The only problem I have with condos is that most of them are restricted against long or short term rentals. That cause them hard to sell and also prevent them to go up in value in some cities.

That is a good point. While I do have a few clients that own condo rentals, I know there are some complexes that don't allow rentals.
I own a couple of 2bedroom condos in Riverside. I bought them in 2010 and 2011. I paid $57k for one and $67k for the other. Only catch was…I had to pay cash. When my association dues increase…I pass it onto the tenants.

I considered a condo but condos have high HOA fees.

That is definitely the trade off.. the HOA. That's why I definitely brought that up because for some people, the HOA dues don't work. Did you end up buy a single family home then?

I don’t mind the HOA’S it does keep the area in check.

All the pros get diluted by the stomping of your above neighbors or the screaming coming from walls and corridors.

I agree for some condos the pros can get diluted. Definitely need to do your homework on the condo before making an offer. However not all condos have an above neighbor.
u dont never wanna buy a damn condos here in San Francisco and if u do u gonna live to regret it trust me on this
