    Hi Nicola, why does no one ever mention that you need to check that your solicitor is on the lender's panel before instructing? Everywhere says - as soon as offer accepted, instruct a solicitor by reading reviews/getting quotes/recommendations from friends/family...no one mentioned this to me and now I'm in a position where my chosen lender may not have my chosen solicitor on their panel.

    Great video Nicola! First time buyer here, lets say you get an AIP approved for £325k, and the house is worth £350k, but you want to offer less than its valuation. Should you still show the seller/estate agent your AIP for a higher mortgage amount? Or is there risk the seller will see this as an opportunity to increase the price?     you right 100% in all you video but but but I think the banks are asking to many questions and they are taking to much time to answer to an offer like santander bank, I lost a property with was valuate at 650 and I was supposed to but it 475 with 25% up the ask the same question over and over and over and the. seller put the property on the Market and was sold in 9 days and I lost all still paying rent

    Hi Nicola, I need specific advice about how to improve my credit file please. I checked my record on checkmyfle today and it’s just fair, although I’m not on electoral registration. I have a question regarding new build properties, if you find a 3 bed house that is south east of england and you would like to use the help to buy equity loan, but the property is over the maximum property price (because they all are, houses are more expensive than this limit) how does it work?

    Hi Helena, glad you found it useful! The house has to be under the price cap - if not then you have to purchase using a traditional method of purchase (ie - without the help to buy scheme) without the scheme then you need a minimum of 10% deposit currently and the rest would be made up with a mortgage.

    Hi Nicola, love your content! I had a quick question. I am a first time buyer looking to purchase a BTL property for £175k. I know I don’t have to pay stamp duty on that since it’s my first property, however will I have to pay stamp duty is I was to buy a residential property after? Thank you

    Hi! Yes you would pay stamp duty initially as a home mover at the normal stamp duty rate, if you purchase additional properties you would then pay it at the additional stamp duty rate.     Hi Nicola, thanks for this great advice. We have enough savings for a deposit but at the moment my partner is the only one working and so we can’t afford to borrow enough money a property.     Hi Ayan, I would strongly recommend not to go through your mortgage provider as options are very limited (only one insurer they will consider) We are a broker so provide options from many insurers and also provide advice,guidance and a free will writing service.     You need to have the insurance in place when you conclude missives. Most people think it's when you get the keys, but you're actually liable from when the missives are done.

    I’ve had a mortgage in principle found a property placed a offer. Offer accepted broker has put me in touch with a solicitor provided proof off deposit and paid for all searches on the property just waiting on mortgage approval fingers crossed if it fails I’ll be forced to be homeless due to my rent reaching £1200 when my mortgage would only be £815 fingers crossed 🤞
