    In Vancouver you only have to pay your first month's rent and 1/2 of one month's rent as a security deposit. You don't pay first and last month's rent. If you have a pet (a cat or a dog) it might be very difficult to find a reasonable priced apartment to rent. You will also be asked to pay a pet's security deposit.

    I like how you describe what is needed for newcomers. From my experience, I can say rules you described appeal also to other cities outside Canada. Now I realized how lucky I was with finding apartment, byt I guess this was pricy studio in the city center. I had job offer prior and rent from property management that had buildings around the city.

    Excellent video. Many thanks! The laws in Canada can vary a lot from province to Province. Renting a flat in Ontario is quite different from in Quebec.

    Very useful. Do Canadian landlords allow break clauses in leases like in the UK? E.g. a 6 month break clause?

    Typically, no. If you need to terminate a contract earlier, you have an option to sub-lease and find a new tenant to replace you till the end of your contract. During this time, you’re responsible for all damages - and oftentimes the landlord also needs to approve the new tenant as well.

    Thanks for the video, very informative. Are all new contracts 12 month contracts ? Can we find a month-to-month contract from the get go ? I am thinking cases like landing in a city then finding a job in another with the obligation to move

    For that case, we recommend trying out Airbnb or living with roommates. Landlords prefer longer term contracts, but it is possible to find shorter term ones, you just have to look more.

    Would it be better as a foreigner to share an apartment? i.e. room rentals. That way you get to interact with other locals/foreigners instead of being secluded by yourself in a whole apartment

    Sorry please if you are just coming to Canada for the first time is it advisable to buy a house(since we've not borrowed a loan before)or rent a house. The reason why I asked is because of the inflation happening in Canada.

    Renting is usually the easiest and the least risky thing to do when you’re a newcomer in Canada. It is not adviceable to buy a house in a country and neighborhood that you don’t know well enough. You won’t be able to get a mortgage without a credit history in Canada as well.

    I think you have two options: 1. either find a sublease or find a roommate who rents outs a second room. 2. Be ready to pay a deposit for a few months in advance if you want to rent alone. References are needed to show you're a trustworthy person who can pay rent (e.g. has a job or enough savings)

    Yes, both Edmonton & Calgary have exactly the same regulations. In general, renting in Canada is very frustrating.

    “Easier in Smaller cities such as Montreal” Lolol fyi Montreal has a way higher population than Vancouver. Almost as many people as Toronto. Competition for apartments is fierce and housing shortage is insane.
