Great video. My husband and I just closed on our condo. We did receive condo docs when we entered into contract. Like the financials, inspection report and minutes from their meetings. When we first did a tour of the condo, we saw a lady out watering her grass and we of course went to ask her so questions about the condo and the community. So far, so good Hoping it stays this way but we don’t plan to stay here for long anyway. It’s really a starter home for us😊, our condo fees are $300/month (we have a pool)

One of the best videos on the subject. You hit all the points on what to look out for when buying into a condo. I was unaware that special assessments were negotiable at the time of sale. As you said, getting the most meeting minutes possible is one of the most important things to look at to ensure that the condo, and it’s governance, are operating well. If the reserve fund study is out of date then it likely isn’t accurately estimating upcoming repair costs, if it identified it at all. Reading the minutes gives an up to date view on the major and minor issues the condo is dealing with. Also, google search everything including the condo, property manager, the developer, board, and current or past legal cases against the condo, or worse against the developer if there are potential issues with the building (wherever your located it may be easier or harder to find that info).

Before I even watch, I know one of them is going to be HOA/community fees.... Condos may seem like a good deal, but when you add in the HOA fees (for some), it would be cheaper to purchase a house and pay for lawn service. And even if you do find one that has reasonable fees, that may be the case now but what about 10 years from now?

Thanks for watching, you would have to get the real estate agent to look at past appreciation - which 2020-2022 were outliers, during the pandemic home values went up 20% each year in some areas. Also, look at what is coming to the area, supply, etc. They will not know for sure but they can help you gather the data.

Its so funny I ran across this video. I actually live in south Florida and I am in the market to purchase a home. I canceled two contracts after finding out that both properties HOA were hitting the homeowners with assessments in the amount of 450 for 240 months to cover community repairs. Many of the current owners in the communities are now trying to sale (and selling at great prices); however, the reason they are selling so low is because of the assessment that they are now being hit with and dont want to be pay.

You speak so well and have so much knowledge and experience when it comes to buying a condo. I recently bought a condo in Oklahoma and my HOA is 238 a month for a one bedroom. It’s on the higher end for comparable condos in the area, but still feel like it’s reasonable. I pay 239 a month for my fees for my co-op that I bought back in 2016. There have been three increases since I purchased the unit. Overall, I’m very happy with both purchases, with one being a co-op and one being a condo.

Where do you live in oklahoma? You may be better off purchasing a condo in oklahoma since rent prices are very high now throughout most major Oklahoma cities. Don't forget to factor in the HOA payment into your monthly expenses. Most will charge anywhere between 200-450 a month in HOA fees for a 2-3 bedroom.

Yeah, I'll never forget my professor said that her association chose new windows that would cost each owner $30,000. These high rises have some pretty high assessments overall tho.

So we put an offer on a condo and after visiting another 2 times, I found some things in the complex not in working condition as well as cosmetic issues. I’m concerned the building (with 10 units) is not being cared for as well as it should. It’s a larger condo with a higher fee and no amenities. The listing agent mentioned the reserves being low but when the present seller moved in they got involved and helped to increase the reserves as well as find a new management company. I’m a little on the fence about this purchase because of the building issues.

Be cautious, ask to see current financials before moving foward. Since there are only 10 units if there are large repairs that need to be made it could be expensive since it would only be split 10 ways.

I live in Ohio. When I was looking for a house a couple of years ago, I saw many condos that took a very long time to sell. Reason? HOA fees. The highest one I saw was $420.00 a month, and there was nothing spectacular about the amenities.You have to consider that this is a cost that will increase over time. For me, it's cheaper to do my own maintenance, lawn care, and shovel my own snow.

I totally agree, Hoa is an ongoing, never ending expense, condos and townhouses might be cheaper but Hoa is where they get you, I been a home owner for years and I pay a service to do my lawn in the winter I suspend the service or I could take care of it myself

I grew up in Co-op City in the Bronx😊 and I think it is similar but you have a lot less control over your property since you don't own your unit. But I do not know all the co-op rules, so seek a NYC agent that is well versed in Co-ops. @nazikiwe8259 Thank you for watching

I live in Canada, do you think it's important to have an inspector come in? I've heard that sellers aren't accepting offers if they have any conditions. Not sure what to do as I would really want to have a home inspection to have a peace of mind, do you consider this as a red flag if someone is refusing an offer based on having this condition?

You can ask the seller for that documentation from the HOA board. Another option is to contact your local municipal building department and ask to speak with an inspector. You should provide the inspector with the address of the building. Thanks for watching!

Yep. Your update is very important! Our Milwaukee condo Association Spring Terrace Condos of 88 1,000 sq. Ft condo is also now at risk due to lax management and board not well versed about management. They are busy family and jobs so many condo boards rekey on the management team. Should be reversed . Condo Boards are the boss ! Our condo complex is at risk . No condo board or management visibility, accessibility, lots of neglected maintenance. Roofs , balconies , metal car ports . 2018 debt was $40,000.00 today it is $190,000.00 . 25 condo owners signed a proxy for new board owners and new management company. It was ignored . All government agencies said it is a civil suit matter . We got an attorney and one year of request for records and financials with no response . The attorneys said it will be a approximately a 2 year fight and lots of cost . Anyway we could become what our condo association was for the last 50 years . The last 5 years was the debt and assessments. Basically we are looking to do our research and go virtual sharing the struggle of a Milwaukee community of 88 condos to fail and cancel the concept of accessibility to affordable housing , sustainability and opportunities to achieve wealth and investments ! Yep Appreciate your ideas . Spring Terrace Condos will be soon hosting a open session of ideas how to attain a functional supportive co do board and management company . We are reviewing approaching the local tv stations to share our story in the community to gain knowledge how we became prisoners by a no response board and no response management company . Dysfunctional management who we pay services and receive limited maintenance. 4 years of communication on our part by condo owners but not allowed to vote a new board nor new management? Wow . Buying a condo is a great option. I myself own a condo. Due to my busy schedule working in a hospital, I never need no worry about shoveling (I live in the northeast)
I live in apartment but planning on buying a condo. In my apartment building I can hear the person that lives above me and on the sides of me and it’s noisy. I’m being told that there are some apartment buildings that were turned into condos and to beware because they are also noisy. How can I find out if the building was built to be condos and not an apartment building I don’t want to experience the noise and smell marijuana in a condo and I don’t want to live in a condo that is leased out to renters.

I recently went to see a condo in the south suburbs of illinois and it looks like crap. Parking lot has a lot of pot holes roof falling apart hallway smells like urine among other things. HOA is $300 monthly HOA is a no no all thy do is keep your money 🤷🏽♀️

If your agent doesn't ask, advocate for yourself. County building inspectors should have this information on file .
I just purchase a townhouse two months ago. I pay $250 a month for my hoa fees. I feel its worth it for now as I would spend more on maintenance for a single family home in terms of lawn care and outside maintenance. I will be watching as time goes on as the places are brand new. I am hoping I get a seat on their board in their future.

In most Condo/Town homes, the $250 is the fee for the landscaping of common areas, street lights, gen. maintenance, not repairs , you still must pay for repairs of your unit/townhouse, water heater, pipe bursting, roof leaking, shrubs/grass in your immediate front of your (townhome), electrical problems, rodents/squirrels, ask me how I know, you're better off getting a house with out an HOA and their ridiculous fees that will only go up every year!@@BrewReview

Are buyers allowed to ask for the covenants and bylaws(or something similar to this) for an HOA when purchasing a single family house?

Yes you can. If they are not provided upfront, when you put in an offer make sure your agent puts that you want the convenants and bylaws within 24 hours. Also I have an HOA tips video... you should check that out. Thanks for watching.
Did not finish watching but this video came at a very interesting time. I live in Brooklyn and I own a condo which we are trying to sell. We decided to buy condo because in NY it is just more affordable. The monthly maintenance fees are expensive and we have no amenities only a wash room. We are currently struggling to close in the sale because the condo questionnaire was not filled out correctly. I enjoyed living here but we have 2 kids now and need to move to bigger house. Unfortunately, we found out that a lot of people haven't been paying the condo maintenance fees so I think the financials might not be good. Some people own and some people rent in the building. I have a neighbor who rents been their over 30 years and paYs only $400. While a lot of owners absorb the extra cost because our monthly maintenance is more than $400.
highly appreciated but usually in normal people and normal life, 99 percent people don't even know what are those documents and whom to ask, even if you asked, management will not provide unless your offer is accepted, it never goes and corporate by condo management for sure, rather then that they gonna deny you just being a asking too much questions and documents to prove their status.

You will typcially have to get these from the seller. Before you make an offer you can ask for them to send to you, or if you put in the offer you can include for them to give you a copy within 24 hours of offer acceptance.

Hi Shaheedah, I have one more question. What are your thoughts on waiving home inspections on a condo? My realtor suggested this and along with buying the condo "As Is" to give me an advantage with my offfer being accepted. She recommended this option only for condos that are newly renovated or don't appear to have issues.

I don't like the idea of ever waiving inspections. Condos in my area ae a little less competitive than single family homes so you usually have time to add a due diligence for inspections. I would try to see if there is a home that you are really interested in and it is competitive if you can find an inspector that will do what they call a "walk & talk" inspection, basically so the inspection during a showing to see if you have any major issues in the unit. But I never waive inspections for my first time buyers, you never know if there can be an issue - Just do a really short due diligence like 2-3 days to get your inspections done.

@@ShaheedahHill Thank you so much for confirming. I must admit that I was surprised that my realtor suggested this. She did recommend that I still get an inspection for informational purposes but I will plan to not waive the inspection at all. This whole time Ive been working with her, I thought she had my best interest up until she suggested this risky recommendation. Now it has me questioning her motives.

@@Tash_Naz My Realtor suggested the same thing for an offer I just got accepted on my townhouse condo. Her justification was that because I have FHA financing; the property has to pass a certain level of inspection anyway--meaning FHA won't close my loan if the property has anything major going on with it. So based on that and the fact that the property is immaculate (though looks can be deceiving); I went ahead and waived my inspection. In my area condos are just as competitive as single family homes with properties receiving an avg. 15-20 offers and only being on the market for a few days if that. So given that FHA is already not on top of the financing hierarchy; I felt that I needed to do something to get ahead of the others. I made a similar offer for my other top choice, and that offer wasn't even considered.

If a realtor suggest waving an inspection for any home .. wait out your contract time and move on to a different realtor. I just had an inspection for a condo and major structural issues where found. Trust me when I tell you I would have never noticed the touch up job on the walls and ceiling. When i walked through the home appeared move in ready. I was so excited and now I'm starting over. Thank God i got the inspection. Plus the condo right next to the one i was purchasing was just purchased back in January. So i thought forsure my unit wouldn't have any foundation problems.. but it did and I'm glad i found out and am able to walk away. After reaching out to the HOA they informed me that they aren't responsible for the foundation and that there were no other complaints by other owners. Smh BS.. please get an inspection and don't allow anyone to talk you out of it.

I bought both of my condos without doing any inspections. I don't recommend this route, but my offers were accepted and I didn't have too many issues. The only thing i had to replace was a water heater. Even if I paid for an inspection, i still would've bought the unit.

Yes, good topic. But until I do - the major difference is that condo owners only own the inside of their unit and none of the common areas or the land(those areas are shared with the other owners). With townhomes you typically own the land your townhouse is on and the outside of the home - roof, exterior. The tricky part is that some Townhomes are condos, so be very careful. You want a fee simple townhome - Fee simple means the home and the land are owned outright. But video...coming soon 😊

HOA fees are a no go for me. I don't wanna pay hundreds of dollars extra in fees for a gym, pool or nice lobby I will never use.

You will likely have to go through the seller. Most condo associations are not required to communicate with non-owners.
