If the economy tanks, will it still be worth $450K? What would a logging company pay for that land? That is the real value of the land. Recreational value is harder to place a value on.
I think this place is absolutely awesome. A totally self sustained outpost. Well worth the money. Got kids? Let them build a cabin out there too. Bring the paint brush and have a painting party.

This property is well worth $450K!! It's close proximity to Boston, Portland, and Concord highlights its desirable southern Maine location, while at 96 acres you still get highly desired privacy. Add to that the well, septic, AND power, a habitable four-season cabin, road frontage on a state-maintained road, a driveway a car can get down (no truck needed), 1,800 ft river frontage, low taxes, and it's adjacent to a wildlife management area...oh yeah and a potential built in business set up (RV power and gray water disposal) -- Wow!! The view is stunning! Slap some paint on the cabin or DIY up the place, so many possibilities!!! To all the haters, you can't just assign a price to a property because that is what YOU think it's worth, real estate doesn't work that way. I honestly don't have $450k myself, but if I did, this property would be a great investment. Location, location, location!! I love watching Chili explore the various properties you show!! Looks like 96 acres of rasberry bushes! Id say that was cut exstremely hard
Loved your taste test! 🫐😊 Nice grounds... close to a lot of water areas. Cabin is nice... Knotty pine is beautiful ❤️ Bet that water tastes great! Can't get over the taxes on some of these properties... here in Ohio, you can pay twice that for a 1/2.

Honestly thus property is a goldmine. Wish I had the Capitol to make this an amazing campground with hunting fishing.
Love the idea of the ability to hookup your RV which I have a 25ft Jayco Nighthawk..Plus the cabins and land - love this place. Unfortunately I'm retired but don't have the money. Been checking your channel for the perfect place- maybe smaller acreage . Just want a place where I can just park my RV and enjoy the outdoors for a weekend or so to just getaway.

I really wish I had a half a million dollars sitting around cuz I would absolutely buy it because it is worth the price it really is worth it I know but it is a lot of money but I mean it really is worth it look at everything it has it's just it's amazing and if you want to get technical that property in reality is probably worth real close to a million dollars
