In this video we first take a look at the final result of the roofing job and take another trip to my house. The remainder of the video is spent rebuilding the supporting wall to the stair case and rewiring the lights in the dining room after taking them down to reframe the floor system. I hope you all are enjoying the weekly videos, they are keeping me on track and working hard on the house. Back to work.

    SimpliSafe is great. Especially compared to the installation costs of a traditional wired alarm system, there's just no contest. The price of the monitoring is competitive and their call center people are quick, which isn't something I've always been able to say about other alarm services. Yes, there is a theoretical jamming attack. In practice it would be VERY difficult to pull off reliably for an actual break-in. Anyone clever and resourceful enough to do what it would take to bypass a SimpliSafe system would very likely be doing something more than residential burglary with their time. No, I wouldn't protect a jewelry store or a Beverly Hills mansion full of cash with this system, and I'd probably upgrade if I was a high-profile target of Elbonian assassins. But I have had it on my last few residences and I sleep very soundly whether I'm in my own bed or traveling. For 99% of use cases SimpliSafe is a tremendous value.

    @@TooLazyToFail unless they solved there is a video where they use a 433mhz remote button to suppress the signal of a door contact without it being able to send a signal to main unit as and there few times it did send the signal but most of time it didn't from what I understand and that's just a small wireless remote from Amazon worth 2 dollar so i hope they solved it

    This is the type of show HGTV needs. Not the flashy, unrealistic shows they have currently. They need real time rebuilds and modeling shown on their network. I'd watch every week.

    You and I and the rest of us here would watch but not the masses. [Warning, this turned into a rant] That's why cable sucks. Many networks used to cater to niche markets but now they all want the masses. A network will start with a good show and keep changing it more and more to try and pick up the Kardashian audience. That's how we ended up with the same show on every channel. Sure, the title is different, the genre is different, the actors are different but it's the same script over and over again. And I'm not sure if anyone actually enjoys it. It's the lowest common denominator of programming. Everyone is like "I guess I'll watch this irritating show since there is one tiny aspect about it that I like and I have no alternatives". Until KZread came out anyway. KZread has undergone some of same transformation unfortunately. It's harder and harder to find content like this. I worry the KZread algorithm will bury niche market channels so much that they lose motivation and profit. I hope I'm wrong about that.

    For anyone wondering, he mentions not ripping out the stairs and building new ones because all the pieces are there and just need repairing. I'd add the note that if he had ripped the stair out, the new stairs would be required to meet code, whereas the current ones don't but are "grandfathered" in. Not only do the current stairs not meet code for width or headroom, but it appears that the rise and run dimensions are also out of code (as are the landing and handrail, etc.). The stairs work and are OK, but a code compliant stair wouldn't fit within the currently allotted space, and would require a TON of reframing and changes to bedroom walls, moving the front door, and potentially moving other doors/windows, etc. Basically it's a huge snowball effect anytime you take an older (i.e. out of current code) stair and replace it. It's almost always preferable to try to repair it if possible because bringing these old stairs up to meet current codes adds a lot of work (generally will require a significant size increase too). Even a stair within a house built just 20 years ago likely doesn't meet current code, but will still "feel" fine to use (the stair in this really old house though does not feel great to use, but it is adequate). I've been in a lot of older homes like this where the stair tread (run) might be only 8" (or even as small as 7") when current code (in pretty much all of the US) requires 10". So on a typical older home there might be 13 treads, and adding 2-3" to each one really adds to the total run (length) space required. Same goes for each step's rise. Older homes, even if built within the old code, won't meet current code requirements. I've seen steps that are 8-9" high each, and replacing a stair with code compliant risers means being

    This is what Im running into with my house. The stairs are a little loose on one side but not up to current code(house was built in 1948). Our plan is to just build a support for them with 2x4s and 4x4s because 1) it'll be cheaper and just as effective and 2) we do not have the room to get them up to code 😅 Our electrical also isn't up to code. That's unfortunately a fix we can't do ourselves so we are holding off until we finish the basement. It works fine and we put GFCI outlets where needed but absolutely nothing is grounded internally

    current building code in our area is 36" wide (34" if you are really nice to the Inspector) 10" run and 7 7/8" rise. Which is great in a modern, open plan home but in an old farmhouse with wonky walls and low ceilings is impossible. Fixing or new bracing to make it safe is the only option. to put this into perspective we are currently rebuilding a small investment property and the new staircase takes up 1/3 of the floorplan....

    @@andrewcarr2431 Yep, 36" is the minimum width everywhere in the US, and while a nice inspector might let less slide, I'd never suggest anyone pins their hopes on that. I've heard of inspectors making builders rip apart whole houses to fix an out of compliance stair. Tha's why my suggestion to everyone is to repair don't replace unless they know all the ends and outs of their code requirements. Also, I do work in lots of different cities/states/areas and there can be a huge difference from building department to building department in how easy they are to work with (and how stringent they are). Always best to play it "safe" and avoid a hugely expensive "gotcha" later (be it at inspection time, or when selling the home).

    If you repair an old building and the repairs do not meet current code regulations then how does one get insurance for the property? because if someone was was to have an accident in the property, all the insurance company has got to say is 'property not up to code, insurance claim void'.

    he did something similar to this a couple months ago when he was changing the toilet in another rental and he said that the way you know when to stop tightening the bolts is you go until you hear it crack and then you just back off a little bit and you're good. haha.     Also be sure to properly tighten the screws in electrical devices. Keep turning until you feel a slight pop. That's the built-in pressure release clutch, which indicates that screw was tightened to the proper specifications.

    BE STRONG ABOUT THE DRYWALL. My hubs wanted to upgrade the electric in a bedroom. I remembered you in the $12,000 house and showed him you talking about it. "Oh, I can do it, no problem." The was a year or more ago. Electric is all done. Sheet rock is up pretty good. That's about it.

    From the beginning of this project the stair case has been (to me) the scariest yet coolest fix to date. From the video of fixing the steps in the basement to this one it has been more than basic carpentry. It has taken quite of bit of engineering. The end result is very cool. And .... u make it look so easy.

    Mr. Remington, Mr. Colt and some hunting traps protect my home when I am not there. The panic alarm is the shouts of the burglar when he/she cannot release from the trap and knows that police will come........ By the way, what a beautiful kitchen you have, I love it, the color blue of the island match a calmly contrast with all around it, especially the INOX fridge and oven; so cozy :)

    Hey, I noticed that you use a plumb-bob quite a bit. May I recommend buying a laser level? I grabbed one for about $50, and it has made my life so much easier. I have it set on a tripod and set it up so I can plumb things up hands-free. It is very accurate, plus saves you time and headaches. Just my two cents. Love the videos.

    Haha! The way you feel about roofing, is the same way I view mudding sheetrock (taping, floating and sanding).

    I remember in that other house you said you were going to pay someone to do the drywall and then did it yourself. This time you should say you are going to do all the drywall work and then have someone come do it for you. :-) I'm sure some here would complain that you didn't do it yourself. In all seriousness, would you prefer to have someone do the whole job, hang/finish the drywall or would you prefer to hang the drywall yourself and have someone come out and do the finish work? The finish work looks like a miserable time consuming job and the one I would definitely prefer to avoid if at all possible.

    I really appreciate the "advice" you gave about electrical. I see so many videos freak out about saying "hire a professional. This isn't advice. Blabla" and it's just so silly. If people are watching a youtube video to know how to do electrical and they believed that, then they shouldn't be doing electrical!

    That's dry delivery on the electric staples. Perfect! Starts out reasonable then goes off into the weeds. "Hammer it into the wire really hard, it'll start to glow a dull red." 😂🤣
