    I lived in Lumpiniville 77 in On nut about 1km from BTS or 20thb and few minutes with motorbike taxi. not as modern but well managed condo. Pool,Gym, barber, 7/11 and restaurants downstairs and we had 66 sqm 2 bedroom apartment for 18 000 thb.Studios and one bedrooms would go for 12-15 000 thb I think. They also have Lumpini apartments behind the same gate for even cheaper rent, , but you cannot use pool/gym for free. More you go further from BTS cheaper the rent gets. Little tip for anyone looking to rent. Make sure you get government rate for electricity. at the moment 3.6 thb/unit which you can pay in 7/11. Many places are asking more which they are not supposed to do.

    Great content. I lived in Bangkok 15 years ago and the transformation and growth of this country has been remarkable. The Thai people seem to be much better off than they used to be which is great to see. It’s so much more expensive than it used to be which is a little sad for people who experienced the old Thailand but better for the Thai people......and no doubt you’re related to Jack Black.

    When this video ended,. I was sad for a moment. My thoughts were: Ohh no... now I have to wait 3 more days to see all the condos... But you... you are the real MVP... you give them all to us. You're doing a great job. Especially because you show us so much about BKK. I was in BKK about 6-7 times in different setups. With my wife,... my friends... my family... and every time it was amazing and I discovered more. Especially the fancy restaurants of BKK are amazing. Maybe... just maybe you can show them if you want. I also understand if you don't do it... cause they can be quite expensive :) Here is a list. - Sühring - Le Du - Gaa - Gaggan - Sorn - Paste Bangkok - Bo.Lan - 80/20 If you wont make any videos,.. see it as a recommendation for a date with your wife :) Personally I can recommend: Sühring, Gaggan and Bo.Lan.

    You definitely pay for location. Move a little ways out from central BKK, but still next to BTS or MRT and the prices go down considerably. Be careful when entering into a one year contract, because landlords are known for upping the rent at the end of the lease. If you know you'll be staying longer, lock in the rent with a longer lease. Also, make sure the quoted rent includes condo fees. With some it does, and others it doesn't. Avoid units that do not have a frost free refrigerator, like this one. Make sure to select a unit that does not face the morning or afternoon sun, if you want to keep your electric costs down. Rates are negotiable, but be mindful the agent's commission is equal to one month's rent, so don't be surprised if you're shown places with the highest rates first. Ask for an inventory of all items that are included. This will be important when you move out. Deposits are typically 2 months rent and it can take a month or more to get it back, after moving out. Make sure to ask who pays for maintenance, including A/C and appliances.

    Great info David, thank you. The one thing about locking in rent for a longer lease, my only concern would be if you're stuck with bad neighbors (noisy, etc.).

  • @davidwill1320

    @davidwill1320

    @@kobzster06 Yes...I agree. All one losses is their deposit, which is no small chunk of change, but you won't have any other financial obligations for breaking a standard lease.

    KZread suggested this video/channel for me (although I don't know why). The condos look nice and cheap, but I can't just jump up and move to Bangkok. The year-round hot/humid weather just doesn't agree with me. :( I've never been there, but I just looked up weather averages. The amount of rain, along with the high temperatures during much of the year is a sauna. I would perish. Anyway, for price comparison sake, my monthly home costs in my part of the world (in California) is cheaper than Bangkok. The reason for that is my mortgage is paid in full, so it's basically property taxes, maintenance and utilities. I'll stick with my part of the world for now. Good videos.

    @Mason Washington Close to the side of north las vegas. My place is now close to 20 years old now. It was close to brand new when I got it. I home flipper when bankrupt and the bank toke it over and I got it from them. There were tons of property like mine all over vegas at the time in 2016. A supervisor that I worked with in calfornia came to visit me and like my place so much. That he bought a condo in my community and now rents it out.

    The main problem with condos in BKK is the lack of closet space. I've walked in and out of a tour like this in under 20 seconds, a few times, when I realized right away that there was literally no closet, or a useless tiny one. I'd say, to avoid wasting time, ask beforehand how many closets a unit has, and how big each one is.

    Yes, more videos like this on a little more expensive units. Maybe include a rough cost on electric, water, inter net & how long a lease you must sign. Just waiting for the government to come up with a visa system that works so we can get back to Chiang Mai. Until then, your videos keep us going.
