dan terpaksa diikat leher utk terus bekerja terus membayar hutang sehingga tua. Jika simpan duit secara konsisten dlm 10 tahun dah boleh beli rumah secara cash. Dlm kes Sy, Sy tidak rush utk beli rumah. Sy bayangkan perlumbaan beli rumah ni seperti cerita Arnab dan Kura Kura. Arnab berlumba awal tapi paling akhir sampai ke garisan penamat. Berbeza dengan Arnab bermula lambat tetapi die yg sampai dlu ke garisan penamat. Sedarlah riba tu perang orang Islam yg sgt jelas.

    Yerpp....mmg masa mula2 beli rumah, utk 3 ke 5 tahun pertama kewangan akan teruk sikit sbb harga sewa Jauh lebih murah dari Bayar Bulan( itu kalau plan nk sewala)....tapi kalau nk duduk takde masalah rasanya, tapi harganya jgnla membebankan kewangan kita 👍🏼👍🏼👍🏼👍🏼

    Betul. Kena make sure la location dan aspek2 lain rumah tu mmg kena dengan jiwa. Ada orang suka duduk dekat tempat kerja, banyak ammenities, ada orang suka duduk kat atas bukit menghijau hehe. Jadi sebelum beli rumah, kenali lah diri sendiri dulu..

    Salam,kena batang hidung saya sendiri..beli rumah 600k..access cun dah bawah 5 Minit dah masuk highway plus..tapi sewa 1200 max..penyewa buat hal..rumah slightly rosak..minor...serik..sekarang fikir nak dispose tapi orang mintak bawah 500k masak lemak la...ingat nak balik Kampung terus..

    Sorry to hear that. Ini lah isu yang orang tak nampak. Property bukanlah satu investment yang 100% boleh untung, kena ada buat research, kalau salah, boleh rugi besar. Tapi itulah, ramai juga yang marah ni saya cakap macam ni maybe sebab ada kepentingan sendiri
