Crime is everywhere. People live everywhere. The highest priced housing in America is SF and they have crime. Also NY has crime and average rent is $5000/month.

@@eliot5220 crime is measure different because those places have more people. Kansas City is known as one of the least populated cities, but the crime is high. Which means crime is more likely to happen to you in Kansas City than New York City.

I'm trying to live in the cheapest areas.

Every one of these cities has high crime rates. When people are shot week after week on the block buyers back off. Hence the reduced and low prices.

Everyone is not shot every week I’m from Detroit grew up in a nice area on the west side never been shot at robbed , or had my vehicle stolen , etc , also hung out many times in Chicago Illinois and parts of Indianapolis never had any issues I think most of it if you go looking for trouble you’ll find it stay out the way and don’t act to flashy you’ll be ok ✅

@@GHO5tMod3 I’d prefer to just live life as I usually do and not worry about thieves rapists thugs and killers. My city is 70% no go to me due to gang teens and gangs in general. I don’t go in the city. I moved outside of it. As did many and many more are now. Zero 150k homes where I moved. Lots in the city. Cops where I live have zero tolerance for criminals. They know it and stay away.

The problem with these listings is always the crime rate. Your analysis is focusing entirely on the big picture looking at the entire city, but real estate is local, neighborhood by neighborhood, street by street, subdivision by subdivision and even block by block.

I bought property in Nashville for 243K - the rent is 1900/month. And every tenant that applies has a low credit score. I bought two years ago and have had 2 tenants with only 3 months without a tenant. However, my next buy in Nashville for rental property will be with property more expensive so I get more quality tenants applying.

Thanks for the sub! I think it depends on what the retirees are looking for from a lifestyle perspective, cost of living, cost of healthcare, weather, proximity to family etc. So they may or may not be.

How are you doing street and neighborhood level research on these properties? Finding property managers? Got any tools and websites for putting together a team in these cities? How did you do it in Dayton? Hopefully you can drill down to lower levels than the city in upcoming videos. Thx!

Dayton metropolitan area is becoming pricey especially the suburbs of englewood and Kettering it’s beautiful there to raise a family but if you’re young with no kids it gets boring Dayton is segregated in a lot of places as far as living I’ve lived there for seven years went to college out there from Detroit Michigan Cleveland is a lot cheaper more Hispanic and black population beauty metropolitan parks but Dayton metro area is a little better in my opinion than Cleveland

The light always outshines the darkness. If enough people of a positive vibration move to an area they can literally nullify the negative vibration until it ceases to exist. Some call this gentrification which imposes a racial aspect, however, if enough black people in the middle and upper classes move to such an area, they can also “gentrify” the negativity from a place as well. It takes brave souls, not a certain skin color. ✨

@diabetes1.564 California and NYC are not governed well by the politicians and instead of residents realizing that they made a mistake and trying to fix things, they are running to cheaper, lower tax areas without changing their habits. They then focus on changing their new areas into their old areas and then they have to move again. They wonder why people are not happy to see them when they drive up home prices. They never stop and look in the mirror and admit to the damage they’re doing. I partially blame Hollywood for spreading that ego to regular people. They believe that every place except California and NYC is country, slow, racist, etc. Look at Bali, parts of Mexico, Oregon, Austin, Atlanta and other areas that were just fine before the influxes of people.

@@blackrealestatedialogue Question why would you want to? 3 words dictate investment return. Location location location. Not paint, kitchens, baths etc. it’s not what it is, it’s where it is. No sense committing to a 1300 payment in an area the seller is determined to get of even it means a lower price when you only get 1400 rent, if your lucky and the tenant doesn’t crash that little roi with problems. Or you get no tenants of merit at all due to the high crime address.

The problem is when buying in the midwest... All of those houses that look nice inside are flips. They may look good, but when you get into what's behind the walls, It's a whole different story. I just was up in Indiana, helping my friend Buy a house up there and that's what we ran into. If it was affordable, it was a flip and there were problems with it.... Some were serious problems. They were in neighborhoods with terrible schools. Anything that was in good condition that you would want to buy. Was about two hundred and fifty thousand or more.

Interesting how did you land on that rent rate for the Indianapolis property? I was looking at the house two doors down when it was on the market a few years ago (2421 Indianapolis, IN) It was a poorly done rehab, pictures look nice but in person it was bad, I live here. The property is right next to a school. Former wholesaler who has worked with the landlords in the market, I must say that is a very high estimate rent rate for that property. I think you would be looking $800 to $950 if you’re lucky.

What's a gazella? Just buy REITs now. Get 5-10% annually. No crappy tenants, just monthly or quarterly dividend checks. They are still relatively cheap right now too. Also, places are cheap and expensive for a reason.

All these cities have crime. Large and small. People need a place to live bottom line. Cali and NYC have high crime and you pay millions. If people can live there for millions they can pay way less for the same crime and a better quality for other things in a smaller city

I have some experience with South Bend and also Indianapolis. Indiana, those homes are way overpriced. I bought a home in those areas for under 10000 each. I bought an awesome historical home for $4000..A few years back and before the pandemic, homes and those areas were selling for about $20,000 so to list them now. 490000 or 100,000 their way over price.. These homes are usually very well built.Indeed, a moderate renovation to mild renovation.They're all solid hard woods and trims.And plaster but investors pull all that out and put in fake plastic floors and trim and room the quality of the home. That's the area's are taking slow to turn around.Even though there's a lot of development, there still is a lot of high crime.Slum lords and drug houses in the area.And that's why the price still lower than the rest of the country but I still way overprised for the area in this market. Also most of these areas there really are not that many quality jobs. It will turn around.It's just taking londear because it is horrible economy with inflation and interest rates. Also a lot of these areas have section eight homes or rentals and the people and they're usually just trash the properties which I am a witness to in my area. So it's not a good idea if you are an investor to buy any of these homes from out of state because you cannot keep a close eye on them

@pnutt2532 Extremely high property taxes in Cleveland Heights. If you’re not familiar with Cleveland, I don’t recommend you invest there as an absentee, novice investor. You will get stuck with a property without knowing what you’re getting into.

@blackrealestatedialogue that area of deep South St. Louis has some hipster gentrification going on, but it's also got a major fentanyl problem. $200k and up in the city for sure. $300k if you wanna feel safe. The suburbs $200k up will suffice.

@blackrealestatedialogue Absolutely, I'd say 10 years ago you could definitely find a steal in the city for about $100k, but St. Louis is starting the gentrification trend that the coast had decades ago. I'd imagine by the end of the decade St. Louis will no longer be affordable in desirable areas. Homes that coast $80k before the pandemic are easily $300k.

Best state to invest in is Ohio. The best cities: Miamisburg, Centerville, Kettering, Oakwood, Beavercreek. The counties are Montgomery, Green, and Warren. Why ? Ohio has jobs. Most cities are diverse in cultures. Lots of different restaurants such as Asian, African, European, Spanish, Middle Eastern, Indian, and American. Just look at how many Walmarts and McDonald’s in the areas. Lots of malls ( Liberty, Cincinnati premiere outlet, Dayton mall, The Green).

There are some of developments around downtown, but as far as like if you were looking for entertainment, you have the Oregon district or you have the Dayton mall or you have the Cincinnati outlets if you want something as far as other entertainment, there is a lot of breweries in Dayton, as far as the scenes of living like it’s a good place if you were looking to retire or start a family, but for the most part, there is really nothing to do

In the video I did mention that I found plenty of properties within a certain price range. So folks should do their own due diligence on the specific neighborhoods. That's an important part of the process. The home I used was just an example and I wasn't saying folks should buy that specific property. I'm sure there are other homes within the price range in decent areas. As for the rent, I looked at what the rents were for other homes in the zip code. Hope this helps. thanks for sharing!

If advertised the properties will no longer cost 100k but more like 700k due to demand. Economics 101. Folks need to build, and or purchase duplexes.

Nobody don't want to be a sucker and live in an area that's full of crap like crime and so forth what happened in the 60s that means the bus services okay and so forth when when they lived in the seventies and eighties that's when all hell broke loose as of right now public transportation is a must going through the in the areas to downtown and so forth because as of right now I am not going to pick an area that you going to live in and your bus service don't run right from 7:00 they cut down from 7 days a week to to 6 days a week that sucks 5 days a week some people say I'm getting the heck out of the midwestern City specialty in Indiana Indianapolis you got Industries like Indianapolis like Allison Transmission Eli Lilly Ford Motor Company you got other Industries in the area like in the light the commercial food Industries I said Meat Packing in the streets and distribution centers in trucking and trucking and so forth

I have a really nice 2300 sq ft home with 2 car attached garage and 2 car unattached. Custom built on just shy 1 acre. Its in a small rural area with Amish community, but only 15 minutes to a hospital and stores. Nice quiet area. Its located in southern Ohio close to Ohio River. The home is all brick. Will sale for 450,000.

every city has good and bad areas. And in all of these cities listed as well as all over the USA, folks are making money in real estate. In good areas and "bad" areas. All depends on the individual's strategy. thanks for commenting!

Those areas are in horrible neighborhoods extreme High poverty extreme high crime definitely break-ins don't do it

Very important to look at the individual areas. My goal was to show folks there are more affordable places. The next level of research is getting on the ground and scouting out the neighborhoods themselves and choosing the best one possible. Thanks for the comment!

I stay in GA but areas for that price is not going to be in good areas…the point is the cash flow and the rent you get for the price…I have plenty properties in bad areas making me a lot of $

There is always someone that will buy. Look is what happening in these cities with gentrification. Criminals and the poor will get pushed out eventually.

All three of these cities are trash and crime is off the charts. I wouldnt want to buy, rent, or live there!!!

In some of these cities most jobs don’t pay crazy money that’s part of why the rent is what it is, finding good tenants is all about proper screening
