    1. What about A/C? - Test and verify the A/C. - Can A/C be installed? Verify with landlords, contracts, and building by-laws? 2. Is the Heating working properly? Any noise? - which types of heating? Forced air, electric baseboard, or boiler? - Make sure there is no strange noise from the vents. Is there any buzzling or crackling noise? - Pay attention to the fan noise level. - Ramp up the heat in the apartment and listen for the furnace to kick in and assess its fan noise level. 3. Is it well insulated? - Check the quality of windows. When were the windows fixed or replaced? - Check window sealing. Whether there are double glasses or a single glass. - Check whether there is any cold draft. - Check for noise leaking through the closed window (on summer days) - Check the doors too. 4. What's the cost of the utilities and what's included? - Whether water, electricity, and gas included? - If not included, what's the average utility cost per month? Who pays for what? 5. Are pets allowed? 6. What's the process for repairs? - Who does repairs? landlords or property management? 7. What's the neighborhood like? - Is it close to work? - public transit - grocery store and pharmacy - Hospital and vet clinic - Schools for kids - Parking. Is there street parking or guest parking? - Noise level

    Another thing to check is whether the neighbours smoke. Say goodbye to fresh air if that's the case.

    In Manitoba, no smoking is allowed in any public buildings including apartments. That, of course, doesn’t mean that people won’t smoke.

    Something very specific to Vancouver (and the GVA) is knowing if your building can withstand a major earthquake. Older concrete mid-rise's and unreinforced masonry buildings are the most at risk for collapsing.

    Very useful.. thank you very much! Another thing I wanted to add was “Sub Leasing” or Passing over the lease to someone else in case you wanna leave the apartment prior to lease end date.

    Thank you for this! It is very helpful to “born” Canadians too! I’m an “older” 😂 lady (74) and I have moved multiple times in my life but I still found this very helpful. I think I will write out your tips as I’m on the hunt again ! 😔😔

    A few more things to check are rental agreement, how much deposit is charged, reviews of the property on the internet. I remember one property had the rental agreement that i need to pay some money to replace something every 3 months. I can ask the maintenance guy to do it but he will charge me. They also limit the number of visitors. If they stay for more than 5 days, i need to start paying extra for utilities. If they stay for more than 15 days, they need to be included in the lease

    Im from Detroit, Canada is right next door to us lol.. it's too expensive to live in Toronto, but Windsor is less noisy and more affordable..

    If an an apartment has a furnace heater( as many new construction condos do), then the same furnace helps generate both warm and hot air.

    A kind reminder, the amount of deposit should not exceed one-month rent (at least in Ontario) according to the law. If your landlord charge you more, you might want to think if you want to deal with this person who doesn't obey the law

    This will vary from province to province. In Manitoba, you can only be charged 1/2 month’s rent for the damages deposit and also 1/2 month’s rent for a pet damage deposit. Also, there is no “first and last” month’s rent. Manitoba also has set increases from year to year - eg. 2%. We have pretty strict guidelines in Manitoba.

    That’s a lot! Canadian average electricity bill is less than 100$ for apartments and 150-200 for houses

    @@MakeThatChange Rent 800€ (if ur lucky😂) +500€ gas +150€ electricity +50€ water +rest (internet etc). Minimum wage around 1600€ so i don't think Canada it's so expensive. 🤔

    Your utilities are very pricey indeed, but rent is cheap! average rent in Canada is between 1500-2000 right now.. with minimum after tax take home salary around 2000$

    I would suffocate if my house was that hot! Also feel irresponsible to the moral commitment to the environment to use so much excess dirty fuel that all heat comes from. I am fortunate that I am well off enough that I own wool socks, sued fur lined slippers, sweaters, heavy comfortable long pants. Many of my neighbours knit, crochet & sell things locally.
