    I went to someone's custom home once and they hate putting up Christmas trees SO much that they built a 'Christmas tree closet'. They decorated the tree, covered it with a sheet and store it in the closet year round and just pull it in and out. I thought that was hilarious but I love it.

    Im a Low Voltage contractor in Georgia. Id say dont forget to wire or conduit/pipe for systems you may want in the future like running wires to gates or entry systems, TV, internet distribution, whole house audio, Wifi antennas, general system control points like touchscreens or iPads, motorized shades and drapes, wire for special lighting, home theater systems, central vacuum piping, security system sensors, cameras, etc. Also consider having EV charging outlets installed in the garage(s) and having a place to house equipment for solar energy conversion/storage and make the roof able to support solar panels that weigh about 40-60lbs each. Also consider a conduit/smurf pipe from the main outside entry point to the main inside headend for internet services from any current or future provider, and a pipe from attic to the headend. Starlink internet service preparation is advisable by doing a 2" conduit or 2" pre-pipe to the headend from a suitable place near where the Starlink antenna will reside.

    Versatile spaces- i had this thought connected to a few of your points. By planning areas that can fill many functions you can often get more of what you want without as much expense. For example- a small room next to a master bedroom could be used as large walk in closet, a nursery, an office, an exercise room, a craft room, etc. And my friends moved into their nice but modest house with 4 young kids right after they finished school. They had 2 more kids and as he was earning more they were thinking to add on or even move because they had several things they wanted. By adding a large multi purpose room they were able to get a library, home theater, event space for parties and gatherings which would have been harder and expensive if they tried to build rooms designated for each function.

    I want a house with two master suites. One on each end of house Living/kitchen dining in the middle. Greenhouse to really live in. Double car garage. That’s it.

    having lived with a trash compactor it is one appliance I would have to have in my new house. Amazing how many would rather take out the trash daily rather than once a week

    Re: too unique- there is a practical reason why architects and other designing experts design things that become pretty standard. I've seen several custom homes where people who have little to no experience but lots of ideas try to buck the norm, and end up with really impractical designs. The first thing that comes to mind is a house where they wanted wall mounted toilets, and the owner was quite tall and thought "I'll set the toilet up higher" and it is awkward for everyone now to sit on the toilets with their legs dangling in the air, even tall people. And another house where they wanted wide stairs and hallways- instead of adding a few inches or a foot they basically doubled the standard size, and it was really impractical and felt unnatural. It created a lot of unused, unnecessary space that made the house feel uncomfortable and not like a home. I guess my two basic points are: standards are standard for a reason. If you vary from them, do so carefully. And form follows function. Yes it's nice to have things that look cool, but if the look interferes with practical function, reconsider the look.

    How many builders should you interview? Is there a list somewhere of major questions to ask them other that the ones I have so I will get as much information as possible?

    Too custom of a home having a hard time to sell, take Michael Jordan's Chicago mansion for example. He considerably dropped the price multiple times and people just don't care for his logo and 23 everywhere.
