I wouldn't want to stay living in the house that my man was having sex with someone else. I also just wouldn't want to stay where his energy is. She needs a clean start. She can find herself a nice, clean house that she can afford all by herself. When you have roommates, this one lost their job, and that one is late with the rent, etc. If they don't pay, or if they move out, then you could end up losing the whole house and really be screwed. It's too much work. She would essentially become a landlord.

She was hit with tax lien bc she took out equity in her house and declared it as income. When Tom needed to borrow against the house she wasn’t working aside from show. This then puts her in a different tax bracket. If you remove investments before it natures you need to pay the government same with mortgage loans.

Did anyone else catch Raquel talking about how she had some guy eating her out and having the best time but she would never say who it was with. She was telling Shenna this info in the episode where they went to that spa. My lens is so different rewatching these episodes. Tom’s laugh when him & Tom were talking to Peter about Requel… is also SUS. The signs are all there…

At first I thought Schwarz for sure knew this whole time, but now I’m starting to think he really didn’t, and Scumdoval wanted to push him onto roachel for a few reasons: 1- to draw attention away from their affair (obvs), and 2- he gets a sick pleasure from watching her make out with his best friend. He actually admitted to fantasizing about stuff like that bbon a VPR episode once. I remember when he admitted it, Jax looked at him like he was a freak.

Loving a home changes things when you learn the mistress has been inside the home.. The promises of love & then betrayal makes you fall out of love with the home. The wonderful memories become broken.. It’s different for everyone, she is grieving horrendously & is n shock still. Ariana needs time to think logically what is best for her. Like a death, minimum 6 months to make any financial decisions. Much strength & love to you Ariana❤️

Looking back at all the drama, I feel that Rachel and Tom Sandoval, plotted this out from the start. Seems that Tom Schwartz and the tight circle of friends were all dragged into this and used in order for Rachel to remain close to Sandoval without raising any suspicion, and the best way to do it was to use Tom Schwartz. This is sick, but very well mastered.

Once she gets over this initial hurt and shock she will be living her best life. Seems like the real Tom (not tv tom) is a real piece of work. He's going to do same to Rachel soon enough. Men like Tom need to be worshipped and get tired of being with one woman

It takes hatred for Sandoval and Rachquel to conspire to be cruel to so many ppl. This was their plan... Get everyone to agree its OK to hook up with a friend in the circle after a breakup. They spent so much time pushing Schwartz on Raquel. It wasn't just for distraction. Scheana (and of course her husband who follows her lead), Sandoval and yes, even Ariana appeared to agree Katie shouldnt have a say in who Schwartz dated after the breakup - EVEN if it was a friend. Even Peter gave a recent interview saying he though Katie should just leave Schwartz alone. Katie just wanted to keep her divorce from becoming messy. Dating your ex's friend is always messy. The opinions from other ppl weren't needed. Schwartz and Katie agreed not to do it - and were GOOD with each other. It's now backfired spectacularly because it DOES MATTER. They were just so dismissive of Katie at the time. Several of them ttly gaslit her and laughed at her pain. The whole time, Sandoval and Rachquel were being validated and they needed to make Katie look bitter so when they publicly came out as a couple... they could say you're a hypocrite if you say it's wrong to get with a friend.. and throw it back at Ariana that she agreed it is okay to date in the circle. Remember... they were going to put some time and space in this before coming out as a couple. They were going to remind EVERYONE- INCLUDING Ariana... you were OKAY WITH IT when it was Schwartz. We cant help falling in love. THAT WAS THE PLAN. They planned to get out of their relationships... she dumped James....(I believe there was something up back then) and then he was trying to time the breakup with Ariana that put him in the best light possible (as always). BUT losing her dog and grandma played against Sandoval. But he planned to leave her and in the meantime, Rachquel went around getting everyone to agree it's okay for the friend group to date each other. Scheana was instrumental in that (unknowingly). Katie was openly disrespected AND Schwartz's relationship with Katie. Schwartz and Scheana were used and Ariana was blindsided. Ariana was the intended target. Sandoval was going to get out of the relationship, then gaslight her AF when she became upset over their (him and Raquel) hooking up "after" the fact. They all blew their gasket when others have hooked up with friends. When Jax cheated with Faith - they called Faith THIRSTY and said she wanted to secure a place on the show. But when Rachquel has NO storyline without James, somehow hurting Katie is OK and that's not thirsty?? Nope. It's only thirsty when she hurt Ariana 🤦‍♀️ "You can't tell Schwartz who he can date" - even saying it was "impossible" to keep toes out of the friendship circle. I think this group doesn't understand vocabulary and definitions. "Impossible" is humans flying (without apparatus to help us). Pretty darn sure you can meet someone outside your circle with billions of ppl in the world to choose from. Rachquel didn't want to hear from ANYONE she was being an insensitive jerk and refused to hear that the circle is a no-go for obvious reasons (Sandoval) - and she was COMPLETELY VALIDATED by these morons. They pushed it on her to "do you boo" and "have fun, no apologies". Mmkay. Great advice 👍 👏 It was obvious how they felt about Katie because their judgement went right out the window. "Katie is controlling Schwartz." When?? He's NEVER stood up for her in any real way. He wouldn't even do the sandwich shop with her. He called her a nag - whilst never listening, supporting or doing anything she asked. She had no voice so she'd get mad. Who's the problem? The parent who asks kindly 50 different ways for the child to listen... or the child who doesn't care?? She was the parent and he's very much a child that the other "friends" in the group ENJOY influencing and manipulating - esp since his brain has now left the marriage. She'd step in when he was being taken advantage of and she was disliked for it. Katie can be harsh but she's not conniving and didn't deserve to have ppl crap on her relationship, publicly disrespect and humiliate her - even on the RECENT press tour - for ppl to LAUGH at her PAIN.. and for a wedge to be driven between her and Tom because once again.. he didn't defend her and what's left of their relationship. You respect your almost decade long marriage essentially, and don't put yourself in that position. He was available. Plain and simple. Only he shouldn't have been available. And the EASE with which he did this says it's not his first or even 4th rodeo. HEARTLESS. Raquel, WHILE WITH Sandoval, was "fake" hooking up/showing interest in other ppl. That is PLANNED. It's a decision and a purposeful act. AND... Sandoval ENCOURAGED the Schwartz thing, knowing he's already with her, knowing hes being shady AF. He knew nothing would happen bw Schwartz and Raquel but KNEW the kiss would hurt Katie. CRUEL. Just for kicks cause he's already banging her. And Schwartz WENT ALONG WITH HURTING HIS EX. Disgusting. If that's not to throw off suspicion, what is? They wore matching necklaces as a nod to their secret trist. He made hanging out with her "normal" and "funny" by dressing up as her for Halloween, also a private nod between them and PLANNED. You plan a Halloween costume and of the millions of ppl and things he could go as, it was Raquel. And more than anything else... this guy is not going to willingly be the bad guy in all of this. There's no way they didn't have a plan as to how they were going to announce their pairing. He'd plan for reunions, what he'd say if this that or the other person said whatever. Every season you see him scheming with Schwartz ok dude... it's gonna go like this... You think he didnt plan for months how he and Raquel were going to pull this off?! How he could extricate himself from Ariana and somehow gaslight the cast into feeling sorry for him and Raquel - the innocent lamb, that they caught feels for each otherjust innocently? Queue the violins and weeping cherubs. Sounds like he's already fooled you 🤷‍♀️ He thinks he's brilliant. He's not. See right through it.

James and Tom were the only ones who knew of James plan to propose, so why would Tom go along with it and make such a big deal about it? I don't, I think Scandoval ever planned on publicly being with Rachel he would of prefered to keep lying and cheating and faking being a rockstar with his groupie. Rachel on the other hand was in it for the publicity of it all -a big win in her beauty pageant mind. IMO Tom saw the engagement as a way out of having to commit to rachel, but by the reunion she figured it out and wasn't about to let him dismiss her like that!!

@Aimee K I hear ya. You make a good point. I'm thinking this is worse than we thought though. I think he was cheating with Raquel back when she was with James. I think the $25k gift to James was so that James, and Ariana - and everyone else would think he was such a good friend, when in reality, he was already fooling around with Raquel. I think it was also an arrogant gesture, a slap in the face that James didn't realize at the time. It was a "see what I can do for you, that James can't" sort of thing. "I'm better than him." He always tries to make himself appear the better person, over everyone else. James and Raquel broke up just a few months later. To me, it's also telling that although Raquel said last reunion, that she was going off into the sunset to work with disabled children (typical rehearsed pageant response), she did NOT do that. Instead, she stuck around with NO storyline without James. But she had one, we just didn't know it. If her relationship with James was over and she was supposedly a Saint and had a dream of working with disabled children, she'd have left and pursued her goals. So what kept her there? Sandoval. That's my opinion. They may claim that she was loyal to James and nothing happened until they broke up.... I don't believe it. I think James is going to spill some tea. Just wait for it. Remember... there was NOTHING keeping her in LA once she and James parted. Her father even came to get her. James had to say goodbye to their dog. So, you'd think she'd have left and moved on. She wasn't a major personality on the show. The show didn't "need" her. She climbed the thirst ladder 🪜 to Sandoval. That was her goal. That would secure her a storyline and give her a reason to stay. Just my opinion.

Sandoval didn’t care that he drove a wedge between Schwartz and Katie. And he kept his affair with Raquel secret because he needed Ariana to co-sign mortgaging their home to build Schwarz and Sandy’s. Sandoval destroyed Ariana for the money. Katie got out of he marriage to Schwartz just in time.

These people are all millionaires. Nine grand is nothing to them at this point. It’s still a lot of money , but what are you gonna do ? They will make a sizeable amount off the sale of their house

Bravo did a walk through of their house a while back. Tom & Ariana paid a designer to do their house for them. That’s why they didn’t have furniture for a long while. A lot is custom. That is how their house actually looks, it’s gorgeous. It was also shown on the show last season. Also, their house was a brand new build, and when you stage a model home for sale, you don’t go as unique with the decor as they did with their home because you want ppl to be able to see themselves in it.

Professional here...The real issue with the reality TV actors is that it is a good income, but they do Not know how to manage their funds, they love the champagne lifestyle on a wine budget. People that know how to manage their money do Not jump into buying all these material things they have to pay on each month. You have to allow time to Build your wealth before you spend it. You have to earn it and save it, make it work For you and earn interest etc.. you have to make it Before your spending it. Most of them purchase everything on charge cards and loans. At the end of the year you don't own the items, you own a box of receipts and debt. Ariana owes taxes on the property because Tom more than likely has the note in her name so it would not affect his debt to income ratios in order to qualify for the business loans and such.

It’s obvious Raquel sabotaged all of her relationships this season because she had a guilty conscience! As far as the lien goes, $9K isn’t that much for someone who owns a $2M home; I’m sure it was an innocent mistake that Ariana’s team will correct ASAP.

Rachelle seemed to me very passive aggressive ,when she told Katie about asking Tom for a kiss, or maybe she's just a bit slow? She seems 'off' to me and all of a sudden she's mad crazy ,she needs to go away and learn to be happy with herself and know her worth with jumping on every man she sees ...just imo

It's just disgusting and the fact that Ariana is dragged into all the news is heartbreaking. She was so excited to get that house and originally was willing to do it on her own. Hopefully it's a situation where she can get him out!

@@Mranstedsf listen to Kristen's podcast. She openly admitted she and Tom both cheated on each other and the relationship should have been over after a year. She holds no grudges towards Ariana. Completely different circumstances. Ariana did not carry on a months long affair claiming to be Kristen's best friend. You are entitled to your opinion just as I am to mine.

Throwing him out was a dumb move. You just threw out half your income to pay for the house. Tom should also pay half of the debt that occurred while he is living there.

One comment that Ratchet made about James Kennedy was that he paid for everything during their relationship. Then she sees the house Scandoval and Ariana have, the fact that he is a co-owner of a bar, has money in the bank, and you begin to see why she's putting up with that heinous mustache. She's very calculating about this. Plays innocent and naive, but apparently, not so much.

We have to remember, this show has to be about something. And Rachelle needs a storyline and it is dating around. Who knows what Tom promised her. This is real life.

Arianna was Rachel when Tom was with Kristen. How quickly ppl forget. Plus....Tom wanted to get married and have kids....both things Arianna said she didn't want. It was bound to happen at some point as he got older because that's what he really wanted.

What crazy to me is this tax lien? Was. In2019? But yet he forks out twenty thousand dollars for an engagement party for James and raquel. Make sense to me. Sometimes you just fall out of love with someone. No Sandy did not handle it properly. But if you watch Ariana wasn't very warm with Tom. Look close. The Schwartz thing was obviously pushed for ratings from producers. Bet Schwartz is afraid of the Rath of Katie to go for it. Plus he wasn't ready. Who else could Rachel date in the group?
