    This is a shocker seeing Regina Louise Collaro is being mentioned here. I always had mixed feelings about hiring a lnvestment advisor. For the record, I started working with Regina in 2019, and she manages about 70% of my lnvestments, while I manage the other 30%. My philosophy is that I care more about my own money than anyone else, but she made me accept that they have wealth of information on current conditions and future trends

    We travel full-time using Airbnb and love it! One thing I think every Airbnb should offer is coffee. It's a simple thing to supply and really helps us, full-time travelers, out. We can't carry around a coffee pot after all. : )

    @@tallytastingtampa3174 My husbands work is internet based. As long as our destination has an internet signal we can travel there. There are many families that travel full-time doing various things though. Definitely, a possibility for you to travel also. : )

    I love Airbnb and recently I've been wanting to try out an experiment. I've often been fascinated by the idea of RVs and being able to tour around the US and visit anyplace I want and be very mobile. But then I thought why not use Airbnb to be just as mobile? If you have a good Airbnb location or your home is in a good location for Airbnbs. You can just put your own home on Airbnb when you want to be travelling and just lockup your personal items in a certain room or garage and lease out the rest. The income you make from leasing your airbnb you can use to stay in other Airbnbs all over the world. It's kinda a fast form of home swapping.

    Here's 1 thing I wish I knew: Airbnb does not care about hosts! I've been hosting since 2014 and anytime there is an issue with a guest where they break stuff or smoke in the house, Airbnb will tell the host there is nothing they can do. If the same thing happens with a guest from VRBO, it's gets resolved. They make sure we don't get screwed. Airbnb only cares about transaction fees which is why if you host on their platform, expect them not to have your back. VRBO on the other hand has been great. And this is based on 7 years of experience on both platforms.

    The most helpful hint is VRBO is the way to go esp. With AIR BNB requiring you to do illegal activity. Been Doing this 10 yrs now VRBO less of an issue, Tenants are usually better and the customer service at least their.

    If you have an Airbnb, and you’d like to put an arcade cabinet in it, I do a pretty nice build for Umbrella Arcades. Its a modern, wall-mounted unit with most of gaming history pre-installed. The cabinets are hand-made in PA using powder coated steel.

    wow i was told here in my town fairbanks alaska to avoid airbnb because it was hard to get connected.many of us here do not have such great computer skills and i am one of the worst.so i have chosen b&b.com they seem kinda easy and already a women called from there and told me she was going to give me special help.how wonderful as i really need it!!!this is very very good and lucky for me!!i did contact airbnb last year found it too hard and no help so i dropped the entire idea.well i am sure glad i got rid of the tenant and have spent 4 thousand dollars to fix everything right so now i am willing to give it a try with a good co.who is willing to work with me!!!hha i sound like the kid asking ti get into special help classes!!oh well at least i can make myslef laugh!

    What do you do about people challenging payments that they made to you? Telling their bank that it's not a legitimate transaction. Scammers, trying to get a free stay. A friend of mine said that happened to someone he knows.

    Off topic. Is protection needed on the box springs as is needed on the mattress? If covers are on both they tend to slide. Thanks for all your videos. Have watched most. You are an asset to the short term rental business.

    Hello, if someone could help me out in this situation I'd be grateful! I have submitted an experience on AirBnb, it was approved but it says "unavailable" (Your experience has been approved but it's not live yet). I have set availability dates in my calendar and set out a payout method (it's being reviewed). It did not seem to help, it's still unavailable and it doesn't show in the listings page. Anyone knows how to fix this? Thank you!

    I am at holiday towns and weekends get booked as do weeks but never mid weeks alone or rarely so thats only true for cities

    I find dynamic pricing difficult. I use Airbnb`s automated system but I submit the low and high price. I may have to look into this more. Thank you for the video! You lost me at asking for a 5 star review however. Whenever someone does that, that is the last rating I want to give. IMHO, seems sleazy. Let the guests decide on what rating they want to give you. I also think asking for a 5 star review could get you banned at Airbnb (if you are on Airbnb).

    Really great video.I have just started my journey on Airbnb it is going well. My question is should I be changing the bedding such as bed sheets, pillow case, duvet cover after every guest has checked out. Is this good practice? Also I am looking to help manage other people's property. Should I make the listing on my account or should I create a new Airbnb account on their name and add myself as a co host.     Yes, we need to change pillow case, duvet cover and bed sheets after every turnover. About managing others property, it’s really depend on with you and the person whose listing you want to manage, because if they are not comfortable sharing all the listing payout and tax info with you, they need to add you as co-host.

    I always send a thank you message after I have cleaned the rooms, and check if everything is kosher. And I will let them know I will be leaving an “excellent” review if I was happy with them. I rarely ever get someone that doesn’t leave a review.

    The man is forward and ultimately gets what he wants. Worded nicely, and usually customers understand and if they had no problems, they're like "meh, why not?" I don't think it is something you should apply to all areas of your life, so i see where you're coming from, but since this is business i see more pros than cons.

    I'm thinking of getting started. I travel a lot and my house is often empty. Perfect for airbnb. Question: Since it is my primary home, what do you do with your personal stuff? (You know, clothes in dressers and closets?) Do you remove them? Or do you put everything into one closet and the garage and lock those up? Just trying to learn how others approach this?

    Hi Richard ! I'm currently renting on airbnb. The apartment is located in the south of france near Cannes. Last year I rented for the summer period I managed to have 5 months full booking and all my clients were delighted I got an overall rating of 4.6. This year I have bigger project I will put it to rent all year on airbnb and other platform thanks to your advice and the small details that will make the difference I am aiming for an overall evaluation of 5!I found That to do seasonal rental is a good way to make the most return on an investment and you get too meet people from all around the world. next year i'm planning on getting a second flat to create a portfolio of real estate investments. i'm currently just starting automate a maximum, but the programmes a bit complicated to use, i've started using a programe thats called TOKEET. have you got any sugestions or tips on other programmes that can help synchronize and automate (pricing -calenders-messages to clients ... ) keep up with the good work. your channel is great the videos are very professional and helpful !

    So 5 star ratings are crap, you ORDER your guest to give you a 5 Star Rating! I would never ask my guest to do that! And guess what I receive 5 star ratings without having to beg for them! Isnt' that what ratings are about, the guest NEEDs to decide NOT YOU. far out

    All Airbnb properties need the TUBTOOL. It cleans tubs, showers, counters, and fixtures. Order (all one word) TUBTOOL on Amazon to simplify your bathroom cleaning. You'll love it!

    Hi, I'm a fairly new host on Airbnb. I have miraculously been doing most things right so far. I don't know what to do or how to handle guests staining sheets and/or towels. A set of sheets cost as much as a nights stay and I can't use them once they're stained. How do I handle this? Should I charge guests? It has now happened to me on three different occasions.

    That is absolutely the responsibility of the guest. You can use the "request money" tool on airbnb by including pictures of the damage, state how long you've had the sheets, and a receipt for the set you bought to replace the set that's ruined. And BTW, I've used lots and lots of sheets, super expensive ones, super cheap ones, some in the middle. The most expensive sheets, those beautiful 100% cotton ones are probably the worst kind you can use on a short time airbnb. I've found one source that everyone in the US has access to (it's not amazon) that sells sheets that are beautiful, comfortable, and holds up to multiple washings. They have 2 or 3 big sales a year, and I get queen sized sheets for about $20/set.

    Hi Veronica, I worked at a 4 diamond hotel for 4 years cleaning rooms, while in high school and college so I'm going to give you my 2 cents about sheets because we really never had the problems I'm seeing hosts have, here in comments and on the Airbnb hosts forum. Use hotel sheets (Sams Club is where I got mine in half dozen amounts or hotel supply). Cotton/Poly blend, nice heavy material. Guests love them, they feel luxurious, no one complains about the poly content. Stains come out easily. Don't get 100% cotton and don't get sheets at your local big box and expect stains to come out. Also, they aren't as durable, seams will unstitch. Good luck!

    Helpful.......but I don't agree with prompting guests to leave 5 star reviews. The hidden message is 'anything less won't be appreciated' which means potentially biased and unrealistic reviews for those making bookings.

    Hi, you need to first decide which model you want to adopt. 1- buy own home and rent 2- managing other people properties i.e co-hosting or 3- rent a property then get permission from landlord to do Airbnb. You also need to get a STR license if you are planning to renting your own house. Once you decide which way you want to go. Then just open an account on Airbnb with ID and photo. Then get your Airbnb ready with house rules and pictures etc and upload on Airbnb but this is just a summary. There are lot more things to decide when doing Airbnb

    Yes and many apartment complexes have a minimum % rentals. This is to protect residents who don't want to live in a transient area with tourists

    The "review" has evolved into nothing short of extortion. The game of complaining about ANYTHING possible and the LIES told are out of control now. I've had to rewrite my contract to include an "acceptance" statement on check-in. I refuse to refund any money after that point. I've also had to include a "acknowledgement" form stating that the "guest" are aware of and agree to be held accountable for any and all restrictions explained in the lease contract. I'm sick and tired of the "I didn't know" excuse. I hold the card holder on file as the responsible party for the actions of all the guest on the property during the lease agreement and have raised my deposits to a level that will get their attention if it's not refunded.
