Also big problem is because you can get to the house only by boat. No road going to the house, plus the neighboring houses/resorts are too close and tourists can go right up to the beach and pier. There was one vlog where a bunch of teens were all sitting on the pier doing nothing, 😧. Scary when people can get that close to a multi-million peso house. Good luck selling it. On the plus side, it was owned by a celebrity but his/her taste differs from other people.

Prices had been exploding in the PH the last year's. I know many which want to sell their lots or houses in islands for dream prices, but I don't know even one, who has been getting it sold in the last 7 years...

Omg!!! That's enrique gil beach house..

This beach house is for sale for 3 years now. The problem is only accesable by boat only. I been there 3 years ago we stayed in the beach house nearby to Enrique Gil resort. The parking lot is far around 200 meters walk along the beach. I had a bad experienced we parked our car in the open area where free of charge there lot of Cars parking in that area, then we found out that our spare tyre were stolen we have notice when we reached our home. This resort is quite expensive I don't think someone will buy.

As a real estate agent in Hawaii, I think the Listing Agent should have done a better job in his presentation of this beautiful property. Every detail matters. Spending money to hire a staging company is worth the money especially when you are selling a multi-million pesos home. You can't purchase a home like this in Hawaii for less than 1.5million (a condo maybe). 80million pesos for this home is fair market value in my book., plus a boat? Wow! It's a seller's market here in the US during the pandemic. I'm guessing it is the same way in the PI? If I had the capacity, I would purchase this home and buyout my neighbors and build a private small resort. I love to snorkel. The ocean and coral reef is what grabbed me..wow! Location, location, location....Rooting for the success of the sale of this wonderfully located property. It's a home away from home.

Correct

80 mil PHP = 1.8 mil USD. Very affordable. BUT a lot of negatives as in the owner’s decorative style may not be other people’s taste. Also, it’s only passable through water, only way in is by boat. That’s the biggest deal breaker, too many resorts/neighbors so close to the house. I can mention a lot more negatives but the most important factor is, it’s owned and used by a celebrity……

There's a lot of going k on that house. It wont give me a peace of mind due to the cramped spave. Need lots of renovation and there's no exclusivity as there's a lot of houses around it. The celebrity name isn't really a worthy reason to jackup the price to 80mil.
