Ac Second Opinion Tenant Hires Hack AC Company Behind Owners Back

Tenants call another service company, behind landlords back. The landlord receives a large repair quote. The landlord is a contract customer, my company takes care of all his properties. I am sent out for a no ac call. Find out upon arrival from tenant someone already fixed the unit. The service call should be cancelled. I look up history and no one from my company was out for a service call. My office contacts the landlord. I am told to wait and the tenant will come out to get me. After waiting some time I decide I need to just let tenant know I have to check out the system. The owner renting house wants a to know why refrigerant is needed. Also anything else wrong with system.
First I notice the system superheat is at zero and suction pipe temp is around freezing. The other company overcharged the system. I find a refrigerant leak on the evap coil. I find a wire burnt, along with the contactor. I repair the wire and write up a report for owner.

    This is a painful reminder of why I switched to commercial service - RTUs, chillers, boilers. You have adequate a space to work, without helicopter customers. I’ve stepped through 2 ceilings while in house attics when I used to do residential. It doesn’t help being 6’4, 250, trying to maneuver in an attic or crawl space either. Thanks for sharing, very thorough diagnostics.

    A friend of mine has a landlord who calls everybody in the world for repairs,he called 4 guys to try to fix the AC and when it was supposed to be too expensive to fix and told everyone to get window units because he's not going to fix it- by the winter everyone in the building left because of no heat

    It clearly says on all of my landowners contracts that they are not responsible if the tenant hires another AC man! So this would be grounds for eviction in the contract! I'm glad the dudes loyal to you guys like that...

    Small narrow attic that’s perfect for a high static pressure or medium air handler from Samsung or LG or Mitsubishi. Low profile easily fits in there. With room to spare

    My knees started aching when you were struggling to get into the attic. Even if you repair that leak the potential for another leak is around the corner. 🥃🥃🍺🍺🍺🍇🏌🏻‍♀️ Stay safe. Retired (werk'n) keyboard super tech. Wear your safety glasses.

    I subscribed to you. You seem to be a very thorough, very knowledgeable, very good with customers...bad ass tech. Air handler was a little hard to do what had to do. Condo pump in attic is damn ridiculous. If I wasn't a tech I'd gladly let you work on mine. Always a negative comment..I would never use a drill bit on an impact, unless I was hammer drilling through masonry. And...I've never liked fieldpiece. You have me thinking. Besides that..you are a badass, keep it up...we need techs like you out there. I will continue to watch you

    I surprised you don't carry a couple of short pieces of 1 X 12 boards in the truck to sit or kneel on when there is no floor up there. Spruce or fir are light, and plenty strong enough to bridge 2 foot gaps between beams.

    I deal with owner only but my company very supportive. Tenants are troublesome and often a problem. As little dialogue as possible. Especially very nasty places. The moment I discover the tenant meddling - on the phone to owner.

    I've having a big issue with a tentant not paying for the service call and a special order board. I had no idea he was a tentant until I looked at the property tax records. I know the owner of the house. I'm going to contact him today and tell him what happened. He usually uses a different HVAC company because they were friends from long ago. I don't know if he'll pay me but he's not going to be happy with the tentant.

    This call was from the owner. Tenant called another company. The owner uses us for all his properties. He not happy with this tenant. Ended up with an over charged ac. Most likely an extra lb or 2 of r22. I leave this in the hands of owner for me to fix the leak or replace equipment. Everything goes through owner unless tenant is paying me at time of service

    It’s a great lamp. I unfortunately have been through 5 of these lamps. Not all the lamps fault. Forgot it was in back pocket and sat down. One was inside my driver door and I slammed the door shut. Button seems to fail or hinder gets weak. Yet it is perfect for what I do.

    I keep it real. Usually a leak is the death of these systems. Not often can the leak be repaired unless on exposed copper

    It’s why I do what’s best for any customer. Let someone follow up on me. Then legitimately claim I did anything wrong. This call just didn’t start right. Then finding superheat at zero and a suction about to freeze. 🤔

    FORGET changing THAT air handler! If it needs to be done... then so be it... but not by THIS guy. You couldn't pay me enough for that job! I'm left wondering if the previous company overcharged it cuz they wanted to charge more money ... or to cover the leak and let it operate longer ... or just cuz they screwed up. Maybe one of those super techs that charges by low side pressure and doesn't understand superheat? Cuz they could have just fudged the numbers if they wanted to charge for more R22. Either way... they put too much. Zero superheat is a bad idea. Especially on a 12 year old compressor. Or maybe THAT was the plan. Lol. Nice video, see ya next time.

    4:34 the whole conversation he has with the lady is your a different company came to check the system because the owner wanted to know if the other guy was lying or wasn’t just honest. They were gonna go out but they’ll just go to that specific space later on since he’s not in a rush.

    How can a unit with a piston running low suction pressure and 0deg. Superheat be overcharged? Sounds like it was undercharged and a lack of airflow.What was the head pressure, supply and return air temps?An overcharged unit would be running higher pressures.0deg. superheat is an overcharge but you have low suction pressure, which points to lack of airflow. What was the sub cooling? Something doesn’t sound right. Please explain and thanks for your videos, very helpful.

    All Rheem/Rudd’s run 55-65 suction pressure. Most time they operate around 57 psi. The evap coil is restrictive, m coil in small box. Most rheem units end up over charged. Get some experience working on rheems and you will see most are overcharged cause techs try raising suction by adding refrigerant. I also seen over charged rheems suction pressure drops and will rise a little when removing refrigerant. Don’t ask it goes against logic. Yet seen it many times.

    What’s a no no about it. Tenants can know what’s going on. Yet landlord gets full report. Even stuff I don’t tell the tenants since the landlord owns the property

    An overcharged txv system will flood refrigerant around the txv. Though the equalizer tube.

    @@thehvachacker Great video. At 4:10 the gentleman is spaking to a woman in spanish. . He tells her the owner sent an air conditioner man to check the A/C for a leak. He clearly states its a different man, Not the same guy who was there earlier. I really think the tenant did not know the previous tech or he would have referred to him by name.     How is a 32 degree coil on an R22 unit overcharged?.. unless that’s not what you said

    One a 32 degree evap coil would have moisture in the air freezing on it. This is air conditioning, not refrigeration. The suction pipe should be usually mid 50’s. With a 15-20 degree superheat. If your suction pipe is below 50’s good chance liquid refrigerant is returning with the superheated vapor to compressor. Compressors don’t like liquid. At 32degrees you are slugging liquid back to compressor.

    @@DaDirtyBoyz187 the previous technician added refrigerant. You cannot determine charge from pressure. He was getting zero superheat, that is an indicator of over charge and will damage the compressor.

    Hi, can anyone here let me know if its ok to charge r22 to a converted 407c system? I have a old r22 walk in cooler that was changed to 407c changed compressor . But there was a small leak, and the tech charged r22. Please let me know if that will cause a issue to the compressor. Appreciate your reply.

    Not supposed to mix R22 with 407C. It’ll work for awhile but if it’s not using the correct oil. The compressor won’t last.

    @@ffrgdert540 Based off the fact you said the compressor was changed I'm pretty sure you have POE oil in the system. R22 of R407C are good with that oil. If you mean he is mixing the refrigerant that's not good. R22 is a single component gas so bottle up or upsidedown doesn't matter. Only blends supposedly do

    @@jonsaircond8520 The compressor was replaced last year. On the receipt it says its a R22/ 407C compressor. But recently when a different company recharged it, he recharged with R22.

    The company who replaced the company charged the system with 407C. Recently when a different company recharged the system, that tech recharged with R22. So now I think there is R22 and 407C both in the system.

    Great video. But everything great has to come with some criticism 😂. You put your supply hygrometer in the supply duct. You will be getting cold air radiating off the evap' coil right onto your probe (as explained by Jim Bergman). So you're not really getting an accurate reading. But still a great video 😀.

    Gotta love a Mexican family with a god damn chihuahua for god sack anything but that type of dog. Here in Utah we’re mainly use to huskies, pitbulls and terriors.
