    Not sure if you have these already but I would recommend getting some fun party board games to keep in the house! Ones that are easy to learn but a mix of known ones and more common. As a board game lover myself (lol) I would recommend Uno, Monopoly Deal, Bananagrams, Codenames, Telestrations, Exploding Kittens, Throw Throw Burrito and Anomia (party pack). All have pretty easy to learn rules and are great for groups of varying sizes

    I got a label maker for Christmas last year!. I started making labels for just about everything. My labels had labels. Best "adulting" toy EVER.

    I've had a Palm Springs condo/rental for 20 years. My only advice is to play the long game! My short-term, visiting nurse and summer tenants have PAID for my unit. I've been able to do upgrades plus also stay there quite often and be part of the community. Make money, have fun, get appreciation, do right for the win.

    $3,000 for a media console and it’s already showing wear? I think I’d talk to the manufacturer. That’s crazy expensive for an Air BNB but a good lesson to learn on the first house. Love the pillow cover idea as well as the lock. Assuming you can reset the code remotely. Anyone building in Minnesota Room & Board has a fantastic outlet here. I hope you and Monica do really well with this investment.

    As an AirBnB operator and wood worker, I would never put a quality piece in a short-term rental. What’s the manufacture gonna do? Turn it into steel or coat it with bunch of plastic chemicals? Return it or, better yet, buy something cheap that looks similar so you don’t waste your time. Spending more money on quality wooden furniture doesn’t make the furniture something other than wood. Old quality pieces of wooden furniture survive either because the people caring for it treated it like a piece of glass (delicate pieces) and/or simply knew how to maintain/fix it if it got scratched. Everything puts on noticeable wear given time and, more importantly, how they are cared for.

    Great advice Shelby!! Sadly learned the "expensive hard way". One more question for anyone renting anything: "hey, what can I do to improve your experience?" No, you don't have to accommodate everyone, but asking that question is a great way to get feedback on their experience and if you can make it better, they will want to come back and stay longer. The AirBnB looks great! Hope many people rent it and come back often!! That's the key, repeat renters.

    PSA:You are supposed to wash your pillows at least couple times a year. They can go in the washer and usually the dryer as well, a quality pillow will usually have washing instructions.

    also, you can. throw the memory foam or foam pillows in dryer to kill germs and poof them up!

    3k for something to hold a tv 😂 ain’t no body got time for that girl. It really amazes me on what people can spend money on. Like i could live off of 3k for 3 months. This is not an insult by any means. I just wonder what it would be like to be able to buy things like that haha. Aside from my lowly broke midwestern view on a dollar. You did an amazing job. I hope this endeavor pays you well because you all worked your asses off for it. I’m very proud of you. It looks like a dream!

    Also, having a second dryer is a huge time saver. I have 3 sets of sheets for all beds, but towels take the longest to dry (mine and super plush). The second dryer speeds up on the things that have to be washed in house. I have a few airbnbs and the second dryer has been a huge time saver.

    $3000 is insane for a media console! What were you thinking at the time haha. I mean it's not something important like a hot tub. We got one for about $450 from IKEA and even I thought that was a lot. As you said, guests don't care and it's better to get special items for your own house.

    I remember them getting criticism at the time for buyer higher end furniture. Their argument was that it would last longer, and that they didn’t want to be cheap.

    Shelby I am really curious - I'd love a future video on the finances of this really, how much are you in the hole, and how much are you making now? What do profits look like after you've accounted for all the furniture, replacements, etc. How long will it take you to break even? Thanks for your consideration!

    You should think about getting a video doorbell like nest (since it records 24/7 as opposed to just snippets like ring), that way you know who has entered the home when you’re not there.

    "No ones booking the house because of the media console" HAHAH I really first heard that and was like 👀 people are CANCELING and NOT BOOKING because they are afraid to scratch it?? BEFORE I realized you meant no one WILL BE booking it for that purpose. Hahaha, not me helping your metrics by rewinding multiple times to hear that again until I figured it out.

    As someone who has stayed at many Airbnbs, locks are pretty important to me. If there is only a smart lock on a door, I feel more secure if there is also a deadbolt that I can lock when I am inside. How am I to know who else may have the code or who might hack someone's personal accounts, emails etc? It only takes the right one time for things to go wrong and it will not be on MY stay. Also, when staying at an airbnb that is not a whole house, it is a Airbnb REQUIREMENT for "private bedrooms" to have doors that can lock from both the inside AND outside of the door(so when you are inside and when you are away). If it doesn't, the guest can report it to airbnb and the host's account will get flagged. I do NOT like leaving bad reviews for ANYTHING for anyone because I know what it is like to run something that depends on reviews. I have only had to leave 1 bad airbnb review. That host pushed it and pushed it and pushed it. I got there at night and there was NO way for me to lock my bedroom door on the inside...on a house that the FIRST thing I saw were male TENANTS downstairs. So I asked for a lock on the door the next day because I was staying like a WEEK and said I would just sleep on the FLOOR in front of the door/not sleep, I didn't even demand same night, which I should have lol...she said no. lol I said can I get a refund. She said no. I left because I was NOT taking any chances with this type of house and luckily I had a backup. Airbnb is now involved. Reservation got "altered" and they weren't giving me the refund for the first day and I let the Airbnb customer service rep know I am expecting the first day back to. The next morning we were BOTH allowed to leave a review and I was just like whatever I'm not interested. I just want my money back....30 minutes later I get a notification that this person has left me a review. lololol Still. Do I jump on and write a retaliatory review? NOPE. Like a mature adult I sent her a message and let her know that it is required that you have a lock on the door (trying to give her a chance to just say oh I'm sorry)and all she can say to me is "if you are messaging me to have the review removed...". I don't have ANY idea what her review says until I leave one. At that point, I was like I do not want ANYONE else to deal with THIS. So I told the truth in a thorough review. That host has other bad reviews after my stay(don't know why people would stay still, tried to warn them lol) and she replies to all the other ones making excuses. She never replied to mine. lol Because she couldn't fight the truth. Proceeded to take 3 weeks of my life, back and forth conversations, to get her review removed from my profile by Airbnb(even though the ENTIRE conversation with her was documented completely in my Airbnb messages) and she STiLL never apologized to me. This is all to say KNOW your RIGHTS as an Airbnb guest and as a host PLEASE know what customer service is. Sometimes that means admitting you were wrong, resolve it as quickly as possible and we can all move on. :)

    Yeah I don’t agree with the smart lock. What if a previous guest remembers the code and gets in? And I don’t trust anything ran through an app, especially with my personal security. Too many people get their apps or phones broken into. Hell. I don’t remember if it was Shelby or Monica, but one of them literally lost their phone not too long ago. Atleast I think I remember that happening?

    @@kelpy_0 Yeah. Smart locks are convenient in theory. The plus is that nobody is losing keys causing you to have to replace the WHOLE lock. Usually the host IS supposed to be changing the code after each guest. Not to be like filling criminals in lol but smart locks apparently aren't that difficult to hack or just remove from the door and with this being a "high-profile" Airbnb I would think it's going to need ALL the security measures. And SoCal has been experiencing an uptick in home invasions lately where they'll literally just smash glass if they need to. So an actual security system is probably helpful.

    My wife and I stay in Airbnb's all the time and the best feeling of security happens when a host sets the door code to the last 4 digits of the renter's phone number before you arrive. You know instantly that no one else can enter during your stay. It's a small thing that tells you that you can trust the host and feel more secure. :)

    Good stuff, the smart lock is a nice luxury even for a primary residence. May I suggest getting a guest book/journal for the place? It would be a nice way to connect with your guests and see their comments, where they're from, etc. If I ever need to fly back to SoCal, I will definitely keep your place in mind!

    Roborock for in between sliding doors is essential in the desert!! I’ll be sure to have these for the prefab home we’re prepping for airbnb in Joshua Tree and documenting on my channel. Another big tip is cheap furniture! Lol. Thanks Shelby!

    Never thought about labeling the shelves in your kitchen cabinets. I wish more rentals would do that! Such a good idea! Also I think you totally should have gotten the Animal plates from West Elm! Hahaha 🐯 🦜🐸

    So smart! When I designed my studio- I created open shelving so you can see everything. With it being minimal. That is also helpful if you are able to create it your own!😍

    Along with the labels, I would suggest including mock ups in your info book of the kitchen and closest and where things are. My family stayed at a vacation rental and when it came time to cook, we couldn’t remember where any of the kitchen tools were and had to keep opening drawers and cupboards. My cousin and I both said “we need a diagram of where everything is!” 😂

    You'll need to get some Fill Sticks or Stain Markers to match the furniture so you can cover any scratches that show up. It's easy and quick to do.

    Also it’s helpful to install a physical lockbox somewhere discrete on the house just in case the smart lock fails. Couldn’t agree more about the label maker. Also added a label to the tv remotes “please do not purchase any content”

    The locks she showed don’t have keys associated with them so there isn’t a way to have a lockbox

    @@BaileyReuter our smart locks have a physical key to open just in case. They're powered by batteries so it's good to have a backup especially with guests.

    @@DaveUyan this is the nest x Yale lock and it doesn’t have a key lock anywhere but you can use a D battery to recharge the battery from the outside

    I like the label maker idea! Like adding the "pool cups" to the label makes your guests know what your intentions were... no glass by the pool 😅 imma get one just bc my boyfriend always puts dishes in the wrong area lol

    Do you have security cameras? Some Airbnb have devices that record video, not sound. Renters can turn some of these features off, but all are on by default. Not in bathroom/ bed room but everywhere else especially outside. You need to protect your property 24/7! And people don't want to be LIABLE for damages! :)

    How do you manage scheduling a cleaning crew when the days they come would vary and it has to be in the turn around window? Do you schedule with them as soon as you get a booking?
